    The company was born when David Kirby and Lee O'Brien, already very successful estate agents, decided to leave the corporate world and open an office that would be independently owned by highly motivated, personable and local young men.

    The first David Lee office was set up in 2004 in Stansted Mountfitchet, a thriving village on the Essex and Hertfordshire border, concentrating on residential property sales. The company soon moved into the private rental market as well, due to the high demand from local landlords who loved the David Lee brand and service. The lettings department grew quickly and soon became an integral part of the business, enabling us to provide the full moving service.

    In January 2010, we opened the doors to our second office in the heart of the delightful market town of Bishops Stortford. The company already had a sales presence in Bishops Stortford and it was a natural progression for us to move into this larger market. Making this move gave us the ability to provide our customers with superb coverage of the local area, with both offices working together as a unified team.

    In January 2016, we opened the third office in our network in the thriving town of Great Dunmow which has allowed the agency to operate over a larger area than before. We hope that our offering in this town will be just as successful as our current locations.

    David and Lee both live locally and are very active in the community. They keep their fingers on the pulse of all developments in the property world both locally and nationally, to make sure they stay at the top of their game.

    We have built a trusted reputation based on honest professionalism and are responsible for managing an extensive and diverse residential portfolio in Bishops Stortford, Stansted Mountfitchet and the surrounding villages.

    A brief summary of our services is outlined below:

    Let Only

    This involves sourcing a suitable tenant and vetting them prior to referencing. We prepare the tenancy agreement (£84 including VAT) and register the deposit on your behalf (£66.00 including VAT). These documentation and registration charges are one off fees at the start of the tenancy.

    Rent Collection

    As above, but we receive the rent from the tenant and forward onto the Landlord, either with tax deducted (if they're not NRL approved) or without tax if they have an NRL Number. In the unfortunate event that the tenant should stop paying their rent, our robust accounts department ensure that we chase the rent within the jurisdictions of statute law carefully considering the Protection from Harassment Act 1997 and the Protection from Eviction Act 1977 so as not to put you, or us in danger of court action. Monthly statements are provided in order that tax returns can be submitted with ease and Landlords can keep abreast of their incoming and outgoings.

    Fully Managed

    This is our most popular service. This service includes the rent collection above but also includes the following:

    Utilities- When a new tenant moves in, we will notify the gas, electricity, water suppliers and council tax of the new tenants details we will provide them with the relevant meter readings so that closing bills can be sent and the new tenants account will be set up immediately.

    Repairs- We will always try to identify the issue and possible cause by either speaking through the nature of the repair with the tenant, or indeed visiting the property ourselves and where simple repairs, like bleeding a radiator is required, we will guide the tenant on how to do this for the future. This means that repair calls are kept to a minimum but where repairs are reported can be quickly ascertained as the Landlord's responsibility to remedy. We will then, subject to Landlord's instructions issue a works order to either our Handyman or skilled Tradespeople, depending on the nature of the repair.

    Out of Hours- Occasionally things do break down outside of office opening times. With this in mind, we offer a 24 hour service whereby a Tenant can contact a member of the team and they will assess the need for an engineer visit there and then, or if indeed the matter can wait until we are back in the office to deal with. If the repair appears simple, for example resetting the pilot light, the tenants will be talked through how to do this.

    Property Visits- We conduct the first visit three months after the tenants have moved in and then six monthly thereafter. This is to ensure that the tenants are looking after the property in a "tenant like" manner and their opportunity to report any minor issues which can be resolved by the Property Manager if possible or reported to you for your instructions. A report is drawn up and sent to the Landlord for their records.

    Legal Notices- Section 21 notices to regain possession of a property, Section 13 to request a rental increase on a periodic tenancy and Section 48 notices are all served on the most up to date Prescribed Information forms, thus ensuring that any matters bought to the Courts (if necessary) will return a favourable outcome from the Judge.

    Deposit Returns- At the end of the tenancy, subject to an inventory report being conducted at the start of the tenancy, we will liaise with both the tenant and the Landlord to discuss any deductions from the security deposit (if applicable) and will arrange for the deposit to be returned within the timescales specified by the deposit scheme.

    Deposit Disputes- In the unlikely event that an agreement cannot be made between the Landlord and the Tenant with regards to any deductions at the end of the tenancy, we prepare the documentation to support the Landlords claim and submit this to the independent adjudicator for their decision.

    Compliance certificates- We will ensure that any certificates which are a legal obligation of the landlord (e.g. CP12 Landlord Gas Safety Certificates, Electrical Certificates) are carried out by qualified tradesmen before the due date meaning that at all times your property is legally compliant within the compounds of UK Law.

    Renewal of Tenancies- Two months prior to the end of a fixed term, we will serve the tenant a section 21 notice. This will automatically give the Landlord the right to possession of the property. If the tenant wishes to renew and the Landlord agrees to this, we will negotiate a rental increase if this is warranted and we will prepare and send out the new Tenancy Agreement for all parties to sign. This offers Landlords the reassurance of a tenant for a further term, rather than allowing the tenancy to continue on a "periodic" basis, which means that the tenant only needs to give one months notice after the initial fixed term.

    Annual Rental & Sales Reviews- our unique service provides Landlords with annual prices from a Sales perspective as well as a Rental Valuation. Whilst you may not be looking to sell the property any time soon, we believe that it is important to keep our Landlords updated with the current figures that their assets are worth.

    David Kirby - Director
    David is a founding director of David Lee. Before setting up the company he obtained an invaluable amount of experience in Estate Agency working for one of the top agencies in the Hertfordshire area. David's key role in the office is to look after our existing vendors and to gain new instructions by carrying out valuations in our covered areas. 
    David's success in residential sales is why he is seen as a leading force in the local property market and the first port of call when planning a move. He was educated locally and his extensive knowledge of the East Herts/ West Essex border is testament to the respect he has gained from many vendors he works tirelessly for. David lives in Bishop's Stortford and is very active in the local community, keeping his finger on the pulse of all new developments in local property.

    Emma Luckett - Property Manager
    Emma joined David Lee as Property Manager in 2014. She has worked in the property industry for 12 years, including roles at the UK's largest independent estate agent, a construction company dealing with new build homes, and an organisation dealing with vulnerable tenants in the London Boroughs. 
     Emma's role at David Lee is to manage tenancies from the point of moving in until they move out. Her many responsibilities include dealing with day to day building issues and repairs, ensuring that the David Lee portfolio is legally compliant, and dealing with renewal of contracts, serving notice and deposit returns. 
    She has recently moved to the area and enjoys spending time with her fiancé, family and friends and her beloved dog Monty!

    Liz Felgate - Lettings Administrator
    Liz joined the David Lee team in early 2015, having worked in the property industry for 20 years. She previously worked in property management and sales in both Hertford and London. 
    Liz's role of Lettings Administrator at David Lee involves responsibility for all pre-tenancy documentation, liaising with both Landlords and Tenants with a view to making the whole process of finding and moving into a property as stress free as possible. 
     Liz has lived locally for the past 14 years and has three children. She loves rugby, skiing, holidays and spending quality time with her family.

    James Rawlinson - Negotiator
    James joined David Lee's Stansted Mountfitchet office in September 2015, having previously worked in IT sales in Broxbourne, where he gained his sales experience and other skills that he has brought with him to David Lee. His role as Junior Lettings Negotiator involves making regular contact with interested potential tenants and booking viewings. In his spare time, James enjoys playing and watching football (he is an avid Spurs supporter), travelling and socialising.

    Bishop's Stortford is a historic market town in the county of Hertfordshire. It is situated on the border with Essex and is the closest large town to London Stansted Airport and part of the London commuter belt. Bishop's Stortford is 35 miles north of London and 27 miles south of Cambridge.

    The attractive town centre still has its market on a Thursday alongside a wide range of shopping facilities, restaurants and coffee shops. The town is surrounded by beautiful rolling countryside with pretty villages that are only a short drive away.

    Superb road links including the M11 and A120 provide great access to the rest of the country's road network and a high speed train line runs to London Liverpool Street (38 mins), Cambridge (31 mins) and Stansted Airport (9 mins).

    Education in the town is particularly strong with an exceptional range of 13 primary and five secondary schools which attract many home movers from outside the area. There is also an independent school, Bishop's Stortford College, which covers the whole educational spectrum from ages four to 18.
