    As mortgages are harder to come by in this current climate it is becoming ever more popular to rent. With the rental property prices at an all time high here at Edward Clark Estates we take the right steps to ensure you can comfortably afford what you are renting alongside your day to day living expenses. Take a look at our rental guide below to make the process easier for you.

    Viewing Property: If you are in rented accommodation at the moment you will need to give one month's notice in writing prior to your rent due date. Please bear this in mind when viewing. If this is your first time renting then make sure you have one month's rent as deposit and one month's rent in advance.

    Agreeing a Property: If you have special requirements i.e. smoker, have any pets or are in receipt of local housing benefit make sure the property you like is acceptable to these conditions. If you are in receipt of local housing benefit or have a low income to rent ratio then also make sure you have a guarantor in place. Beware if you do have pets you may be liable to pay an additional pet deposit.

    Guarantors: To be acceptable as a guarantor you must be a UK resident, have an acceptable tenancy application score, have a good credit history with no CCJ's/CD's/Bankruptcy/IVA's and have a monthly income of three x the monthly rental amount.

    References: Once agreed on a property and a price, you will then be asked to fill out your reference forms. There will be a charge for this. This is to ensure you can afford the property and obtain existing Landlord references from you.

    Check In: Now all your references have come back acceptable it is time to check you into the property. You need to bring along one month's rent as deposit plus one month's rent in advance in cleared funds. Go through your inventory with the agent, then read and sign your tenancy agreement.       1. Presentation: Pay attention to kerb appeal - you only get one chance to make a good first impression. Make sure your home is well presented inside and out. Keep lawns tidy and paths clear. If possible keep a parking space clear for your viewers.

      2. Light up your home: It may sound obvious but walking into a well let room will create a better first impression for potential buyers. Have all lights turned on if it's dark or a dull day before your viewers arrive.

      3. Eliminate smells: A well aired house will always be more appealing than a home that smells of animals, cigarettes or greasy cooking. If possible open windows to let fresh air into your home.

      4. Viewers first: When conducting a viewing always allows the viewer to enter the room first so that they can see it clearly. This will also help if some rooms are on the small side. Always end the viewing in the best room for the lasting impression.

      5. Tackle DIY disasters: Think like a buyer, walk around your house and identify any issues that would put you off purchasing it. For example, poor DIY and broken fences.

      6. Telephone numbers: Swapping telephone numbers with your viewer may seem like a good idea but often results in vendors being put in awkward positions at a later stage. Let us, as your estate agent do all the hard work for you.

      7. De-clutter: Ensure all kitchen and bathroom surfaces are clear. If possible keep toys out of the way. A clutter free environment can make all the difference.

      8. Accompanied Viewings: Prospective buyers will feel more like the house could be theirs if the current owners are not there.       Here is a guide to the buying process:

      Make An Offer: So you have found a property you like and you would like to make an offer, but what do you offer? This can depend on your buying position whether you are in a chain or chain free, dependant on selling a property and have your mortgage agreed in principal. Make an offer on what you feel the property is worth and remember a property is only worth what someone is prepared to pay for it.

      Instructing Your Solicitors: Once your offer has been accepted, it is time to get the legal process started. Edward Clark Estates have a panel of solicitors they recommend to make the process as smooth and as painless as possible.

      Searches & Mortgage Offer: As the legal process begins you should also be speaking with your Financial Advisor regarding your mortgage. The mortgage offer usually runs parallel with the legals. Make sure you have paid and instructed your survey and paid for your searches to the solicitor. So while your Financial Advisor is chasing the mortgage offer your solicitor will be applying for searches and raising preliminary enquiries. If you have any queries you wish to raise regarding the property now is the time to do so.

      Exchange of Contracts: So all the enquiries gave been answered, and the search results are in, your mortgage has been offered. Your solicitor will now call you into the office to arrange for you to sign contracts. At this stage you need to be arranging to draw down your deposit monies and pay into your solicitor's bank. Once you and the vendor (and the rest of the chain if necessary) have signed contracts, and deposit monies are clear, the solicitor will then begin release of contracts. Once exchanged this will then become legally binding.

      Completion Day: So the long awaited day is finally here... it's moving day! It usually takes up until midday for monies to clear and keys to be released. Your estate agent will call you once they have the keys for you to collect and then it is yours!

      What is an Energy Performance Certificate?

      If you are thinking of selling or renting your property you will need to obtain an Energy Performance Certificate (EPC) these can be obtained through Edward Clark Estates free of charge to ease the frustration and speed up the marketing times.

      An EPC is legally required document that reports on the energy efficiency of the property you are selling or renting. You are legally required to order an EPC before you market your property and the EPC must be made available to potential purchasers at the earliest opportunity. Failure to comply with EPC legislation could result in a fine of up to £200.

      The energy inspection will be carried out by a domestic energy assessor (DEA) who will consider elements such as insulation, glazing materials, solar panels, cavity wall insulation the size of the property, construction materials and the way in which the property is heated. EPC's carry ratings that compare your current rating with a potential rating of how you can save energy if certain measures were put in place.

      The ratings are measured from 'A-G', 'A' being the most efficient and G being the lowest. The average grade to date is band 'D'. All homes are measured using the same calculations.

      When you receive your EPC graph you will also receive a recommendation report which will advise you on various improvements you could make to lower your carbon dioxide emissions' and improve your energy rating, also hope this could be cost effective to the consumer.

      If a property has a favourable energy rating this can be used as an additional marketing tool in the process of selling your property as it will be cost effective to the purchaser/tenant. Even if you are not actively in the process of selling your home, an EPC will provide valuable information and will help you take action to minimise running costs.

Through hard work and a determination to succeed he was rapidly promoted from office junior. as soon as he left school, at the age of 16 and has progressed rapidly by working hard and climbing up through the ranks.
