    Having been in the lettings business for over 18 years. We're Landlords ourselves and have a good idea of what it is people are looking for, and it would be fair to say we are pretty good at it.

    Our Lettings Department is run by a fully committed and happy team. We use the latest technology to streamline our processes - all aimed at providing an efficient service that delivers every time.

    Bespoke Landlord Services?
    Our bespoke service is perfect for self managing Landlords who may just require help with one thing or another. For example... maybe you live a long way from your property and just want us to do an interim inspection, or check if the tenant has abandoned your property. Maybe you're having problems getting your rent in?
    We could go and visit your property, speak to your tenant to see if a solution can be reached. Usually we will get your rental payments back on track, but if this fails we can evict them for you?

    Rent - to - Buy
    Imagine.... selling your property for the FULL market price AND getting rental income too?

    The Rent-to-Buy
    sector is a specialist area and requires an in-depth knowledge of how these contracts work and need to be set up correctly if they are to be successful for all parties.

    This is an area we have been working in for many years and we have a brilliant legal department that can draft up fair and bespoke contracts to suit both landlord/vendor and buyer, to create win-wins all round.

    Another way to look at Rent-to-Buy is this:
    Instead of someone just renting your property, what they are actually doing is renting it and buying it at the same time.

    So you've seen a house you like. What next?
    So what next?
    Well, the process is quite simple.
    Firstly, please check that you meet the criteria to rent one of our properties.

    • All prospective tenants will need Good References and be able to provide a Home Owner Guarantor.
    • You will need to be able to prove a household income of at least 30 times the monthly rent. For example, if the rent is £500 pcm, you will need to have at least 30 x £500 (which is £15,000) a year coming in.
    • Prior to moving into one of our properties you will need to be able to pay 1 month's rent AND a Bond/Deposit. The deposit will normally be equal to a months rent.
    • All prospective tenants will be required to complete an application form and submit this with supporting documentation including Proof of ID, together with the holding fee (approx 1 week's rent) to our office for processing. 
    • The application process normally takes 3-4 working days, after which we will contact you to discuss moving in dates.

    Looking After You  - 24hr Tenant Support Line
    We understand that at times there can be problems, and when there is WE want it sorting as much as YOU do, and quick!

    As I'm writing this - it's a nice (but cold) Sunday morning in December. It's 9.05 and our 24hr Tenant Support Line has just received a call from someone who's boiler has stopped working.
    The problem appears to be something we can't sort out over the phone, so we sent one of our Gas Safe Engineers out who arrived within the hour!!
    Not even the likes of British Gas can offer this kind of service? (See our Testimonials page for full details).

    Now I'm not saying it's always like this, but it's a good example of how we like to get things sorted as soon as possible.

      Our top 10 tips to help sell your home
      Kerb appeal: They say you can only make one "first impression," and people usually form their first impression within 30 seconds. The front of your house is a good place to spend a little extra time and money. Plant flowers, trim bushes, weed, pick up leaves, repaint your front door, replace tarnished house numbers or a dented mailbox, get a brand-new neutral doormat, park your old car somewhere else.

      Clean: Your home must sparkle! Spring Clean your house from top to bottom before putting on the market. Make sure your windows are clean inside and out too.

      Fix:
      Got a dripping tap or a cracked tile? These will send the wrong message to potential buyers. Getting all problems fixed before you put your house on the market is a smart idea.

      Eliminate Clutter:
      This may be the hardest rule of all! We love our clutter - it reflects our memories, hobbies, and values. But it doesn't sell homes! Clutter makes homes seem smaller and disorganized. (Have you ever noticed that the really expensive stores seem to have an expansive, clutter-free layout, while "cheap" stores are often a jumble of merchandise?) Even the ancient practice of Feng Shui has, as a central focus, the elimination of clutter.

      Neutralise:
      Neutral colours sell. It's a fact. Try to convey an image of quality and neutrality. Potential buyers walking through your home want to imagine themselves as the owners. If you use styles or colours they would never select, you've just turned them off. Stay high-quality, but neutral is safest.

      De-personalize: Remove objects that your potential buyers won't be able to identify with. For example, political and religious items may turn off whole groups of buyers, because they cannot "imagine" your home as their home. Buying a home is an emotional decision, and you want potential buyers to make an emotional connection with your home by being able to "see" themselves in it.

      Pets: Always keep your pets under control. Try confining them to a specific area. Although you may love your pets, they can be off-putting to other people, and smells can be offensive, so make sure there are no lingering odours in furniture or flooring, and if there is, get them cleaned before you sell. Litter trays should be removed before viewings.

      Define each area: Buyers need to know what each room is for, so that they can decide where they will place their own items. Sell the lifestyle and you'll sell your house.

      Accessories:
      By using the right accessories, you can enhance your rooms and create a feeling of unity by using harmonious colours. Use mirrors to reflect light and space, and use plants and fresh flowers to bring life to rooms and add a natural fragrance.

      Fresh smells:
      Try and keep windows vented where ever possible. Wherever possible try and avoid cooking food with strong odours before viewings. Use lightly scented air fresheners if windows cannot be left open. Remember bad odours can be off putting to potential purchasers.

          It may be hard to believe but one agent had Kim Tinsley's home in Hawkshaw Avenue, Darwen month after month and year after year and despite numerous drops in price - her agent just couldn't get it sold. Kim was keen to move to make herself mortgage free - she asked ALE to help - they took it on and - its a fact it was sold with a few days!

          My home had been up for sale for such a long time with another local agent. I felt as I had taken him on I should go with it and of course sometimes these things just are not easy. We kept dropping the price and nothing happened - and I become so frustrated.

          I noticed ALE's new office in the town and how much more pro-active they were with extra web sites and media coverage and so on - so I decided to talk to them. Well I was delighted.           ALE was right for the Wrights - for sure. David and Cathryn Wright had tried to sell their home a while ago, but it didn't sell and so they took it off the market. They tried again a year or so later and they are on the move to their new home soon with their former home in Laneshaw Close well and truly sold, thanks to ALE.

          We had used a couple of agents in the past and to be fair but they really did not impress me at all so when we decided to sell again, we checked out a number of agents once more and this time included Ainsworth Lord Estates and they were far and away the best when compared to the others.

          When they came to see us, they seemed genuinely interested and understanding about ourselves and our property and they weren't salesy like others we saw. I just felt comfortable with their attitude. The property was marketed very well and we got a good number of viewings pretty quickly.

          Also the thing was that the people ALE sent to see the property were made fully aware about it. This property does have a small kitchen and quite often in the past with other agents they sent people round who were obviously unsuitable and hadn't been told the situation with the kitchen. So we spent all the time getting the place smart and then when the people came round they said they wanted a kitchen diner - so the whole effort was wasted. ALE made sure the people were the right people and knew all the features of the house. The service was professional and excellent and so we have got the property sold at last. ALE got us the full asking price too, which was important of course for our next move and they achieved what other agents couldn't. We have sold the property thanks to ALE - they did a good professional job and we were very pleased.
