Amanda Ayshford Estate Agents have been established since January 2021, being based in Preston, Paignton as an online estate agents. Offering a traditional service that you would expect from an Estate Agent on the High Street and having over 30 years experience of selling property in Torbay, with excellent local knowledge.

Bringing a fresh approach to the estate agency business, not only offering flexibility with appointment times, but there is always exceptional customer contact, with regular feedback, marketing updates, accompanied viewings and sales progression. Dealing with the sale of your home from start to finish with a 1-1 personal service, making it a personable experience.

We offer good National Coverage advertising for your property through Rightmove, Zoopla and Primelocation, together with the Company website and social media including Facebook and Instagram.

Amanda Ayshford has worked for both National Corporate and Independent Estate agents over the years and has made good working relationships with many local solicitors, conveyancers and other local professionals.

Selling your home can be a stressful time, and it is important that you receive the right advice and information to make you feel at ease during the process.

Firstly, you will need to have your property valued, in order to find the correct marketing figure when you are putting the property on the market. There are numerous factors to consider, including how quickly you need to move, the number of comparable properties on the market, and the condition of your property. We would offer you advice on the correct value for the property, offering as much advice to you as possible to get your property ready to go on the market. Also discussing with you the different methods of sale, and which would suit both you and your property best.

We would then prepare your property for marketing, preparing property details, taking photographs, creating a floorplan and Energy Performance Certificate if needed. There is also the option to have a 360 degree virtual tour of your property. Once this has all been prepared, the property will then be on the open market, going online on both our website and available Portals. The property will also be matched to our applicant database and sent out to prospective buyers.

All viewings would be accompanied, and we offer a great deal of flexibility with appointment times, whether it would be an evening or weekend especially with busy work commitments. Feedback is essential, and we would make sure that you had feedback from every viewing that is carried out, to keep you advised on the activity and interest being shown.

Once we receive an offer from a prospective buyer, we will deal with the negotiation for you, and then be able to refer when necessary for any other services, such as Conveyancing or Mortgage advice.

The most important process is the Sales Progression, and seeing the sale through until the completion date, making sure that you are advised every step of the way, and guided where necessary, and we would be in contact with all parties to make sure the sale runs as smooth as it can for you, allowing you to move on with your onward purchase, completing the sale.

Buying your new home can be a stressful time, and it is important that you receive the right advice and information to make you feel at ease during the process.

Firstly it is important that you set out a budget, and if you are looking to get a mortgage, it is best to see a Mortgage Adviser/Broker or your bank/building society to get some advice. We will be able to recommend an Independent Mortgage Specialist, who will be able to look at this for you, to confirm how much you can afford and to search the whole mortgage market to get the best deals, rates and products that suit you best.

The next step is to register your details and property requirements, which you can do by contacting us on 01803 396004 or email us on enquiries@amandaayshford.co.uk You will be able to confirm the most convenient method of communication, and keeping you up to date with new properties coming on the market.

Next, you may see some properties that you are interested in viewing. We are more than happy to make an appointment for you to view the property. All viewings are accompanied by an agent.

If the property was suitable and you were interested in making an offer, we would deal with the negotiations with the seller . If you were successful in agreeing an offer, we could recommend to you a local solicitor/conveyancer quotes, independent mortgage advice and recommendations for a surveyor.

Finally, is the process of the Sales Progression, and seeing the sale through until the completion date, making sure that you are advised every step of the way, and guided where necessary, and we would be in contact with all parties to make sure the sale runs as smooth as it can for you. RESIDENTIAL SALES & VALUATIONS

When looking to find the right Estate Agent to market your home, it is best to choose an experienced and professional agent with good local knowledge of the area that you are selling in. For more information call us to discuss.

PROBATE VALUATIONS

We are experienced in dealing with Probate Services, and providing a Probate Valuation. When it comes to speaking to someone at this difficult time, we are more than happy to give you the advice that you will need in order to help make things as easy and stress free as possible. We can liaise with other members of the family involved or even your chosen Solicitor, to help to guide you through the process.

ENERGY PERFORMANCE CERTIFICATES (EPC)

We are able to arrange for an Energy Performance Certificate to be carried out on your home. An EPC is a legal requirement for most properties that will go on the market for sale or rent. A domestic energy assessor will need to visit the property, in order to assess the efficiency of your home, and to provide recommendations on how to improve the efficiency by saving money, and helping the environment. Please contact us if you would like us to arrange this for you.

CONVEYANCER/SOLICITOR

In order to move forward with your sale or purchase of your property, you will need to instruct a Conveyancer/Solicitor to act on your behalf, to carry through the legal process. We will be able to recommend local and reputable firms that offer a professional service and obtain the quotes that you will need.

MORTGAGE ADVICE

We are happy to recommend a reputable local company which offers Independent Mortgage Advice to both Sellers and Buyers. It is recommended that you seek advice before putting your property on the market, or before viewing potential properties to buy, in order to work out your affordability and the costs of moving involved.

SURVEYS

When you have found a property to buy, you may need to instruct a surveyor to look at the property on your behalf, this is again something that we can help you with in order to move the process along smoothly by recommending a reputable surveyor.

Amanda has been working in Estate Agency, handling the sale of Residential property in the Torbay area since 1990 and is also well known for working at an Independent Estate Agent in Preston, Paignton for a number of years.

She has extensive experience and knowledge of the local area.She is enthusiastic and brings a fresh approach to the estate agency business, and is also a member of Propertymark with a NFOPP Level 3 Qualification in the Sale of Residential Property.

Amanda was born and raised in Paignton and has lived in the Preston and Paignton area her whole life, and is still living in Preston with her husband Jeff and their two sons, Brandon and Aaron. She enjoys time with her family, and going for walks with their dog Millie.

Aaron joined Amanda Ayshford Estate Agents in 2022 as a Junior Estate Agent, where he is continuing to learn all aspects of the job. Aaron is now an associate of Propertymark, now having achieved his Level 2 Qualification in the Sale of Residential Property with a DISTINCTION grade.

He has won the 'Apprentice of the Year' award at the Propertymark Qualifications 2023 in December 2023, WITHIN THE WHOLE OF THE UNITED KINGDOM!

He enjoys learning all aspects of the job, particularly going out to see the different types of property that come onto the market and the social media and marketing side of the business.
