    With a population of around 50,000 and an estimated additional 25,000 visitors, Maidenhead is a thriving town for businesses, shopping and leisure. The town is charmingly located on a lovely reach of the River Thames, and benefits from excellent rail and road links. The town is well served by a network of bus routes and the train station, in the town centre, is a direct 35 minute journey to London Paddington whilst the M4/M25 Junction is only 15 minutes from town.

    The town centre offers a variety of shops to suit most shopping needs and various businesses in and around the town contribute to provide a thriving environment for work and leisure.

    Letting a property can be a simple process, providing the Landlord has a clear understanding of the legal requirements of a Tenancy and the implications of the 1988 Housing Act (as amended by the Housing Act 1996).

    If you are going overseas, working away from home, or own an unoccupied property, you have a valuable asset that could be earning you an income. By letting, you can earn enough to pay the mortgage and upkeep of the property, and maybe enjoy a surplus.

    Valuation - We will undertake a market valuation for you, free of charge, and report back providing all the information you need to make your decision about the service that best suits your individual needs as a Landlord.

    Marketing - It is our policy to actively Market through local press and directory advertising, the internet (via our web site and our links with other professional lettings sites), and personal follow up of all enquiries. Our 'To Let' boards, with their distinctive Emmerson logo, are a familiar sight in the locality and frequently generate enquiries. Many of our tenancies originate through personal recommendation from existing tenants.

    Letting and Management - We offer a variety of services to suit your needs as a Landlord. Once we find you a tenant, we will collect the holding deposit, undertake referencing, tenancy agreements, inventories and tenant check-in as required. We can undertake rent collection and monthly statements; and routine inspections, routine maintenance and day to day dealings with the tenant to ensure the smooth running of the tenancy. At your instruction, we can deal with your accountant in connection with your tax matters on the rental property and provide an annual statement on request.

    Re-Letting - At the end of the tenancy, we will advise you when the tenant gives notice, arrange the check-out if required, and re-market the property for you.

    Rent Guarantee Rent4Sure are now able to bring you special legal expenses and rent guarantee insurance. Make sure your rental income is protected - Rent4Sure's policy provides legal defence, legal prosecution and rent arrears cover.     Finding a property to rent can be a stressful business. At Emmerson & Co we can help you reduce this stress with our friendly and personal approach to understanding your property needs.

    When we receive your first call to our office, we will ask you some questions about your rental requirements and will deal with your enquiry speedily and efficiently. Our experienced staff will match your needs from a variety of properties on our database and arrange for you to view anything suitable. Throughout your property search, we will keep in regular telephone contact with you to ensure we provide you with the best possible service.

    Once you find a property you wish to rent:

    •You will be asked for Reference details (usually Bank, Employer, previous Landlord and/or Character).

    •A fee of £200.00 inclusive of VAT will be charged to cover the cost of administration and the preparation of the Agreement. Referencing will be charged at £50.00 including VAT, per person. In cases where a Guarantor is required, a charge of £50.00 including VAT will be charged. Should the tenancy not proceed due to the tenant(s) withdrawing, any refund of this fee will be at the discretion of the Company.

    • A Holding Deposit of £200 will be required to hold the property subject to contract and satisfactory references. This does not oblige the Landlord to let the property and is a token of good faith. If the tenant(s) withdraws, this money should be considered non-refundable. Should the tenancy proceed, this Holding Deposit will become part of the first month's rent.

    •We will send you written confirmation of your proposed Rental.

    •When all formalities are satisfactorily completed, you will sign a Tenancy Agreement and will pay the first month's rent, minus the holding deposit already paid, plus a Security Deposit (this is usually equivalent to one month's rent).

    •All arrangements regarding your check-in to the rental property will be made by us.

    •You will be able to contact us regarding any queries that may arise during your rental.

    •When the time comes for you to move on, we will arrange to have you checked out of the property and will process the appropriate refund of your deposit.

    •If required, we will also be happy to find another property for you to rent.

    Steve founded Emmerson in 1988 and the firm has been operating successfully in Maidenhead and surrounding areas since then. Steve has gathered a professional friendly team around him in total they can offer over 80 years' experience in property. Consequently the business offers a wide ranging and very personal service for Professional and Private Landlords alike. Many of these landlords have been with the company for over 20 years. Steve and his team take pride in achieving the very highest standard of service for landlords and tenants alike. Property Management is conducted in house using a selection of local tradespeople many of whom have longstanding relationships with the Emmerson's Team. Outside of running the day to day activities of the company Steve who is the father of two children, has a keen interest in all sport, but he is also a keen skier, fisherman and helps to run his local village cricket team.

    Maggie believes the key to successful letting is a personal tailored service to landlords and tenants and her main focus is to give excellent customer care. Maggie has over 20 years' experience of working in residential lettings -she has lived in the Maidenhead area all her life and has a wealth of local market knowledge and is experienced in all aspects of lettings. In her spare time Maggie is a member of Upper Thames Sailing club and also enjoys tennis, golf and socialising with friends and family

    Caroline joined the Emmerson team in 2011. Before taking time out to have her family she held high-level administration positions for an engineering company in Norway and sales executive positions for a British Airways subsidiary. Her experience dealing with clients, customers and suppliers have transferred easily into the lettings skills of liaising with landlords, tenants and trades. In all situations Caroline applies a cool head and a pro-active attitude finding mutually beneficial solutions and successful outcomes whatever the situation demands. Caroline has lived locally for over 30 years and knows the area well so is always able to help with recommendations and advice. She spends her spare time supporting a busy husband, three children and a terrier and is a keen walker and traveller whenever the time permits.
