    Bloxham and Barlow are an independently run family business, we opened our office in Worle High Street in 1995 and have been growing ever since. In 2000 we opened a lettings department and over the last 15 years this has grown into a successful letting agency dealing with all types of residential accommodation.

    This gives you the peace of mind that you are dealing with a reputable and accountable company. As of 1st October 2014 it became a legal requirement for all lettings and property management agents to join a government authorised consumer redress scheme. We have been members of the Property Ombudsmen Scheme since 2001.

    If you are having valuations carried out, we would advise you to ensure that the agent you choose is a member of a scheme.
    We take our responsibility very seriously and our clients accounts are audited annually by a chartered accountant.

    Services We Offer

    We offer two different lettings packages - Both of these include the following:

    * Free market appraisal of your property. We can advise you any thing that may need to be done in order to maximize the rental return and keep vacant periods to a minimum. Once the rental value has been agreed and the paperwork completed, Bloxham and Barlow will begin its marketing campaign.

    * Advertisement on all major property portals

    * Advertisement in our prominent window display and also in the local Paper.

    * All viewings will be conducted by a member of the lettings team

    * Full Referencing of any potential tenants

    * A full inventory of your property including Photographs

    * Tenancy agreement, arranging any other legal certificates, conducting the move in and the registering of the tenants deposit.

    Tenant Find 
    For a Tenant Find Landlord we would carry out all of the above and then hand the property back to yourself. We are always on the end of the phone if you need any advice.

    Tenant Find with Rent Collection
    For this landlord we will carry out all of the listed services however once a tenant moves in, they will have your contact details for any day to day maintenance but the rent will be paid to Bloxham and Barlow each month. The landlord will then receive the rent less our rent collection fee along with a monthly statement.
    We can also produce an annual statement if required.

    Fully Managed 
    For this landlord we will carry out all the listed services, we will also visit your property quarterly and check the properties condition, you will then receive a letter regarding this visit.
    We are the tenants first and only point of contact.
    A Rent Guarantee policy is included in this service for the first 6 months of the tenancy. After this we will offer the landlord the opportunity to continue this policy at their own expense.

    Renting a property can seem like a complicated process, however at Bloxham and Barlow we want to make things simpler.

    When you are looking to rent a property we understand that you will want to find and secure the right property quickly and with as little cost as possible.

    We are happy to discuss and explain the full process to all prospective tenants.

    If you choose a property with us, our dedicated lettings administrator will help you through the referencing process and once complete will liaise with you a convenient move in date.

    Fees
    We are completely open with our charges and fees, there are no hidden costs. All our fees can be found attached to our rental lists, referencing forms and also on our website.

    If you would like to apply for a property you will be expected to pay the following:

    £ 150.00 per person ( over 18) for the referencing fee. If required, a guarantor will be charged £ 25.00. If a second guarantor is required and additional fee of £ 50.00 will be charged.

    Any pets you keep is an additional £ 100.00 per animal. This will be added to your deposit.

    Our fees are non refundable.

    From the day you take your referencing forms and pay the fee the property will be placed on hold. You have to return your completed forms within 3 Days or the property will be re marketed and the fee lost.

    You have to move into your new property within one month from the date you take the forms away. We cannot hold a property for any longer then this.
