FREE MARKET APPRAISALS

We will present to you, a detailed update of the current market activity within your area. This will include extensive research and detailed information of similar properties which are currently on the market or have recently sold, and a selection of similar properties we have sold to demonstrate our success in selling properties similar to yours.

We will discuss your circumstances and wishes and considering the time available, your financial considerations and the extensive research presented to you we will recommend a tailored marketing plan put together to achieve the best possible price, in order to reach your goals. Our advice is completely free.

We will explain our 'no sale, no cost' sole agency agreements. Simple, fair and clear agreements that include everything we believe will be required to achieve the best price for your home.

WHEN YOU INSTRUCT COAST & COUNTRY

We aim to get your property on the market within 48 hours. Using professional photography equipment we are able to produce high quality images of your home and present these on our marketing materials.

Our dedicated E-Marketing Manager will ensure your property is prominently listed on all major property portals and our own website, www.cacia.co.uk.

Your property will be emailed to thousands of buyers both registered with us and on property portals. Further email notifications will be sent when significant events occur such as new photos and revised prices.

Your property will be advertised in The Mid Devon Advertiser's Home Buyer. This will guarantee your property exposure to those who do not use the internet.

Your property will be proactively promoted by all means available at our office.

Shortly after receiving your instructions, our sales team will visit your property so they are fully informed. They will then work diligently to generate viewing. We will mail out details and contact applicants by phone targeting proceedable buyers in order to achieve the fastest possible sale.

Trained sales staff will accompany all viewings. This is the best way to sell your property and to get genuine feedback which can assist in future marketing. We always endeavour to make appointments at convenient times for both vendor and viewer.

Chartered Surveyors

For RICS Homebuyers Reports and Building Survey (formally referred to as structural survey). We work closely with and recommended the services of Duncan Christie-Mutch Chartered Surveyors.

Energy Performance Certificates

Our energy assessor can provide EPC's for a small fee. EPC's are a necessary requirement when selling a home and are provided free of charge to all our vendors.

Ashley Mathews - Senior Partner

I Studied Chemistry and Computing at Portsmouth Polytechnic, then trained as an Independent Financial Adviser specialising in mortgages. I was one of the first advisers to be awarded the newly introduced Financial Planning certificate in 1988.

Shortly after I took up a management role at Coast and Country and sometime later the senior position and joint ownership of the firm. I simultaneously ran a substantial hospitality business, which I built up and subsequently sold. I also managed exhibitions across the UK and Ireland, for an International property company, which sold thousands of homes in Spain and Cyprus.

More recently I have been involved in a number of successful residential renovation projects and I have run the London Marathon twice. I am currently a residential and commercial landlord. My extensive knowledge of the property market and experience is available to the clients of Coast and Country.

Michael Griffiths - Managing Partner

I am a career estate agent with over 30 years' experience. I trained in a corporate environment where I rose quickly through the ranks, achieving 'Negotiator of the Year' in 1990 and 1991.

Over time I have acquired a tremendous depth of knowledge relating to the Teignbridge property and a great number of useful contacts.

My experience is the basis of the advice I give and it adds credibility to my appraisals and weight to the marketing of homes listed with us.

Properties valued by me and marketed by Coast and Country are perceived as desirable. I started work as a negotiator at Coast and Country in the 1980s and today I am the managing partner, with overall responsibility sales and marketing. I love working with people and property as much today as I always have. The level of repeat business we conduct is something I am very proud of and recommendations are the key to my continued success.

Tom Wotton - Sales Manager

I studied at King Edward VI College in Totnes leaving in 2003 obtaining 10 GCSEs. I joined Coast and Country as a trainee negotiator in January 2004 at the age of 17. After gaining experience specialising in selling residential property with the firm, I now manage the sales team and aim to make sure all of our clients are looked after exactly how they would expect.

In my personal life I enjoy running, having run half marathons and off-road 10 KM races. I also enjoy spending time with my family, and doing DIY when I am able, which helps in my hope to continue in property development as a hobby.

Having lived in and around Newton Abbot all of my life I believe my extensive local knowledge is extremely valuable to clients selling their homes in the area.

Sarah Warren - Office Co-Ordinator

I grew up in Plymouth and attended Plymstock School before moving to Cornwall to study Geography at the University of Exeter's Penryn Campus; working in retail during evenings, weekends and out of term time. I moved back to Devon the month after graduating in 2015 and settled in Newton Abbot, where I continued to work in retail supervision and customer service.

As a result of my own first house purchase in 2016, I decided that Estate Agency was something I had a genuine interest in and consequently took up an administrative position at Coast and Country in September 2017.

Darren Smith - Appraisals and Listings Manager

After studying at Dawlish Community College I took a role in retail. I enjoyed the working environment and interaction with customers so quickly rose to management position.

In 1996 I decided it was time for a new career with greater opportunities. I started work as a negotiator and gained considerable knowledge of the property market. I was then offered a more senior position by a corporate estate agent. With higher remuneration and the chance to learn in a different environments, this was a great move and, over time, I became a top performing listings manager.

Although the corporate environment had many positives, it proved somewhat restrictive so I moved back into independent agency taking the role of office manager, which was both challenging and rewarding.

When a senior position became available at Coast and Country I decided it was an opportunity not to be missed. Working for the top performing agent in an area just makes the job easier and means you can offer better value and service to clients, so I have never looked back.

Karen Bray - Head of Sales

Having started my career in pensions, I moved onto working with property just over ten years ago. Since then I have held a number of roles in different aspects of the property industry, covering lettings, new homes and of course residential sales in both corporate and independent settings, including being branch manager of an estate agency in Exeter. I am NAEA qualified and hold hold NFOPP Level 3 Technical Award in Sale of Residential Property and joined Coast and Country in January 2018.

When I am not at work, I enjoy spending time with my family and taking my dogs on long walks in some of the beautiful countryside that Devon has to offer. 2018 also saw the arrival of my first grandchildren who keep me both busy and happy!

Callum Hawkins - Senior Negotiator

I studied Theatre and Performance at Plymouth University and graduated in 2012, then moved to London to take a position with UPS. After six months in the city I decided to return to my roots in Devon. I found employment with Ross Aldridge Solicitors and then moved into the catering industry working for Whitbread. I kept looking for new challenges, and took the opportunity to train at Coast and Country. I get a great sense of satisfaction every time I find a client a new home. I believe my communication skills allow me to build up a report with clients and identify their goals and motivations. By obtaining as much information as possible and understanding clients' circumstances, I am able to agree a large number of sales for clients like you and to help facilitate smooth transactions.
