    Management commission: 10% + VAT (12% incl. VAT)
    Initial set-up: £200 + VAT (£240 incl. VAT)

    Re-let fee: £160 + VAT (£192 incl. VAT)

    Let only + rent collection:

    Full advertising and our expertise seting up the tenancy agreement. Rent collected and accounted for, on-going management carried out by the landlord.

    Management commission: 6% + VAT (7.2% incl. VAT)
    Initial set-up: £200 + VAT (£240 incl. VAT)

    Let only:

    What to ask yourself when buying to let?

    Is the property attractive to the eye? 

    Location? - make sure you are not relying on just one or two sources of tenant supply i.e. hospital or college; should a major change occur you may struggle to let.

    Buy a property you can let as rooms in the future (insulate you from possible future high interest rates)?

    Target tenant market? - remember just because they are claiming benefits doesn't make them irresponsible - employed can become unemployed the day after the tenancy starts.

    Type of property (new or used) - avoid solid wall houses unless you are good at property maintenance (trying to prevent unnecessary expenses)? 

    What funds are needed for improvements and presentation - they are always more than you budget! The dwelling needs to be the best in the area if you want to let quickly. 

    Cash or mortgaged - do you want immediate income on your investment or capital growth? 

    Asset protection and wealth advice - how you exit the investment should be decided before you buy it - tax avoidance is legal and requires planning ahead.Who will select suitable properties and broker deals? 

    Take letting agents advice on suitability not the estate agent - remember the estate agent is paid by the vendor. Too many investment buyers trust the vendors agent. Have you thought about negotiating with the vendors to allow letting viewing access during the purchase period? 

    Agree a condition statement that the vendors will leave the property in at completion? 

    Have the electric and heating tested before instructing lawyers? 

    Arrange insurance through your agent - the agent has their hands tied if you don't allow them to manage the insurance and the inevitable claims.

    Who will check condition of your purchase at completion? - vendors are always in a rush to disappear and you can guarantee there will be a few nasty surprises.

    Hooch is our 'Cute Emissions Overloader', and at 4 months old he does a fantastic job of being a good boy. His favourite things to do are eat and sleep, especially when he can have a good old snore and a belly rub. Hooch helps keep our team stress free and productive, we love having him around.

    If you ever want to talk to Hooch then call our office and bark 3 times, he's a bit of a chatterbox!

    Michael MARLA, Director
    Local guy Michael is the director of Belvoir! Mansfield and also owner of Hooch. He spends his days looking after landlords and tenants and overseeing the general business operations, ensuring that the Belvoir service is as good as it possibly can be.

    Michael has a wealth of knowledge when it comes to investing in properties from personal know-how, backed up by an accountancy degree and experience in finance related businesses.

    In his spare time, Michael is partial to a bit of motorcycling and likes to whiz around on his bike when he's not sporting one of the Belvoir Mini Coopers. He will have to get a helmet for the CEO!

    Rachael, Property Manager
    Rachael is our Property Manager and is in charge of looking after tenants and landlord's properties across the whole portfolio. She reports on maintenance and conducts inspections to make sure everything is spick and span. Rachael has a background being on the tools and in computer programming; a great combination. 

     As a mother of two, she loves spending time with her family and going on adventures - she can be seen cruising in her classic car with the top down which is a change from two wheels in the past!

    Katie, Lettings Negotiator
    Katie started her career at an insurance company, before starting as an apprentice with us at Belvoir Mansfield. Since then, Katie has progressed into being our lettings negotiator. She processes the applications, organises rent reviews and tenancy agreements renewals - making sure that we always find the perfect tenants for our landlords.

    Outside of the Belvoir Mansfield office, Katie enjoys travelling, going to music festivals and practicing her makeup artistry.
