    FIRST IMPRESSIONS COUNT ....
    Remember - the better you present the property, the quicker we will sell it for you. It is a key point that first impressions really do count !
    • Avoid strong cooking smells - except perhaps fresh coffee !
    • The sense of smell is known as the key sense and destroys in an instant the buyers will to purchase.
    • Keep rooms bright, clean and tidy
    • Keep the property warm and welcoming in the winter and cool and airy in the summer
    • Stay on top of minor maintenance - ensure there are no dripping taps or leaking gutters
    • Make sure the gardens and tidied and lawns mowed
    • Even though they may be harmless, not all viewers feel comfortable with animals. Please keep them apart from viewers

    UNACCOMPANIED VIEWINGS .... helpful tips
    Viewing the property for your buyer should be a pleasant experience. This is probably the biggest investment they will ever make. The sale of a property in a viewing is unlikely to be helped by high pressure tactics. It is the job of the agent to try and persuade people to view. Your home should then 'sell' itself if it suits the prospective purchaser's requirementsThese suggestions may assist.

    1. Never accept a viewing except by appointment through our office - anyone calling without a prior appointment should be referred back to the office.

    2. Make sure full attention is given to your viewer ie., remove distractions, animals, turn the TV off etc.

    3. Always return to the focal point of the property, be it the garden, lounge, kitchen etc., (lasting memory).

    4. Swift viewing is not necessarily negative. Many people decide they wish to purchase quickly.

    5. Do not be offended by criticism about your property. They are probably visualising their own requirements and may end up buying

    6. Utility costs may be requested together with services charges it may be an idea to have these bills to hand

    7. Make sure access can be obtained to all of the property, including lofts, garages and outbuildings.

    8. Some viewers only see your property once, others may wish to view more than once; don't let this concern you.

    We strongly suggest that you do not enter into any form of negotiations at the property, even if the asking price is offered and promises made. It is important that we need to verify the status of the purchaser, before advising you whether to accept or consider the offer that has been made.

    Misunderstandings at this stage can develop, we also suggest that telephone numbers NOT exchanged between you and a would-be buyer.

    Once you have accepted the offer, we will then instruct the relevant solicitors and keep a careful eye on the transaction. If a specific completion date is required, we would suggest you advise us and your solicitor aware at the earliest stage, so that all parties can be advised.

    • No property sale is legally binding until contracts have been exchanged.
    • On the day of completion keys cannot be handed over until all the relevant monies have been received by the Vendors solicitors. To avoid disappointment, check with the relevant agent on the day of completion to make sure keys can be released to avoid unnecessary disappointment.

    I grew up in Rugeley and met my husband David over 25 years ago. We moved back to the area when we had our daughters so that they could grow up surrounded by family. We are the proud parents of Lydia-May & Claudia-Rose and set up C residential in 2002 opening the doors in Horsefair in January 2003.

    We are passionate as a company about the town and when we made the decision to buy and renovate Globe House in 2012, we were determined to make it a focal point of the town centre. I became a Town Councillor in 2014 and am heavily involved in the Rugeley Traders Association.

    I am very proud of what the team as a whole have achieved, and now we have strengthened the company with the addition of the Classic Collection brand, we believe we are well placed to move forward in this ever changing world of estate agency.

    I am at my desk about 730am every morning and love every minute of it.

      We would just like to comment on your link, although we were with an Estate agent in Cannock at the time we did not know Rugeley that well, but were shown many properties in the area by yourselves, and found C Residential to be most kind and helpfull, nothing was too much trouble. Excellent work everyone, although a house came along with another agent during the Xmas break, we cannot fault yourselves.
