Your property will be advertised on the main market leading websites such as rightmove.co.uk, primelocation.com, findaproperty.com, zoopla.co.uk and in local newspapers where we have a weekly full page advertisement. You property will also be available in our branches which are all linked to a central database and are situated within the centre of the local communities that we serve.

    Tenant Sourcing & Vetting

    At Dee Atkinson & Harrison we pride ourselves on our stringent vetting procedures for tenancy applicants. Our initial checks are performed over the telephone before a viewing of your property is even agreed. Potential viewers are asked to provide details including employment status, credit history and size of family. If these questions are answered to our satisfaction, a viewing of the property is then arranged. The viewing appointment is the first opportunity for our staff to meet the potential applicant in person and learn more about them. If the viewer wishes to apply for the property they are then invited to our offices, where further staff members can assess their suitability, to complete an application form.

    Our use of the external referencing company Homelet (the market leader) ensures that all applications are thoroughly checked in areas such as credit score, landlord references and employment references. Only when an applicant has passed all of these checks, and been agreed upon by you, will they be offered a tenancy.

    Viewing A Property

    If you have seen a property advertised with us that you would like to view you simply need to contact the office responsible for that property. Generally it will be the nearest office to the property locality. You can call or email us. We will ask you for a few details and arrange a convenient appointment for you to look around the property with a member of staff.

    Please note: all of our viewings are accompanied by either a member of staff or the Landlord of the property. We do not release keys to viewers.

    Tenancy Application Form
    If you wish to apply for tenancy of one of our properties you will need to collect an application form. One application form is required for each person over the age of 18 who will be living at the property. Generally these are collected from our office but they can be emailed to you in certain circumstances. You will be required to complete the application form and return it to us with , photographic proof of identification and proof of your current address.

    References
    Once your application has been returned to us it will be submitted to our credit reference agency who will run checks on your employment status, credit score and residential status, and request previous Landlord references where applicable. We will receive a report from the agency when these checks are complete. It is at this stage we will contact you to inform you whether your application has been successful.

    Tenancy With Us

    Once a tenancy has been agreed you will be asked to visit our office to sign your tenancy agreement and pay your first month's rent and deposit. When this is all complete we can hand you the keys to your new home!
    Dee Atkinson & Harrison has a dedicated Lettings team who are on hand to answer any queries you may have during your tenancy. If your property is managed by us you will be able to contact a member of staff to enquire about any issues you may have with your rent, the property or even just general tenancy questions. We have a widely skilled maintenance team who are available to attend any repairs you may need to report and, during public holidays such as Christmas, our tenants are provided with emergency contact numbers for contractors.
    Security Deposit

    Dee Atkinson & Harrison are members of the Tenancy Deposit Scheme for Regulated Agents (TDSRA). This scheme has been developed to ensure that the deposits held by the TDSRA are protected and that disputes about their return are resolved swiftly, inexpensively and impartially. Tenants can be assured when handing over their deposits to firms covered by this scheme that their money is safe and will be returned to them in full if the terms of the tenancy are adhered to and the property is maintained and left to a high standard. So, you can rest assured that your deposit money is in safe hands.

    Our dedicated Residential Lettings team have staff based at all three residential offices and cover the letting and management of a portfolio of over 300 properties. The work is divided between the Driffield area and Beverley/Hull with a dedicated full time lettings manager overseeing the department. The team is also assisted by the reception staff at all offices who handle general enquiries and book viewing appointments.

    Jeanette Kean
    Jeanette joined the company in 2005 after working for an estate agency in York. She feels very lucky in that she loves her job and that her skills are in being able to deal with any person and possible situation with understanding and compassion, as she only ever wants to achieve a positive outcome for everyone.She considers that If you have to do a little bit extra to get a result for the client, then that's just part of the job.
