We offer 4 different lettings packages, all of which can be offered with an optional insurance approved guaranteed rent policy so you just need to pick the one that suits you best. Briefly they are;
Tenant Finder - Suits Experienced Portfolio Landlords.
For a small fee we will market your property on a number of property portals including Rightmove and can erect a 'to let' board at the property if required. Our high standard of property particulars and advertising coverage will help you to let your property faster. We will forward details of potential tenants to you allowing you to carry out your own viewings and make your own decisions about the letting of your property.
Simply Letting - We'll get you started on the right footing.
We will market the property, conduct ALL viewings, find the right tenant for you and the property, negotiate the best rental return for you. Subject to satisfactory referencing we oversee the tenants move in, carrying out property checks and ensure that all legal requirements are met. We collect the deposit and first months rent on your behalf and handover to you from there. You are not on your own though, we are always at the end of the phone should you need us and there are many services you can ask us to carry out on your behalf during the tenancy which can be purchased on an ad hoc basis i.e. property inspections and contract renewal.
Letting with Rent Collection - We take care of everything financial
Not only do we market the property, conduct ALL viewings, find the right tenant for you and the property, negotiate the best rental return for you, and (subject to satisfactory referencing) move the tenant in, we also look after the financial side of your tenancy from start to finish. This includes a full inventory from a professional inventory provider, placement of the deposit with the Deposit Protection Service (Custodial Scheme), transfer of liability for utilities, collection of the rent throughout the tenancy and pursuit of any arrears, monthly and annual statements of account are produced (we even drop you a text when the payment of rent has been made every month!), professional checkout of the property at the end of the tenancy, and we manage any deductions from the deposit that are required.
Fully Managed Letting - Suits landlords who don't want the hassle
In a nut shell we do everything for you and keep you fully informed every step of the way. Included in this service are regular inspections of the property (with a photographic report), we are the first port of call for all maintenance issues and provide 24/7 emergency cover should the worst happen. You will have a dedicated property manager to oversee and take responsibility for your tenancy and property and manage the day to day contact with you tenant. We even provide a professional clean at the start of the tenancy, and ensure the property is cleaned to the same standard when it is returned to you at the end of the tenancy!
Rent Guarantee is also available with all our letting packages.

I was very impressed with the initial meeting and the viewing of our, now successfully, rented property. The agent was knowledgeable, helpful and enthusiastic and kept in constant contact with us without being intrusive. This made all the checks and fund transfers very straightforward. When we checked in, I was met by an efficient clerk who was prompt and polite. She showed me around and allowed plenty of time for us to look around and check the inventory. I have to say, the inventory was the most detailed and accurate I have ever seen. Minor wear and tear marks were described and photographed in detail and I felt very reassured that so much time and effort had been spent in preparing the inventory.
