    Lifestyle Marketing

    Marketing is our passion. It must be creative. It has to be any agency's top function and priority. After all, we are tasked with bringing homes to the market. The Housing Market. We have to make them stand out and shine. Why then, do too many agents not know to do this?

    Sure, they can list the attributes of a property. They can state how many rooms it has - but does the floorplan not already do this? What should they say then? I do not know anyone who has woken up and thought "I need an opportunity to acquire a well presented 4-bedroom home", so why do so many agents insist on using this terminology? Not only this, but why is this the only evidence of attempt to market the home?

    This overused statement is usually followed by stating the obvious, most of which, you will have deduced by the photographs (and video, if they are forward thinking enough). It is not because they are lazy. It is because they focus on the wrong element of what it is we do. We exist in a service industry, not a sales industry.

    If we get the marketing right, the sale will happen as a bi-product. If the marketing is thought through and targeted to those that really need the lifestyle the home offers, the likelihood is that it will sell faster, and for more money. As every home is unique, so too must be the marketing. The photographs, done well, and video can make a sale happen, so why the need to use written words at all? Simple. A photograph or video cannot convey how a home feels. What it is like to be in the home or what surrounds it. How the view can make your eye follow at every opportunity. The centuries of history that wrap around you and make you feel a part of its history, or how it feels to be the first owner of a brand-new home that now starts its own history.

    A photograph will not describe how the current owner has lived in it, or how it can be altered to fit other buyers that may have overlooked it. A photograph cannot overcome objections.

    Addressing an obvious, less desirable element of a home and turning it into a positive element takes a written word. For example, a main road outside the home can be an asset if one is looking to generate income. People need to find you.

    So many people love the idea of a thatched home but are scared of them. Our knowledge of how to maintain a thatch and the rough costs of doing so often helps to alleviate this fear and makes the buyer feel empowered to overcome their fear.

    When you see an advertisement stating, 'This home was sale agreed within 24 hours of marketing", it was most likely sale agreed the moment the selling agent was invited to value the home and pitch for the marketing job.

    It is entirely possible that it was placed on line, and the buyer happened to be around the corner as soon as it went live, but in 99% of cases, a good listener will have heard what it is you have to offer the would-be purchaser, and already has one or more prospective buyers in mind. This too, is becoming a lost skill of some negotiators. It is a shame as it is one of the main tools we utilise to set us apart, not just from other agents, but it is one very real jewel in the crown for us, that a website or portal cannot tell a seller.

    Often, sellers can find their homes approximate value using these tools, or can they?

    Sure, they can get an idea, based on similar homes selling, using an algorithm that has been designed mathematically. It has no way to let a seller know a buyer's budget, or how far that budget will stretch, once they know it has everything they want to change their lifestyle. With less compromise, a better offer will be made, and a higher price achieved.

    Sadly, it has become common place for so many agents to just go through the motions. Take the photos (usually from the same angle in the doorway), list the accommodation and upload it on the world wide web, then sit and wait for the phone to ring and take the order to view. This will work in a rare, frenzied market like we experienced during 2021. But all good things come to end. The market, as it has been for a decade before, is slower and requires us to really know what the buyer needs from the move. Only when we truly hear, can we make the match so quickly.

    We know exactly what they want and what they
    need, where they will compromise and where they will not. We have learned this from keeping in touch with them. Conversing with them and keeping up to date with their changing needs. Their body language speaks volumes. We accompany viewings for our own necessity as much as your convenience. When we
    see their reaction to certain pros and cons, we learn inexplicably quickly (often before they do) what makes them tick.

    This skill is a very large part of what makes us professionals. Not all can do it and it cannot always be taught. We have to be completely invested in helping the buyer/tenant. This, in turn, will help our vendor/ landlord. It reduces viewing numbers and increases the number of offers made, as well as the speed of getting to under offer, or let agreed. Knowing and remembering what 50 or more buyers need is just one of the skills we possess. The number of skills required by each member of our team is huge. The amount of information they must retain and recall to even get us this far in the process is incredible. We are in awe of what these talented individuals undertake to be as good as they are. It is a huge responsibility they take on when they market your home.

    When you decide to change your lifestyle, your life goes on hold. You cannot book a holiday, or apply for your child's place in the school, you cannot accept a job offer, you cannot really commit to anything, until we have done our job. A lot of pressure. A lot of pressure can burst pipes, or it can make diamonds. As they choose to do it, and throw everything into it, our people are, without doubt, the latter.

    It is not just a job; it is a way of life. A lifestyle.

    Sales Progression
    Like everything we do, this is done better.
    We know it is done better as we often find the other agents, when involved in a chain, will contact us for information below or above their link in the chain.

    They do this because they know we will, nine times in ten, have the answers already. This part of the move is usually the most crucial as there could be any number of links in a chain. Each link has a seller and a buyer and each of these will have a solicitor or conveyancer working for them. Knowing what each and every link is doing is essential to be able to manage the logistics of everyone moving on the same day- let alone agreeing the day. Communicating this to all links so that they are aware of the position below and above is essential also. It is common for many agents to help with your link. It is good to know that your buyer is ready, and that you are ready with your purchase. What is not good practice, is to then allow you to agree a moving date, and move towards an exchange of contracts only to find out that the buyer at the bottom of the chain is awaiting their mortgage offer, has no deposit funds in place, and has not signed the contract. This could be weeks before it is ready. A Lot of stress is generated (or worse, the sale falls through) and it could have all been avoided if every link was checked thoroughly in the first instance.

    It has been said so many times, especially over the last decade, that "we have changed the way our clients look at, and feel about  estate agents''.

    That is very powerful as it means we have been able to change not just a stereotype, but a person's entire mindset, based on their previous experiences of a bad service. We are proud to be different and ignore etiquette in this instance as it is so important.

    Our sales progressors will not just find any hold up, they have years of experience that enables them to often solve the problem swiftly, even if it is many links down or up the chain. Sometimes, nothing can be done. We simply have to be patient and wait for whatever is outstanding in the chain. It may be a management company answering enquiries, or land registry to alter a plan. Knowing what the hold up is and Letting the chain know helps remove pressure and alleviates stress. It is not always good news, but knowing is better than not knowing.

    These fine people have the hardest job of all. It is the point you and your buyer feel most stressed and the point when everything that has been planned, usually for months, hangs in the balance. They feel your stress and they often get the brunt of this. They continue to do it because they get their buzz from the exchange of contracts. This is the point that the jigsaw of people and their needs which they have been putting together is finished, and all your plans, your change of lifestyle is secured.

    Make Offer

    When you find somewhere you like, make an offer. But if you want to be sure you get the property you like - and you think it is worth the asking price - you may want to offer the full amount straight away.

    Acceptance

    If your offer is accepted. You now need to instruct a solicitor. If you need to find a solicitor, ask one of us and we give you some names and numbers of local solicitors.

    Getting a mortgage

    Once your offer has been accepted, call your financial advisor or a lender to sort out your mortgage application. At this point you will need to provide lots of paperwork showing your income and outgoings.

    Paperwork

    Instruct your solicitor who will receive a draft contract and apply for searches and raise a list of standard questions to answer, including a questionnaire asking which fixtures and fittings they intend to leave when they move out.

    Surveys

    Your lender should arrange a surveyor to value the property within a few days of agreeing the mortgage in principle. Its valuation will be very simple but you can opt for a more in depth survey to get an idea of what problems there may be with the property.

    The most expensive and comprehensive option is to ask private surveyor for a full structural survey of the building, and this is particularly worth doing if you are buying a property that is very old, has been extensively renovated or clearly needs work. It is also a good idea if you are planning to build an extension or structural changes to the building. However, a cheaper - albeit less comprehensive - homebuyer's report should highlight any major problems and is a good option in other circumstances.

    A good surveyor will talk to you before the survey to find out if you have any particular concerns and afterwards to highlight and explain any issues. We can provide information on local surveyors, just ask!

    Exchange of contracts

    You are happy with the survey and wish to proceed plus your solicitor or conveyancer has completed all the necessary checks you'll be asked to sign a contract legally committing you to the purchase. At this point you will need to pay a deposit for the property - usually 10% of the purchase price. At this point you will have agreed a date to complete the sale.

    Book your removals

    When you know your moving date you can start organising how to get your possessions to your new home. In most case this will involve hiring a van or removal team, again we can offer you some local companies who can help. Otherwise you move your belongings yourself. Either way, you should act fast to give yourself the best chance of finding a company who is available on the specific date

    Have you bought building insurance?

    At the point of exchange of contracts you should have bought building insurance. In some cases the solicitor will ask for a copy before you have formally exchanged. Your lender will expect you to have buildings insurance in place prior to completion.

    Completion

    This is when the property finally becomes yours. When your solicitor tells you that the sale is completed you can pick the keys up from us! This will probably be the day that you move in, unless you are having work done in advance. It is likely to be a stressful day, even if everything goes according to plan, but should feel worthwhile after your first night in your new home.
