    WHAT SERVICES DO YOU OFFER?
    We provide a 'Letting Service' or a 'Letting and Management' service. The 'Letting Service' is geared towards experienced Landlords who's day to day business is the management of their portfolio. The majority of our clients choose the 'Letting and Management' option, as this provides a complete service from start to finish, offering you peace of mind and the satisfaction of knowing that your property is in capable hands. Our comprehensive Tenancy Agreement will make sure that your interests are protected in line with current legislation. So why indulge in DIY when there are experts who can do it for you.     HOW IS THE RENT PAID?
    Typically a standing order is set up from the tenant's bank account and the rent will be paid in advance. Our fully computerised systems mean that, once the monies have 'cleared' through the banking system, the rent is paid by BACS directly into the account of your choice. A detailed statement of account is naturally part of our service. When the tenant(s) vacates the property, and upon inspection, it is found that there are holes in the walls or other marks, then we reserve the right to have the walls redecorated in order to bring the property to the original standard as torn or damaged wallpaper and marks on walls are not considered to be fair wear and tear.

    What SORT OF AGREEMENT IS USED?
    There are a number of different types of agreement that should be used depending on the circumstances of the tenants, the Landlord and indeed the property. In the majority of cases it will be what is called an Assured Shorthold Tenancy for a fixed period of at least 6 months.

    What ABOUT A DEPOSIT?
    We ask tenants for a deposit which is usually equal to the monthly rent. It will only be returned when the tenant has given vacant possession of the property and left it in a satisfactory condition, allowing for wear and tear, and complied with his or her responsibilities under the Tenancy Agreement. Tenant's deposits are now protected and must be registered with a government approved scheme

Renting a property through CJ Property Services

    Here's what you need to do:


    1. Contact the team at CJ Property Services on 01482 645270 and explain which property you would like to take. We will ask you for your full name, address, contact numbers and email address and send you an application form for you to complete.

    2. Our application fee is £170 plus £30 for an extra occupant over 21 years old. To start the application process you will need to pay this as soon as possible. Once all the checks are complete you will be required to pay a holding fee equivalent of the first month's rent. We will then stop taking viewings on the property. All fees can be paid, either in cash or via BACS transfer.

    3. The sooner you can get your completed application form back to us the quicker we can process it. It usually takes us up to 1 - 2 weeks to complete the relevant reference and credit checks. Once these are complete we will be in touch to confirm a signing up date at our office.

    4. During the signing up appointment you will sign the tenancy agreement, minimum 6 months term, and we will hand over a set of keys. You will need to bring the deposit and first month's rent in cash, we do not have a card facility.

    5. If we 'Manage' the property we will be your first point of contact to assist with any maintenance issues during the term of your tenancy. Alternatively if it is a 'Let Only' then we will supply you with your landlord's contact details for you to liaise with directly.
