Tenants

Unlike many agencies, we do not charge you for registering with us. We don't charge you for checking standard references and we do not charge you for signing a lease.

We know that you don't have the time to mess with paper based forms and you want to see a property from the outside and inside before you spend time travelling out to view it, only to find out its not as it was described. Our staff are all intelligent, flexible and easy to deal with, a refreshing change in this market, and we always make sure that we include external and, wherever possible, internal photos of every property on our website.

You can register your interest in a property online and arrange a viewing at a time convenient to you. We are able to offer viewings up until 9pm in the evening and on both Saturdays and Sundays.

What do you need to do? Make sure that you can pay a month's rent in advance and place with us a security deposit equivalent to a month's rent plus £100. You will get your full deposit back at the end of the let so long as you keep the property well and make sure that you don't damage anything beyond what is 'fair, wear & tear'.

When you take the property, be prepared to sign a legally binding lease and if you share with someone over 18 years old you are jointly responsible for them and their part of the rent as well your own, so make sure that you know them well before you decide to move in together! Remember you are also responsible for Council Tax, the utilities and phone bills, and the TV licence so make sure you allow sufficient in your budget for these things too. We can always advise you on the likely cost at each property.

All of this at no charge to tenants. No other letting agency in the area offers such a great deal.

We hold tenants deposits, collect your rent, pay you electronically every month and provide you with detailed sets of accounts. We will draw up an inventory and schedule of condition and maintain or advise on maintenance to keep your property in the standard you require. We even offer a subsidised gardening service for those landlords who want their gardens to maintained.
