I have had a very good experience with Fish Need Water. As a first-time landlord, James and Anthony have been extremely straight-forward and helpful in terms of getting my flat onto market, to finding tenants very quickly.I have found the whole experience stress-free, and James and Anthony were always available (and during outside-of-office hours). I also found the task of conducting the viewings very useful, as it gave me the opportunity to meet prospective tenants before handing over the keys!

Overall, I'm a happy landlord! Give them a try!

Over many years of letting our London properties we have successfully used well known High Street property agents who have recommended asking prices and have quickly followed up on leads so that the respective property has been let out without much delay. 
Our only issues have related to their ongoing charges when a tenant stays on for a period longer than the 12 month 'Shorthold Tenancy' agreement term, which we have found to be particularly aggravating.
It was therefore very refreshing to find an agent who promised to quickly find us a tenant, offer us a lower initial letting out fee when compared with well established agents and also promise no further charges should the tenant decide to stay on (except for a small charge to set up the new contract).
Although we were initially a little apprehensive we decided to use Fish Need Water. We needn't have been concerned because a tenant was soon found and all procedures were dealt with in a very efficient and professional manner.

I used fishneedwater last year after they were recommended to me by a pal. I opted for the service where I met tenants myself, which I liked as it gave a bit more power to me in the selection process.  
 All my dealings with the agency were fine, they were always prompt and concise about viewing times. References were obtained and I also managed to buy a rent policy to protect myself against the tenant not paying me.  
 The entire process was smooth and the total fee was a whole lot less than I have been paying for the last few years. I have since used them on multiple occasions now and to be frank I can think of a reason to even think about using anybody else.

We were letting our property for the first time and took a while to select an agent to help us with the process.  
We're very pleased that we went with FishNeedWater in the end, as you can cherry pick from their services to allow you to put together the package you need. We were able to conduct our own viewings so that we could pick tenants that we felt were trustworthy and that we liked, but then have that backed up by FishNeedWater's reference procedure.  
Everything they arranged for us was good and happened at the time planned, which is refreshing in estate-agent world. We would recommend them to anyone else and would definitely use their services again for our future lettings or sales needs.

Very pleased in my dealings with fish need water. Owner James Hall was quick to make contact on my terms and demonstrated great enthusiasm for the property and its potential. While more established agents focussed on browbeating the competition, James concentrated solely on the task in hand: letting to the best applicant in the shortest possible time. This he achieved with a visually attractive and surprisingly alternative marketing pitch - the property was presented in the best possible fashion and a tenant was found in double-quick time. James's willingness to negotiate rates was an added incentive from my point of view.If my experience is anything to go by, I'm sure his business will continue to grow.

I've now used fishneedwater several times, and they have always been utterly reliable.  
Their fees are much better than I used to get charged so I now use them for all my properties. I can't see any reason to use my old agent, unless I decide I just want to spend more money for a service that isn't actually quite as good and have that feeling that I've just been had over again!

Very sleek website and fully online process, I didn't have to go to the physical agency even once to get everything sorted out for the tenancy.  
James also spent time reading and replying to emails so the whole experience was much more human as with other agencies I had the "luck" to deal with so far, all in all fully recommended, if you find a nice property through them don't think twice about taking a look!
