    Letting Process for Landlords
    Valuation
    We will happily have an initial chat on the phone to discuss the current rental market and what rent we think your property will fetch. Then we will arrange an inspection to give you an accurate rental price and once we've agreed the rental with you we will commence marketing.

    Marketing
    We arrange for our photographer to take photos, a video tour and produce a floorplan. If there is not already an EPC we will get one of these arranged as this is a legal requirement before you can show a property to a tenant. And we circulate the details to all our corporate tenants including our Japan and China desks which assist Japanese and Chinese corporate tenants. This is in addition to being listed on our own website - www.brlets.co.uk.

    Viewings
    Applicants contact us to arrange viewings - we always pre-qualify applicants to ensure they can firstly afford the rent, secondly when their move in date is and finally that they really want the location. We do this to avoid unnecessary viewings.

    Updates/Feedback
    Once marketing has commenced we provide regular feedback on viewings.

    Safety Regulations
    Landlords are responsible for the safety of the tenant. So a number of checks and certificates have to be carried out before a tenancy can begin - including gas, electrical, furnishings, smoke alarm test and fire alarm tests. We can assist with arranging all of these for you

    When an offer is made, our expert negotiators work very hard to ensure we get the best deal for you.

    The Right Tenant
    Our checking process is very comprehensive but it is worth it for you as we don't want to rent to a tenant who will cause issues in the long term. We fully reference and check applicants, including a credit check, income and employment verification, previous address and landlord searches and checking bank statements.

    Tenancy Agreement
    Our tenancy agreement is regularly reviewed by lawyers to ensure it is compliant with all current legislations and is there to fully protect you.

    Cleaning
    The property musty be clean before the tenant moves in and as such we recommend getting it professionally cleaned which we can arrange for you.

    Inventory
    Before a tenancy begins an inventory is required to check the condition of the property - this protects you when the tenant comes to leave at the end as it will highlight any damage. We can arrange this for you.

    Deposit and Rent Collection
    We always collect a minimum of six weeks' rent as a deposit and the initial rent in advance. After the tenant moves in we will register the deposit with the Tenancy Deposit Scheme and release the rent to you. Rent is then collected by us throughout the tenancy and remitted to your account.

    Completion
    Once the references are approved by you, the tenancy agreement signed by both parties, all the monies received, and the inventory has been completed we will hand keys over to the tenant.

    Renting Process for Tenants
    Making your search as painless as possible and your move as smooth as possible...

    Property Details
    All our properties are listed on our website - at www.brlets.co.uk and on one of our portal partner property websites. We provide floor plans, video tours, photos and full descriptions.

    Arrange a Viewing
    When you find a property which you like, contact us and we will take some basic details to ensure it is the bets property for you and in case there are any others you can see. We work Monday to Saturday and can often conduct viewings outside our main hours to work around your commitments

    Making an Offer
    When making an offer, the landlord will need as much information as possible to make a decision, so we always ask for the following:
    Rent - how much you are happy to pay per week.
    Start - when you want to move in.
    Length - how long you want to rent for - usually terms are 1 year but we can offer longer term tenancies.
    How you will pay - monthly, quarterly or in advance.
    Who will be the tenant - ie who is going to live in the property.
    what your employment status is - where you work and your salary.
    Any special conditions of the offer such as you want a new sofa.

    Offer Acceptance
    On acceptance of your offer we will supply you with a confirmation setting out the terms

    Holding Deposit
    Once accepted we require a holding deposit of two week's rent to secure the property which is subject to your reference check. To make the process as easy as possible we can take this payment on a credit card over the phone. If the landlord withdraws from the tenancy agreement process you will be refunded. If you withdraw from the tenancy the deposit will be retained by us.

    References
    We fully reference tenants and after paying the holding deposit we will send you a link for you to complete your details for referencing to start. If you are studying, we'll need confirmation of your student status.

    Tenancy Agreement
    Once the terms are agreed we will draft a tenancy agreement and send it to you for signing. Our tenancy agreement is regularly reviewed by lawyers to ensure it is compliant with all current legislations and is there to fully protect you.

    Rental and Deposit
    Prior to your move in date we will require a deposit of six weeks rent and the initial rent (whether one month or quarter) - this needs to be cleared into our bank account - we do not accept cash but you can pay by transfer or on a card.

    Right to Rent Check / Personal ID:
    You'll need to bring in the original copy of your passport and visa if required. Keys will only be released once we have physically seen the originals

    Check in and receiving keys:
    Once the paperwork is in place, your initial monies have cleared and all of your obligations have been met, we arrange an inventory check which we recommend you attend to confirm the condition of the property. Once this is completed, you'll be given the keys so you can move into your new home.

Previously with a corporate serviced apartment provider and then joined Benham & Reeves Residential Lettings in 2003 as Manager of City office and then now also manage Canary Wharf office after we opened it in 2009. I am ARLA qualified with the NAEA (NFOPP) qualification.

    And an interesting fact about yourself? I found flats for Gwyneth Paltrow and Ashley Judd when they were in London filming - that was a pleasure!

    What do you like most about working in Canary Wharf? I love the busy atmosphere that London's financial district has to offer. The buildings here are also fantastic, really adding to London's iconic skyline.

    Tell me something about your career and what key skills you now bring to your role? I come from a sales and lettings background, so I already have more than two years' experience in this field. I aim to exceed my clients' expectations by going that extra mile.
