Tenants - What We Need From You

    The process of securing a property
    • Once a tenant has viewed a property with Avon that they would like to apply for, a holding fee of £300.00 must be paid and then the property will be taken off of the market. Should the tenant withdraw their application or deliberately frustrate or aggravate the process they shall forfeit the holding fee. The holding fee is refunded upon commencement of the tenancy.
    • Each tenant & guarantor also agrees to pay £95.00 plus V.A.T as a referencing and administration fee.
    • Each tenancy is subject to a check in fee of £99.00 plus V.A.T, which is payable by the tenant.
    • Avon prefers to accept payment by BACS transfer or debit card. We can also accept credit cards but at a 2.5% surcharge, we can also accept cash.

    Our tenant referencing process

    In order that we can deem a tenant as being suitable we will need verification of the following:

    • Affordability and proof of stable income
    • A reference from your current or previous landlord if you are renting or have rented in the past 12 months
    • A positive outcome to our credit check
    • Proof of address by means of a utility bill or bank statement dated within the last 3 months
    • Proof of photo ID by means of a passport or driving licence


    The process is carried out by an independent tenant referencing agency and the application will need to be completed by all tenants online.

    Basic terms of a tenancy with our company
    • The tenant will be responsible for all charges including Electricity, Gas, Telephone, Council Tax and water / Sewage charges and must contact the relevant suppliers and have the accounts put into their name prior to the commencement of the tenancy.
    • All parties to the agreement must be present to sign before the keys will be released (including guarantors as necessary)
    • Dilapidations deposits are normally equivalent to one months' rent (unless otherwise stated) and will be registered within the government approved 'Deposit Protection Service' when the tenancy is managed by Avon. Should the tenancy be managed by the landlord it becomes the landlords responsibility to register the deposit with an appropriate scheme.
    • Deposits will be returned to the tenant according to the Terms of The Deposit Protection Service.

    Vikram Sandhu - Director and Property Manager

    Vikram has a day to day role that involves a mixture of client care, property management and the overseeing of tenant referencing.

    Since he founded the company in 2005 he has built the business through forging good relationships with clients by providing honest advice and a good service.

    Pre 2005 Vikram worked in estate agency as a negotiator and on a part time basis he managed his father's property portfolio. The combination of these two occupations paved the way for the incorporation of Avon Property Management.

    Serhan Ali - Lettings Negotiator

    Serhan's role in the company mostly comprises of identifying a tenants requirements and arranging viewings for suitable properties.

    Serhan joined Avon in 2008 and fit into the organisation very quickly. His strengths lay in both matching tenants with properties and also in ensuring good quality tenants are put forward to the landlord.

    Prior to joining the company he was involved in property management from 2005 onwards and has experience in the management and ownership of various service sector businesses from the earlier part of his career.
