    Dale Eddison is a truly independent firm of Chartered Surveyors and Estate agents, specialising in residential property in the Wharfedale and Aireborough districts - and proud of our heritage.

    Founded by William Eddison and Bill Dale in 1991, this successful partnership then merged with Jonathan Barraclough and his highly respected Guiseley practice in 1994 when a third office, run by Gary Shankland, was added to the firm. Following incorporation in 2007, Dale Eddison Ltd continued to expand in 2012 with a new office in the popular Airedale village of Silsden and a dedicated letting office in Ilkley! !

    Local newspaper advertising is included within our marketing package, unless otherwise agreed. Our striking full page property adverts in the Ilkley Gazette, the Wharfedale and Airedale Observer and the Wharfe Valley Times produce an excellent response from buyers both locally and nationally. In addition there is the option to advertise in The Yorkshire Post should it be appropriate. (There may be an additional charge for this).

    Sales Tracking
    Once we have received an offer we will you give you as much information as possible to allow you to make an informed decision, including the buyers chain and situation, time scale and motivation. Each of our offices has an experienced and dedicated member of staff who will then monitor the progress of your sale on a regular basis, liaising with both yourselves and your buyer, tracking the progress with solicitors, surveyors, bank and building societies, whilst keeping you informed at every stage. This is often the most stressful and nail-biting period of any property transaction, where good estate agents really earn their fee and lesser agents step back and hope things just happen!

    Viewings & Security

    As soon as we are given instructions to proceed with the sale of your property our sales negotiators will contact buyers from our extensive database. It is our intention to create immediate interest in your property. If you are living in the property you may wish to conduct viewings yourself. If you are unsure about this we are more than happy to conduct them on your behalf, sometimes the potential buyers prefer it! We never release keys or leave prospective buyers unattended. Your personal details are not given out unless we have your consent to do so. Once a viewing has taken place we will contact you with both positive and constructive feedback.

    Contacting Buyers

    The first couple of weeks of marketing are often the most lucrative in terms of attracting the 'best' and most 'serious' buyers. Therefore speed is essential in order to contact buyers quickly and efficiently. We are one of the few agents to use SMS Text messaging via mobile phones, as well as email, plus the more traditional methods of the good old Royal Mail and the telephone!
