Applying for a property

    Application Form

    When you apply for a tenancy at your chosen property we will take up credit checks and references, on behalf of our client, the Landlord, on ALL potential tenants over the age of 18. To enable us to take references we require you to complete an application form which you can complete in our office or we can email to you to complete and return to our office.

    Application Fee

    When you submit your application you must pay an application fee. The payment of the application fee indicates your intensions to proceed with renting your chosen property. This amount will be held against our expenses in processing your application. This payment does not obligate our client, the Landlord; to let the property you have chosen or any other property to you and it does not commit the Landlord to granting a tenancy or form of offer of a tenancy.

    Should your application be unsuccessful because you or any proposed joint tenant/s change your or their mind/s and withdraw, or because we or the Landlord deem your references are unsatisfactory, then no money will be refunded to you. However, if the Landlord decides not to proceed for any other reason then we will return your money in full. In the event of money being returned all refunds will be made by company cheque only.

    The application fee can be paid by debit card, credit card or bankers draft. Should you wish to use a credit card there will be an additional charge of 2% to cover bank charges. Please note we do not have the facilities to accept cash.

    Application Documents

    When you submit your application form you must also provide the following documents:

    Photographic ID - either your passport or driving licence

    Proof of Address - either a utility bill, council tax bill, mobile phone bill (no older than 3 months) or driving licence in your name at your current address. If one of these is not possible we require a signed and dated letter from your employer¿s human resources department or finance director showing your name and position within the company or a copy of your current tenancy agreement

    Proof of Income - your last 3 months wage slips or a confirmation letter from your accountant showing proof of drawings

    Sample Tenancy Agreement
    When you apply for the property you have chosen you will be supplied with a sample Tenancy Agreement which we advise you to read carefully, and if required seek independent legal advice.

    What happens next?
    Once your references have been received and accepted by our client, the Landlord, we will contact you to agree a date for the commencement of your tenancy. It is essential that you sign the Tenancy Agreement and pay the tenancy deposit, first months rent and tenancy set up fee in advance of the commencement of your tenancy. The tenancy deposit is usually a sum the equivalent of one months rent plus one hundred pounds. This money can be paid by debit card, credit card or bankers draft. Should you wish to use a credit card there will be an additional charge of 2% to cover bank charges. Please note we do not have the facilities to accept cash.

    Aidan Reed, Senior Partner
    Aidan left Nottingham Trent University in 1984 and joined John German qualifying in 1989 and being made a partner with John German in the same year. Aidan is very well known in the town having practiced consistently as an Estate Agent/Chartered Surveyor for well over 25 years, his experience unrivalled by any other Estate Agent. Aidan has a wealth of knowledge and experience dealing with all aspects of residential property matters as well as New Homes, Planning and Development. Aidan has also trained as an Auctioneer and hopes that in future this could be an alternative way to selling your property. Aidan has been a resident in the town for almost all of his working life and is very active within the local community. Aidan is also a landlord.

    James Etty, Managing Partner
    James graduated from Newcastle University in 1996 and began work in the lettings industry in 1999. Prior to joining AJR James established the lettings division for the Harrison Murray Group in Leicester. James founded the lettings division for AJR in 2006 and has lived in Leicestershire for a number of years. James has been a qualified member of ARLA since 1999 and has immense experience and knowledge of the industry. James is a landlord himself so understands the needs and issues that arise from being a landlord.

    Andrew Huntley, Head of Lettings
    Andrew joined AJR in early 2014 and is now responsible for the running of the AJR Lettings business which is now reached 650 managed properties. Andrew has extensive knowledge of the Lettings industry and the legislation that surrounds the industry. Andrew's role is largely office based so is available for any Landlords, whether a current client or not, who would like to call in for an informal chat.

    Steph is a landlord herself and joined AJR in 2009 to provide a sales focus to the team having been with IMS in Derby for 4 years, one of Derby's leading lettings businesses. Steph provides a very pro-active approach to ever improving the quality and speed of lettings. Steph lives locally and has an excellent knowledge of the property market in the East Midlands area.

    Clare Baum, Senior Property Manager
    Clare has worked in the lettings industry since 1994 and has been a landlord herself for several years. Clare originally worked for Halifax Property Services in Leicester working her way up to Lettings Manager. She then joined John German in Loughborough in 2000 working for John German Drovers as their Office Manager. In 2005 Clare ran her own Inventory Company preparing inventories for a number of local Letting Agents and whilst this was very successful Clare missed the buzz of the working environment and therefore was attracted to a position at AJR and joined us in 2007 as a Property Manager. Clare is also a member of the Association of Professional Inventory Providers.
