    RESERVATION FEES
    Once you have found a suitable property to rent, we don't want you to lose out. There is a £400.00 reservation  fee to be paid, and this ensures the property is taken off the market and the reference process is started. You'll  find the reservation fee form to the back of this guide, so please complete and return it to Church Robinson as soon  as you can. Your £400.00 will be offset against the charges due 48 hours before your tenancy starts.

    SET UP CHARGES
    Our set-up fee of 15 days rent plus VAT is a one-off cost applied to all tenancies. The fee covers: set-up  administration, two tenant references (additional references for additional tenants are charged at £100.00 per  reference completed), preparing the tenancy agreement and collating the necessary paperwork. The set-up  fees are subject to a maximum charge of £649.00 inclusive of VAT.

    REFERENCES
    We have enjoyed placing a wide variety of tenants in properties, but we are duty-bound to reference everybody  we put forward. Your completed references will form part of a wider picture built by our referencing agency.  We'll also require photo ID and proof of address. Once the reference process has been completed a credit  score, employment and landlord reference will have been obtained and these will be shared with the landlord.  Once the landlord has approved these we'll be in a position to offer or decline a tenancy agreement.  We understand that not everyone has a blemish-free record so as long as the landlord agrees a rental guarantor  could be an option. A guarantor will need to undergo credit and reference checks themselves, and an additional  charge of £100.00, will be charged if a guarantor is needed.

    DEPOSIT
    Church Robinson requires a deposit of at least one and a half times the monthly rent, this is payable in advance.
    As a reputable letting agent we ( Jones Robinson ) will hold your deposit in a dedicated client account throughout the tenancy, and
    register the amount with a government-backed deposit protection scheme. The details of the scheme are  available upon request and will be highlighted within the tenancy agreement. The deposit will be held in a  special client deposit account, no charges are made for bonding the deposit and no interest is payable. Your  deposit cannot be used, at any time, to meet monthly rental payments. Instead, the deposit will be used to pay
    for any cleaning, damage, repairs or other breaches of the tenancy agreement when your tenancy comes to an  end.
    Looking after your rental property and respecting its contents is the best way to ensure your deposit is returned  in full. We will aim to return the deposit, minus necessary deductions, as quickly as possible. If Jones Robinson is  holding the deposit, we will require written confirmation from both the landlord and the tenants of any  deductions to be made.

    Lucy Cook- Lettings Manager
    Lucy Cook joined our head office in 2018 from a sales position in Newbury, after gaining a degree at the University of West London. A hard-working, dedicated member of the team, Lucy's career has progressed from a trainee lettings negotiator to lettings manager of our Didcot office within just 15 months winning Gold in the British Property Awards ! She has learnt many skills within her time at the Jones Robinson Group and strives to offer a personal service to all, guiding tenants and landlords throughout the renting process. Lettings Director Joel Osbourne added, "Lucy frequently gives up her personal time to ensure that her clients' needs are met, in fact, she recently gave up her weekend to conduct a run of viewings at a particularly property to ensure that suitable tenants were found for her client and they didn't suffer from a void period."Lucy is always looking for a new challenge and is currently training for the Three Peaks challenge with other members of the team.
