    Through our "E" mailing list, we provide regular updates covering market comment & trends with the odd anecdote thrown in to keep you interested. Not many agents do this.

    Strangers to the area are often worried about where they choose to live just as much as what sort of property is right for them. We provide information sheets and web links to videoettes and pdf's along with other links to help potential buyers gain a better understanding of this wonderful location and the advantages of living here.

    Most Estate Agents will have their properties featured on the highest profile portals like Rightmove. Most Guild members have a wider spread than most. We are also supported by London & Country, the UK's largest Mortgage Broker who have been exemplary with their service. We also deal with Daren Austin who provides a first class mortgage service for those that like to "keep it local". We have a strong bank of local tradesmen etc many of whom have been engaged by members of staff to help them solve their "home issues".

    6. Embracing Social Media

    Like it or loathe it, it's with us to stay and we would be remiss to ignore it, so we have made sure we utilise the best tools available to enable us to "spread the word" about fresh properties coming to market. If you're on Facebook, make sure you "Like" your property on Rightmove and get your friends to do the same and watch it go viral! Our videoettes are on Youtube too. (We draw the line at Twitter though!!)

    The Buying Process Costs unfortunately are part of the process and the pain can be eased if you are aware in advance of the pending costs. Your solicitor will advise on the legal costs, if you have not chosen a solicitor, then we can recommend both local (Tewkesbury, Cheltenham and Gloucester) and on line options.

    Selecting & Viewing Properties:
     Let us know either on line or by phone, when you wish to view and give an alternative day/time if possible. In most cases we will accompany you or meet you at the property.

    Making an Offer:
    Once you have found a suitable property, an offer in writing will be sent to the vendor (where possible we will also contact the vendor by phone). Any offer you make on the property will be subject to contract and is not legally binding on you or the vendor. At this point, or before any offer is formally accepted, we will require documental evidence of your ability to proceed along with proof of identity and of your current residence.

    Offer Accepted:
     Once an offer is accepted we will confer the terms in writing to all parties involved, and hopefully gain an idea of exchange and completion dates. This is when you will need to make instructions to your solicitor and arrange surveys etc and proceed with a mortgage. Remember a contract is not binding until contracts have been signed and exchanged.

    Conveyancing:
    Now it is time to process the legal work by your appointed solicitor or licensed conveyancer. We can assist you and find you a solicitor if you so wish.(see costs)

    Contracts and Searches:
     Once the title deeds are in the hands of your solicitor he/she will carry out necessary searches via the land registry and to ensure there are no problems with the sale. Once the solicitor has all replies and is satisfied they will then be ready to exchange contracts.

    Conformation of offer:
     Once this has been sanctioned you will be informed of terms of your mortgage and any deposit you will have to pay.

    Exchange of contracts:
     The contract will now be signed by the vendor and yourself and the relevant deposit paid, contract will be exchanged and now the contract is binding by law, completion is usually 2 weeks from date of exchange Completion: Now you will need to put in motion your removal arrangements and necessary changes of addresses etc, see notes for a list to assist you.

    Ian Southall started in Estate Agency in 1980. Initially trained by Steven Gooch, manager of the Tewkesbury branch of Wynns Estate Agents, Ian took over the office and doubled its turnover within a few years. He was made up to Executive Director and went on to build up the Newent and Ross on Wye branches before opening a new branch in Worcester in 1984. "Getting married in the same year was perhaps not the wisest idea, but I have no regrets in either department!!" he recalls.

    Once Worcester was established he then took over Wynns Head Office in Gloucester as Steven Gooch had moved on to set up the now highly regarded "Steve Gooch Estate Agents" group of companies. In the late 80's a lot of independent agents started selling their profitable businesses to financial institutions and 4 Wynns branches went this way to the C&G, including Tewkesbury ( C&G Estate Agents were later taken over by Taylors ) Ian didn't agree with this so he moved away from Agency and joined Sun Life of Canada where he gained a valuable insight into the financial services sector, but it wasn't long before he was back where his heart truly lay, and that was selling houses.

    He was offered the opportunity to take over Steve Gooch's flagship Newent branch and over the next 10 years helped Steve build the company to a formidable organisation. He oversaw the birth and development of the Steve Gooch Mortgage Advice Bureau and advanced the fledgling commercial and property management departments, taking on board overall staff development and training as well. In fact he had diversified so much that he had once again moved away from the core activity of selling houses.

    Hence the birth of Chess Moves in 2001. "It was a brave step, starting from scratch with no properties to sell and a reputation in Tewkesbury that was over 10 years old! But I absolutely love the area, living with my family in Twyning, and I was determined to make it work approaching the challenge based on customer focus. I have always held a simple philosophy which can apply to many things in life- help people get what they want and that way you will get what you want- simple words, but very true." Chess Moves has now achieved a reasonably established position and back in 2003 they were chosen by the Guild of Professional Estate Agents to be their exclusive representatives for Tewkesbury and the surrounding areas. This membership has continued ever since, and now Ian is a member of their National Advisory Panel.

    Ian has always had an innovative and often inspired approach to agency and has frequently set trends ( he was using floorplans as early as 1985 in Worcester! ). Chess Moves continue to build even further on their own reputation and, with Stuart Franklin & Shaun Gould maintaining the day to day operations, he continues to work in the background further establishing Chess Moves as the "Agent of Choice" for home sellers within the Tewkesbury , North Gloucestershire, South Worcestershire and Herefordshire border areas.

    Stuart Franklin
    With over 10 years selling houses under his belt in and around Tewkesbury, his local knowledge, especially in the villages both East & West of town (having been brought up in the area) is invaluable.     Also with 10 years experience and known as "The King of Walton Cardiff" not only does he know all the build and types of property in that area (having run a local Estate Agency Office there) he also has a depth of knowledge of all the towns properties. So with Stuart & Ian (the expert in outlying areas) we've got "local knowledge" covered better than anyone in the area.
