    A guide to buying your home

    It is important to keep a realistic budget in mind when looking for a property. Very often, buyers can forget additional costs, which can impact on their spending power if they are not taken into account.

    When buying, remember you will need to allow for:

    • A deposit payable on the exchange of contracts - normally 10% of the purchase price
    • Lender's charges and arrangement fees
    • Stamp Duty
    • Mortgage Guarantee Premium if a substantial mortgage is required
    • Valuation and Survey fees
    • Solicitors, Land Registry and search fees
    • Removal costs
    • Calculating affordable mortgage repayments
    Finding your home

    If you are marketing a property to sell and looking to find a new home, the decision whether to find the new home first or wait can be a conundrum. Flick & Son can offer the best advice as this decision is very often related to the current market conditions.

    Agreeing a price

    Before you make an offer, make sure you know what exactly is included in the price. Items mentioned in the property particulars will be included but there may be other items in place which could be negotiated with the vendor.

    Subject to contract

    When your offer is accepted it is always 'subject to contract'. This means that either side could still pull out of the transaction right up until sale and purchase contracts are exchanged.

    Ongoing marketing

    It is worth checking whether the vendor will continue to advertise the property for sale or agree to withdraw for a time while contracts are prepared.     Arranging a mortgage

    You will need to be ready to pay the purchase price at the time contracts are exchanged so if you need to organise a mortgage or release investments, this is the time to start making arrangements.

    Surveys and searches

    The mortgage lender will want to make their own valuation and you may also want to commission a building survey or HomeBuyer report yourself for your own peace of mind. Flick & Son can recommend suitably qualified local surveyors who can carry this out for you.

    Instructing a solicitor

    Your solicitor will need to be instructed to start local authority and environmental searches as applicable. Once they are satisfied with all the legal aspects of the purchase, and you have the finance in place, contracts can be exchanged.

    Exchanging contracts

    It is likely to be a minimum of four weeks after an offer is accepted before contracts can be exchanged. It can take longer. Once this process is completed you are required to pay the deposit. The sale is then legally binding with no further negotiation although you do not own the property quite yet.

    Property insurance

    Once contracts are exchanged it is advisable to take out buildings insurance even though the vendor should maintain cover until completion of the sale.


    This is normally a further period of around four weeks after exchange when the formalities of the purchase are completed. At this stage the property is yours and you can move in.

    Peter Watson FRICS FNAEA

    Chartered Surveyor and co-owner of Flick & Son, Peter began his career with Savills in 1972. After obtaining a BSc. in Estate Management, Peter joined William H Brown in 1978 and qualified as a Chartered Surveyor in 1980. Peter specialised in pre-purchase house surveys and mortgage valuations throughout East Anglia, eventually rising to become Managing Director of William H Brown's professional division in the early 1990's before acquiring Flick and Son in 1995.

    Peter now advises clients of Flick & Son on all aspects of estate agency and, as an RICS registered valuer, undertakes valuations for inheritance tax and capital gains tax purposes as well as for the distribution of matrimonial and family assets. Peter's experience and seniority is such that he is often called upon to act as an expert witness in legal cases when values are the subject of dispute and he also represents the Royal Institution of Chartered Surveyors as a housing spokesperson for the Eastern Region. A resident of Aldeburgh for some 20 years, Peter has a deep love of the town and of the surrounding Heritage Coastline and with his extensive experience as both an agent and surveyor he is the leading expert on the area's property market.

    Harry Wass BSc (Real Estate) - Residential Valuer

    Harry is the third generation of his family to have practiced as a surveyor and estate agent in Suffolk.During his career to date, Harry has had wide experience dealing with the sale of residential property as well as retail and office space, the latter in London before returning to Suffolk to work with a corporate agency in residential property.

    Harry's ability and expertise led to his selection for an accelerated management scheme prior to him joining Flick & Son as a valuer and negotiator in the company's Aldeburgh office.Harry holds a degree in Estate Management and is currently undertaking a period of practical study for membership of the Royal Institution of Chartered Surveyors.

    Pam Parker - Residential Sales Negotiator

    Pam started her career in estate agency in the 1980's and is often referred to as the 'doyenne' of Aldeburgh agents where she has been working as a sales negotiator with Flick and Son since 2000.

    During this time, Pam has amassed a wealth of knowledge of the Aldeburgh market, selling many if not most of the houses in the town at least once during her career with Flick & Son. Pam's great popularity in Aldeburgh is testament to her friendly character and hardworking attitude.

    Sandra joined Flick & Son's Aldeburgh team in 2015 as a sales negotiator and sales administrator.

    Helen Brewster MARLA - Director Lettings Division

    Helen is a member of the Association of Residential Letting Agents and has successfully completed many industry training and award courses in property management. Helen joined Flick & Son in 2001 after moving from Leicestershire where she gained valuable experience in the property management field working for a firm of Chartered Surveyors.

    Helen is now the Director for Lettings & Management of Flick & Son and is responsible for running the practice's residential property management and lettings department which covers all five of Flick and Son's residential property sale branches. Helen and her all-female lettings team take pride in being friendly and welcoming to clients old and new and provide a comprehensive service whether fully managing properties or providing a 'let only' service.

    She is a convert to East Suffolk since settling here with her family and particularly loves the landscape of the Orford peninsular and enjoys living in nearby Rendlesham. Suffolk is she says, a great place for making friends, many of them clients and tenants met through her work.

    Hollie joined Flick & Son in 2011 after working for a small agency in East Suffolk and now provides Helen Brewster with invaluable support in every aspect of Flick & Son's property management and letting activities across all five of our branch offices.

    She is currently studying for membership of the Association of Residential Letting Agents, which along with additional training provided by the company will complete her professional education in this specialist field of work. Hollie has spent most of her life in Suffolk and loves the challenge of ensuring that landlords and tenants receive a first class service.     Margaret Butcher - Administrator

    Margaret is Flick & Son's senior administrator, providing secretarial and administrative support to our residential property, lettings and management teams, whilst also acting as PA to company directors Peter Watson and Chris Burrell-Saward.

    Margaret has lived in East Suffolk all her life and is a leading light in Leiston. She is heavily involved in local amateur dramatics, notably writing, producing and performing in Leiston's annual pantomime. She is a member of Leiston's community choir and also serves as a committee member of the Leiston Film Theatre Support Club.
