    Clarke & Simpson is an independent firm of Chartered Surveyors dealing in rural property matters including estate agency, residential lettings, farm and land sales, professional valuations, estate management, auctioneering and architectural work. With a team of over thirty working from our office in the medieval town of Framlingham, we pride ourselves on our wealth of experience and knowledge and do our very best to a offer a completely dedicated, personal and professional service.

    Whilst our business is based around bricks and mortar, more fundamentally it is about people and this is where Clarke & Simpson hope that we genuinely excel. We believe our reputation is built on openness and honesty.

    History
    The business was started in Christopher Clarke's playroom back in 1989. Christopher had previously been the managing director of a large corporate agency and was keen to get back to his original roots of selling property and offering a first class personal service. The business may have grown but there is still the great enthusiasm from all the team to offer the highest quality care and attention.

    We all detest phoning any business and either getting an answerphone or speaking to someone who cannot help and are simply fielding the call. We really want everyone who contacts us to feel that we have done our very best to help in a prompt and efficient manner. When you call during working hours you will always get to speak to one of our experienced team, not an answer phone. If that person cannot immediately help you, they will do their utmost to find someone who can.

    We are lucky enough to deal with a huge range of properties, from estates and farms worth several million pounds, to tiny cottages at less than £100,000.  No matter the value of the property, or who the client is, the property will receive the same attention.  We would encourage all potential clients to browse through the properties we currently have for sale on our own website or Rightmove, and compare the quality of our particulars against our competitors. Reading a set of details is the first impression a potential purchaser will have of your property and, therefore, it is imperative that these are of the highest quality, including a full description, professional photographs, floor plans, a local map, EPC and local information.

    There is no doubt that online marketing is crucial, with over 90% of buyers now searching for property via the internet. As well as finding all our properties on our website, clarkeandsimpson.co.uk, and Rightmove.co.uk, you can also 'like' us on Facebook and receive details of all properties as soon as we launch them. In addition, we have a vast database of applicants looking for property and we pride ourselves on our Suffolk Property Guide and regular Property Updates that are sent to all our mailing list by post or email (depending on preference). We have a very strong presence in the East Anglian Daily Times, as well as other local media such as Suffolk Magazine and Places and Faces. We are also members of The London Office, who provide us with a vital link to buyers from the capital and Home Counties.

    Viewing Properties and Communication

    We always liaise with clients to organise viewings and are more than happy to accompany these on our clients' behalf.  As well as our agents, we have a dedicated team of viewing staff who can accompany viewings at all times, including evenings and weekends.  All our viewings are followed up by our staff and you, as our client, will receive regular feedback reports from us.  In more difficult market conditions, which we are currently experiencing, we believe it is crucially important that we communicate useful and accurate feedback to our vendors so that steps can be taken to amend and adjust our marketing approach to reflect the feedback received.    

    With a dedicated residential property team, we can keep our clients fully in the picture, from the initial viewing all the way through to the completion of the sale.  Whilst your main point of contact will be your agent, every member of our property team will do anything we can to make what can be a stressful process as straightforward as possible.

    Christopher Clarke FRICS FAAV - Partner

    'The founding partner is always thinking about business - even when he is shooting or playing golf!'
    Christopher has been a Chartered Surveyor and Fellow of the Association of Agricultural Valuers since the late 1970s.  Originally working with the family firm of Spear & Sons based in Wickham Market, he ultimately became managing director of Abbotts before deciding to become a sole practitioner in 1989.  He was joined the following year by Michael Simpson.  His personal ethos has always been to provide a personal and professional service.

    Hayden Foster MRICS FAAV FARLA - Partner

    'Hayden is dedicated, honest and a gentleman, that is until you meet him on the football field!' 
    Hayden grew up in Badingham where his family has farmed since 1950.  Farming and the countryside have always been of great interest to him which led him to the decision to pursue a career as a rural practice Chartered Surveyor.  Hayden attended Thomas Mills High School in Framlingham and then joined Clarke & Simpson after carrying out a postgraduate study at the Royal Agricultural College, Cirencester.  He qualified as a Chartered Surveyor and a Fellow of the Association of Agricultural Valuers in the early 1990s and is former President of the Suffolk Association of Agricultural Valuers.

    Henry Birch MRICS - Partner
    'When he's not managing large country estates, Henry manages (or tries to) his two teenage daughters!'
    Henry originates from Shropshire, where his family still farms.  He joined Clarke & Simpson in 2003 from Bidwells where he had worked for over 20 years, building a reputation for expertise in estate management.  Henry's work primarily consists of managing rural based estates throughout England and Scotland, encompassing a wide range of professional skills.

    Oliver Holloway MRICS FAAV FARLA - Partner
    'Oliver is known throughout the office as Mr Reliable.  He will always go that extra yard for his clients.  He only wishes his golf clubs would do the same for him!' 
    After attending Woodbridge School and obtaining a degree in Land Management at Reading University, Oliver joined Clarke & Simpson in 1999 whereupon he became a Chartered Surveyor in 2001 and a Fellow of the Association of Agricultural Valuers in 2003.  Oliver deals with a wide diversity of agricultural matters, specialising in rural valuation, management, farm and land agency.  He also jointly heads up the residential lettings department with Hayden.  He is a member of many agricultural associations and is the Training Officer for the Suffolk Association of Agricultural Valuers.

    Stuart Clarke MRICS MNAEA - Partner
    'Stuart loves what he does - he lives and breathes it - just ask his wife!'
    Stuart is Christopher Clarke's son and joined the business in 2005.  Having attended Framlingham College, Stuart gained a degree in rural land management at the Royal Agricultural College, Cirencester.  He then joined a rural practice in Essex which provided grounding in all aspects of property.  Stuart heads up the residential sales team with Oliver Johnson and is a Chartered Surveyor as well as being the former Chairman of the Suffolk Branch of the National Association of Estate Agents.

    Oliver Johnson MRICS MNAEA - Partner
    'Oliver will always try to see the positive in every scenario.  His glass of Adnams is always (at least) half full!'
    Oliver attended Woodbridge School and originally joined Clarke & Simpson in 1997.  This exposure to property resulted in Oliver gaining a BSc Honours in Real Estate Management.  Following graduation, Oliver worked for regional and national firms of surveyors during which time he was elected a Member of the Royal Institution of Chartered Surveyors.  Oliver is also a Member of the National Association of Estate Agents.  In conjunction with Stuart, Oliver heads up the residential, development and commercial team.
