    In more detail...

    Cobb Farr Residential offer a tenant find service for a one off fee of 75% plus VAT of the first month's rent at the commencement of the tenancy. This fee includes a gold back up service which lasts the length of the contract whereby we offer help and assistance to landlords and tenants alike.

    We are happy, within office hours, to assist in the organization of tradesmen, liaise with landlord/tenant on any matter and organize quotes for work needed etc. acting upon the landlord's instruction.

    Out of office hours we can supply the number of a 24 hour call out service provided by Bath Property Maintenance for emergencies.

    This service comes within the fee we charge at the beginning of the tenancy. The only other fee you would be charged would be if the contract is renewed - there would be a fee of £75 plus VAT charged to the landlord and the same to the tenant.

    We do not provide inventories or check out/check in but can organize these with a professional company on your behalf should you so wish. We would highly recommend that you have an inventory carried out as this would be very important in the unlikely event you have to go to arbitration at the end of the contract. Of course, you can do your own inventory but you would be advised to add video or photographic evidence to your inventory.

    The fee we charge to the tenant is £250 plus VAT which is very competitive compared to other letting agents. It is a one off fee with no hidden charges.

      Philip Cobb, Managing Director of Cobb Farr

      Philip is Managing Director of Cobb Farr. Before becoming a founding director of Cobb Farr, he worked for Lalonde Brothers & Parham, a major West Country Estate Agency, Philip worked in the Bath office and went on to manage the Chippenham and Swindon offices in particular overseeing the marketing of New Developments. 

      Utilizing this experience alongside managing the residential team, Philip also heads up the successful Land & Development Department at Cobb Farr. 

      Philip is a governor at King Edwards School where his 2 sons attended and is a keen sportsman with rugby his passion and other sports such as tennis and golf he still plays. Associate.

      Vivienne Hayes, Director

      Vivienne is a Director of Cobb Farr and is responsible for leading the Residential Sales team in Bath, she has been with Cobb Farr for over 10 years and has a comprehensive knowledge of the local residential market. 

      A former Senior Manager in the cosmetic and fine fragrance industry, Vivienne has a wealth of experience in the sales and marketing of luxury goods.

      Vivienne has lived in Bath for the last 26 years, both on the south and north sides of the City. She has two sons who both went to Millfield School and onto Durham and Warwick Universities. She is a keen skier and particularly loves watching Bath Rugby at REC.

      Lynette has worked for Cobb Farr in their Bath office for over 20 years, and together with Philip Cobb she heads up their Land & Development side of the business, whilst also working closely with Philip as his PA.
