These are valid for 12 months.An Energy Performance Certificate must be obtained before the property can be marketed. These are valid for 10 years.     We recognise the success of our Rental Property Management Portfolio lies with good tenants.To find your ideal property, we need to know as much information as possible, with a clear understanding of your requirements; you will be required to provide the following information we will then be able to match you with your chosen property
    • A completed copy of your application form
    • A completed credit check application form - signed and dated
    • Proof of ID/Residency/Signature - i.e. driving licence, passport, utility bill etc.
    • Employers Reference/Proof of Income
    • Character Reference
    • Landlords Reference
    • National Insurance Number
    • Administration fee (deposit of cash only)
    • Guarantors (if required) will also need to complete the relevant credit check and application forms together with providing proof of ID/address, proof of income/employers reference.

    Holding deposit:
    (deposit of cash only and is not subject to VAT) Payment of the holding fee will be required in advance; this is in order to reserve the property and remove it from our availability list. The sum of the deposit will be deducted from your first month's rent in advance. Should the tenant withdraw from the proposed letting, through no fault of the landlord or the agent, all of the 'Holding Deposit' will be retained. None of the Holding Deposit will be retained should the Tenant's withdrawal be due to a breach of the proposed letting agreement by the landlord or agent. The holding deposit shows good faith on the part of a prospective tenant.

    Administration fee:
    (deposit of cash only) Prior to your taking a property with us you will be asked to pay an administration fee to cover the cost of your references and tenancy. Should the tenant withdraw from the proposed letting, through no fault of the landlord or the agent, half of the 'Holding Deposit' will be retained. None of the Holding Deposit will be retained should the Tenant's withdrawal be due to a breach of the proposed letting agreement by the landlord or agent  (All persons over the age of 16 that will reside at the property must be declared on application)

    The sum equal to One calendar month's rent is required in advance, an additional bond may be applied where pets are permitted (all bonds are held securely by the DPS)
