    Each year we hold in excess of seven live stream and multiple online auctions. Our team sell a significant number of lots in the Brighton & Hove area where our offices are located. These include residential & commercial property, development sites, land & garages.

Selling at Auction

    Our auction department handles a wide range of residential, commercial and development opportunities throughout Sussex and adjoining counties by auction and private treaty. In a service orientated business you can rely on our team to be personable, helpful and motivated. Our position as one of the market leaders in the area is founded upon the highest levels of integrity, professionalism and knowledge of the market place.

    Our commitment to each and every property starts with an intensive and far reaching marketing campaign, incorporating local and national advertising. This is complimented by our full colour catalogue which is distributed to our database of 5000 prospective buyers and the national database of Auction House Uk of over 100,000. 

    Each property is also featured on Rightmove, Zoopla and listed on a specialist auction website called EIG, with paid subscribers, that receives on average, 30,000 hits per day. 

    A member of staff with detailed knowledge of all lots will personally attend every viewing to answer any questions. This enables us to carefully monitor the interest and feedback on each property so that we can provide an accurate assessment of the interest shown when reporting to our clients.

    A sale by auction has the following advantages:-

    Appraisal
    We will make a mutually convenient appointment and provide a free, no obligation appraisal of your property. At this point we will advise you whether your property is suitable for sale by auction or private treaty.

    Confirm Instruction
    Once you have confirmed your interest to proceed we will send you an agency contract setting out our terms and conditions. This will need to be signed and returned with proof of your identity and address before we can begin marketing your property.

    Entry Fee
    If entering a property into auction there is a non-refundable catalogue entry fee of £400 plus VAT for each lot. This is to cover the costs of property inspection, marketing, catalogue entry, internet listing and for sale boards.

    Legal Documentation
    Your solicitor will be instructed to prepare a legal pack and this would contain everything required to undertake an exchange of contracts on the day of the auction.

Buying property at Auction

    We hope to make the process of buying property through Auction House Sussex & Hampshire as stress-free as possible. If you are interested in one of our private treaty (private treaty lots simply means, for sale in the normal way) properties, do speak to a member of our team for additional information and viewing arrangements. If it is one of our auction lots that is of interest to you, we recommend you follow our simple guidelines.

    Catalogue
    Register with us to receive an on-line or printed catalogue which will be available 2 - 4 weeks prior to the auction date.

    Viewing
    Identify the lots that may be of interest and contact us to arrange a viewing as we have a viewing schedule and block viewings on particular days. Please note we will only attend at these times if people have pre-booked. We generally only allow a 15 minute viewing period per person so please be prompt at the given time. If no one attends after 10 minutes, we will leave.

    Guide Price
    The guide prices are clearly shown against each lot and these may be subject to amendment in the period leading up to the auction. The guide price is a price range that the auctioneers expect the property to sell within.

    Reserve Price
    All lots unless specifically mentioned will be subject to a reserve price. This is a figure at which a property can be sold and will generally be between the parameters of the guide price, sometimes below it but never above the upper end figure. The reserve can also be subject to change right up to the start of the auction but will never be above the top of the guide price.

    Register Interest
    If you identify a property that you want to buy please ensure  you register your interest online before the auction date.

    Legal Documents
    Inspect the legal documents, when available, and any special conditions. We recommend that you obtain independent legal advice before bidding. Legal documents can be downloaded free of charge following the link from our website.

    Survey
    If you decide to have a survey done please ask your surveyor to contact us and we will make the necessary access arrangements.

    Finance
    If you need to arrange a mortgage you will need to obtain an offer from your lender in principle before the auction day. Completion is generally 28 days after the auction (occasionally 14 days after the auction) and you need to clarify with your lender that this will not be a problem.

    Prior Offers
    Some properties might be sold prior to the auction but offers will only be considered if a property has been viewed, the legal pack inspected, and you have made all necessary enquiries. Offers need to be confirmed in writing or via email and will not be considered if they are below the guide price. If an offer is accepted you will be expected to come and sign the auction contracts in our office within 24 hours and pay a 10% deposit (minimum £3000) and our documentation fee of £1000 plus VAT.

    Proxy Bids

    If you are unable to view the livestream auction you can leave us a commission bid. We require a completed registration form. In addition we will need to undertake ID checks to satisfy the requirements of the Money Laundering Regulations. More detailed information on proxy bidding can be found in the front of the catalogue. Please make sure you make necessary arrangements with us at least 48 hours prior to the auction.

    Availability
    We strongly recommend that you register for a lot when you are interested. We will then sign you off to your allocated properties and preferred bidding process, before the auction date.

    Terms and Conditions

    We recommend that potential purchasers read and understand all the legal documents and our General and extra Conditions of Sale section which can be found in the back of the catalogue.

    Auction Requirements
    You will need to provide proof of identity to satisfy the requirements of the Money Laundering Regulations. For a list of acceptable documentation please refer to the front of the auction catalogue. We will also require details of the solicitor you intend to use.

    An acceptable means of paying the deposit and documentation fee

    We will provide you with our BACS details for transfer immediately after the auction and within 24 hours.
