    Our aim is to provide you with an extensive range of properties throughout Newcastle upon Tyne & the North East suited to your individual needs. Our guidance will ensure a swift and trouble free move to your new home.

    For an unrivalled level of service, we aim to provide our professional customers with friendly helpful advice you would expect from a professional, established letting agency.

    Our team is always on hand to provide advice on renting all kinds of properties, so please do not hesitate to phone, email or ideally call in.

    The following is a brief outline of our services and information on how to let a property:

    Step 1 - Finding a suitable property

    The first step is to find a suitable property; this can be done by accessing the Property Search pages, registering and arranging viewings. Alternatively you can phone or call into our office in Jesmond for full in-depth advice.

    Step 2 - Viewing a property

    Once a suitable property or properties have been identified an accompanied viewing can be arranged.

    Step 3 - Reserving the propertyFees

    An initial administration fee of half the agreed months rent plus VAT. The initial administration fee is non-refundable in the following circumstances: a) you decide not to go ahead with the tenancy b) you fail your reference check c) you fail to pay the balance of our fees, agreed rent and damage deposit prior to the 14 day deadline or 3 days prior to the move-in date.

    Step 4 - Signing Contract and Balance Payment

    Once references have been passed, we will guide you through completing all of the relevant documents. Payment of first months rent and damage deposit are due at this time plus balance of admin fee if applicable.

    Referencing

    On behalf of the landlord, an independent referencing agency undertakes reference verification and credit checks on each applicant. We forward to the referencing agency completed referencing documentation which will require details of your employer, bank account, any former landlords, and a character reference.

    Damage Deposit

    A Damage Deposit, normally equal one month's rent + £50 up to £750.00pcm and + £100.00 when over £750.00pcm, is payable upon receipt of satisfactory references. The damage deposit is either paid directly to the Landlord, or to Bowson Estates if we are managing the property and will be held within a Government Approved Tenancy Deposit Scheme until the tenancy ends.

    Guarantor

    In some cases professional applicants may require a suitable guarantor willing to accept and underwrite any rent and tenancy liabilities before the application can continue. Guarantors will need to meet the same reference and credit check requirements as the applicant.

    Identification

    Proof of identification will also be required. When you produce the required documents to our office, photocopies will be taken, and the originals returned to you before you leave. Do not send originals, they cannot be processed in your absence.

    Suitable identification documents are: A full and current Passport or a current valid Photo Driving License.

    Rent

    Payable in advance by Standing Order, unless alternative arrangements are agreed in advance

    Utility Bills

    Council Tax, Water Rates, Gas, Electricity, Telephone, Audio Visual network services and TV License costs remain the responsibility of, and must be paid by the tenant, directly to the relevant supplier unless alternative arrangements are agreed in advance.

Now this is finished and she is settled into the family home, Ashley has started work on her second renovation project. If Ashley is not on the lookout for the next project, she loves travelling and can often be found on holiday somewhere exotic.
