    Renting your home can be beneficial for many reasons. Renting can be cheaper than owning your home and bills can be more predictable too, which is great news for those who prefer stable finances. With fewer outgoings, you can save more money and it is less stressful than being a homeowner as you won't need to pay for property maintenance - most of that will be done for you by your landlord.

    Renting offers more flexibility - you can move somewhere new relatively quickly which is useful if you plan a new job or are going away to study in the near future.

    Whether you want to rent a house or flat, the rental process is the same. Rental properties usually become available about two months before the end of tenancy date, so where possible it is worthwhile to start looking early.

    1) SETTING YOUR BUDGET

    Before you start looking for the right property, first consider what your priorities are - location, number of bedrooms, size of lounge etc and match them against your available budget.     You can then start looking for the right property that meets your criteria. You can register online with us for property updates or give the office a call and let us know the type of property you are looking for.

    2) VIEWING APPOINTMENTS

    Once you have found a property that you are interested in get in touch with the office to arrange a suitable time for you to view the property.

    Our staff are fully trained in helping you find the perfect home so the more information you can give them to explain exactly what you are looking for and what is on your wish list will assist them in helping you to find 'home'.

    3) DECIDING ON A PROPERTY

    If you would like to rent a property that you have seen you should then notify the agent quickly that you would like to rent it out. 

    From a finance perspective make sure that you consider how much the deposit is and any agent fees that may apply. In parts of the UK, the agent must advertise their fees on their website & be able to provide you with a breakdown if you ask.

    4) COMPLETING THE PAPERWORK

    At this stage you will normally be asked to pay a reference or administration fee, and on some occasions a holding deposit. The referencing process then begins and as a minimum will include:

    References from your current landlord and employer, Credit checks, Providing identification of who you are and Right to Rent Check.

    In some circumstances you may be asked to provide a guarantor. The same reference checks are then carried out for your guarantor as were done for you.

    We will then inform you if your application has been successful.

    5) SIGNING THE AGREEMENT AND PAYING A DEPOSIT

    A tenancy agreement is then drawn up which details all of the legal and contractual obligations that both you and your landlord must adhere to. It is important that you are familiar with the agreement before you sign it so make sure that you ask for a draft agreement when your application is accepted.

    The tenancy deposit and the first rental payment is then taken. It is a legal requirement that the tenancy deposit is registered with a Government approved deposit scheme after it has been paid.

    Before you can move in you must pay the balance of any monies owed such as the first months' rent, the deposit and any outstanding fees.

    6) MOVING IN

    On the start day of the tenancy Constables will meet you at an agreed time at the property to complete a full check in appointment.

    This process will involve giving you the tenancy documents, taking meter reads, completing a schedule of condition and most importantly handing over of the keys.

    7) DURING THE TENANCY

    Both you and your landlord have responsibilities while you are living in the property

    As the tenant you are expected to:

    · Pay the rent on time

    · Pay the council tax

    · Pay all the utility bills and the TV licence unless otherwise agreed

    · Do general household and garden maintenance

    · Dispose of all rubbish

    · Clean the windows

    · Carry out basic maintenance such as replacing light bulbs

    · Keep the property secure at all times

    · Advise of any repairs or maintenance needed as soon as it arises

    · Ventilate property

    · Not create unnecessary noise or disturbance for neighbours

    In return you should be able to expect to:

    · Have peaceful enjoyment of the property

    · Be given 24 hours' notice if access to the property is required

    · Have the landlord maintain the property to a good state of repair (unless you are responsible for the damage)

    · Have all gas, electricity and water supplies in working order

    · Have access to all operating instructions for any appliances and equipment

    · Be charged a fair market rate

    Inspections of the property will also be conducted at periodic stages during the tenancy. The inspection allows us to make sure you are adhering to the terms of the tenancy and the property is being looked after and it also gives us the opportunity to assess if any maintenance is required by the landlord.

    8) ENDING THE TENANCY

    The period of notice that both you and your landlord must provide will be set out in your tenancy agreement. You should tell us as soon as you have decided to move out and we will advise on the next steps and associated timelines.

    9) MOVING OUT

    At the end of the tenancy we will arrange a check-out appointment. You will need to:

    · Have paid all of the rent due

    · Make sure all of your belongings have been removed from the property

    · Hand back all keys

    · Make sure that the property is clean (to a professional standard) and that all contents are left intact

    · Take a note of the meter readings

    · Redirect mail & cancel all media services

    · Cancel your standing order (we can't do this for you)

    · Furniture must be left in the same place as stated on the inventory

    · Replace light bulbs that are not working

    · Ensure the garden has been tended to and left in the same condition as stated on your inventory and move in photographs

    · Put the rubbish bins out.

    10) RETURN OF THE DEPOSIT

    At the checkout, the property and its contents will be assessed and compared to the initial Check in report, schedule of condition and subsequent inspection reports. The results will be reported back to both the landlord and you. The expectation is that the property is left in the same condition in which it was let to you - allowing for Fair wear and tear.

    Within 10 working days of the tenancy ending, any deductions from the tenancy deposit should be agreed. The formalities of how and when the deposit is returned will depend on the provider that protects the deposit.

      2) Instructing an Agent

      When choosing an agent to sell your home, consider recommendations from friends, the opening hours of the agents and whether they will be available at times convenient to you to conduct viewings. Also consider the high street presence of your agent and what marketing they are able to do to promote your property.

      3) Presenting your Home

      Take time to prepare your home for sale. First impressions count and we want your home to looks its best. Finish any DIY jobs, de-clutter, de-personalise, make sure it is clean and tidy and check the outside; does your property have kerb appeal? We can advise you on the best way to present your home and help you with any work required and finishing touches. Once your property is ready to market we have the best equipment to photograph the property to show it at its best and we prepare high quality brochures.

      4) Marketing your Home

      To find a buyer it is important to give your property maximum exposure over a broad range of media including internet advertising, newspaper advertising, and magazine advertising. Make sure your agent is pro-active and is in regular contact with their buyers.

      5) Viewings

      Agents are the experts in selling property, and are best placed to promote your property and try and close a sale.       9) Exchange of Contracts

      Once a survey has been carried out, the buyer has their mortgage offer and all legal work has been undertaken, it is time to exchange contracts. At this point both parties have signed contracts and the buyer will pay their initial deposit monies (often 10% of the purchase price) which will be transferred from the buyers solicitor to yours. A completion date will be agreed by all parties.

      10) Completion

      1) Arranging Your Finances

      Before your start searching for a property it is advisable to arrange your finances and if required obtain a mortgage agreement in principle. This will confirm your budget so you know exactly what you can afford to buy.

      2) Register As A Buyer

      Once you know your budget, the next step is to register with us as a buyer. We will discuss your property requirements, where you want to live and what you can pay. By registering with us we will help find your ideal home, and make sure you are one of the first to know about any new instructions and reductions.

      3) Start Your Search

      Once you have registered with us we will send you any suitable properties by post, email and via our mobile app. Let us know if there is an area you particularly like and we will canvas for properties on your behalf.

      4) Viewings

      It is advisable to view a range of properties in order to get a good understanding of what is available. Once you find a selection of suitable properties we can organise viewings at times to suit you. Following your viewings it is important to give open and honest feedback to the agent so this can be reported back to the seller.

      5) Making An Offer

      When you find your ideal home, it is time to make an offer. It is important to demonstrate to the agent your ability to proceed, for example proof of funds or your mortgage agreement. If you are in a chain the agent will check the full details of the chain and this information will be put forward with your offer to the seller make an informed decision. Your offer will be submitted verbally and in writing.

      6) Offer Agreed

      If the seller accepts your offer we will confirm the agreed price in writing. It is at this point that we will require your solicitor details and date that you intend for survey to be carried out.

      7) Survey & Mortgage Offer

      If you are buying a property with a mortgage, a surveyor will be instructed to survey the property on behalf of your mortgage company. The mortgage company will advise you on the cost of this. The survey is to check the property for any defects and to confirm the value. You can request a more detailed survey at your expense. After the mortgage valuation report is received the mortgage company will issue a mortgage offer to you and your solicitor.

      8) Instructing a Solicitor

      The successful purchase of a property can often be down to the efficiency and experience of the solicitor. It is advisable to do some research before you instruct a solicitor to act for you. The solicitor will carry out the legal process involved in buying a property (conveyancing), including raising enquiries, conducting searches, requesting mortgage funds, and setting dates for exchange and completion.

      9) Exchange Of Contracts

      Once all enquires have beed addressed and contracts have been signed by all parties, your solicitor will request deposit monies (often 10% of the purchase price). These monies will be paid by your solicitor to the seller's solicitor and a completion date will be set.

      10) Completion

      On the agreed completion date your solicitor will transfer the remaining balance of the purchase price to the seller's solicitor. Once funds have been received we will receive a call from the seller's solicitor to let us know we can release keys to you for your NEW HOME!
