    Fully Managed Service

    Our Full Management Service is specifically designed for landlords who do not wish, or are not able, to become involved in the day-to-day letting and management of their properties. This service does not seek to exclude the landlord from involvement with his own property, but rather to act as a buffer zone between owner and tenant.

    As part of this service, Belvoir Lettings will:

    • Advise on all aspects of the letting, including a rental valuation
    • Market the property to its' maximum exposure
    • Carry out accompanied viewings at the property
    • Fully reference prospective tenants to include credit searches
    • Arrange the Energy Performance Certificate
    • Arrange the Gas Safety Check and receipt of the relevant certificate
    • Organise an Electrical Safety Check if necessary
    • Arrange insurance through 'Endsleigh Insurance' if required
    • Prepare a detailed Inventory and Statement of Condition
    • Draw up the Tenancy Agreement and arrange signing and key handover at move-in
    • Collect the deposit and monthly rent payments
    • Consider the Landlord's best interest at all times.
    • Lodge the deposit in order to meet the legal requirements.
    • Produce a monthly statement of account of rentals paid for tax purposes
    • Regular inspections of the property

    YOUR STEP BY STEP GUIDE TO LETTING A PROPERTY WITH BELVOIR CHELTENHAM:

    Valuation - If you are considering letting out your property, the first step would be for us to come out and complete a FREE No Obligation Market Valuation. Using market comparables and combined with our knowledge of the Cheltenham area, we would be able to give you an achievable rental figure.

    Rent - Rents are payable by the tenant monthly to our client account. You will be paid direct from this account and we will prepare, at regular intervals, an income and expenditure account which you can send to the Inland Revenue.


    Deposit - We collect a deposit from the tenant to safeguard against damage. At the end of the tenancy we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit.


    Tenant - We will find a suitable tenant for your property and take up references and credit checks

    Agreement - We will prepare a legal agreement under current legislation to suit your particular circumstances. In general this will be for a period of not less than 6 months and then renewable on a month to month basis. This gives you the flexibility to re-occupy the house after giving the tenant two month's notice to quit. Similarly the tenant may terminate after the initial period by giving one month's notice.

    Rates and Services - The payment of water rates, council tax, gas, electricity and telephone bills are generally the responsibility of the tenants.

    Repairs - As a Landlord, you are responsible for all repairs to the property with the exception of window glass or other breakages caused by the tenants. Small repairs can be carried out by our contractors, or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing any large scale repairs.


    Tax -
    From the total rent received in a tax year you can normally deduct, for tax purposes, the following:
    > Our fees
    > Fair wear and tear & repair costs
    > 10% of rent for depreciation, if furnished or part furnished
    > Interest paid to the Building Society or Mortgage Company
    > Insurance premiums
    > You then pay tax on the remainder of the rent. If you would like a more comprehensive tax service we can arrange this for you by using our recommended accountant.

    Viewings
    > Having matched your requirements to available properties, Belvoir Lettings Cheltenham will arrange for an accompanied viewing at the property.

    > Viewings can be arranged at a time to suit you, which could be in the evening or at weekends.

    > You will always be accompanied by a representative from Belvoir Lettings Cheltenham, who will be able to provide immediate advice and answer any questions you may have.

    Offer/Application
    > Having selected a property, you will need to pay an application fee as well as completing a written application and offer to rent.

    > At this time any details or requirements can be negotiated and agreed, including occupancy date, duration of the letting, etc.

    > The application fee is non-refundable if the tenant fails to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application.

    References
    > Belvoir Lettings Cheltenham will take references on behalf of the landlord. These will normally include your employer and any former landlord or letting agent.

    > In addition, a search of the adverse credit register and a search of the voters roll register will be carried out.

    > You will also need to provide 2 months copies of bank statements, wage slips, proof of your current address and a copy of passport or driving licence to support your application.

    > Applicants must be able to show that their combined earnings (before tax) equate to 2.5 times the annual rental of the property or above. If this criteria is not met, then advance rental payments or a Guarantor may be required.

    Rent
    > Rents are normally quoted on a calendar monthly basis and are paid monthly in advance, by standing order to the Belvoir Client account.

    > The first months rent is normally paid, in cleared funds, on the day that you sign the tenancy agreement.

    Deposit

    > A deposit equivalent to one months' rent plus £100.00 is usually taken to cover any breakages, dilapidations or deductions that may become due at the end of the tenancy.

    > When the property is managed by Belvoir this deposit will be held as stakeholder in a secure bonded client account until the end of your tenancy.

    > If the property is managed by the landlord the deposit will be forwarded to the landlord to be held until the end of your tenancy.

    Pets

    > Accepting a pet in a rental property is purely down to each individual Landlords's preference. An additional £100 (per pet) would be taken on top of the basic deposit.

    > Carpets and Soft Furnishings within the property would also be required to be professionally cleaned at the end of the tenancy.

    > If you are interested in one of our available properties and have pets, please contact the Belvoir Cheltenham office. Our team will be then be able to advise if the property is suitable for pets and will arrange viewings accordingly.

    Guarantors

    > In the instance where an applicant's earnings does not meet the referencing criteria, or references are not fully conclusive, a guarantor may be required.

    > A Guarantor must be in full time, permanent employment, over the age of 24 and earning three times the annual rent of the property or above.

    > A Guarantor is legally obliged to cover any the rental payments, should for any reason a tenant default on paying.
