We prepare the tenancy agreement and register the deposit on your behalf - Perfect for landlords who want to manage the tenancy themselves but want to ensure all the paperwork (tenancy agreement, check-in and inventory) is completed professionally.
Letting & Rent Collection Service:
As above, but we receive the rent from the tenant and forward it onto the Landlord, either with tax deducted (if they're not NRL approved) or without tax if they have an NRL Number. In the event that the tenant should stop paying their rent, we ensure that we chase the rent within the jurisdictions of statute law, carefully considering the Protection from Harassment Act 1997 and the Protection from Eviction Act 1977 so as not to put you, or us in danger of court action. Monthly statements are provided in order that tax returns can be submitted with ease and Landlords can keep track of their incoming and outgoings - Perfect for landlords who will manage the upkeep of the property themselves but don't want to the on the hassle of rent collection.
This is our most popular service, which includes all of the above as well as the following:
Utilities- We will organise the transfer of water rates, gas, electricity and council tax to be put into the tenant's name. We will arrange for meter readings to be taken at both at the start and end of the tenancy.
Inspections, Maintenance & Repairs- With our Fully Managed Letting Service we take care of all the day-to-day management and upkeep of your rental property so you don't have to worry about it. We will carry out regular routine inspections - usually every 6 months - at a mutually convenient time agreed with the tenant. This will involve a visual inspection assessing any wear and tear and organising maintenance and appliance checks where necessary. A report will then be written and sent to you for your personal records. If we identify any problems we will first advise you and ask for your permission to get the works done. Should you be happy to proceed we can obtain quotes and arrange for repairs and any other works to be carried out at the property. We will pay for any maintenance/works out of the rent received and send you both a copy of the invoice and the proof of payment along with your monthly statement. We have a network of reliable and trustworthy contractors we can call on to deal with routine repairs or emergencies at very competitive prices.
Out of Hours- We offer a 24 hour service whereby a tenant can contact a member of the team should a problem arise outside of office hours. They will assess the need for an engineer visit or if the matter can wait until we are back in the office.
End of Tenancy Checks & Deposit Returns- At the end of a tenancy, we will arrange for the inventory company to create a check-out report, which ensures the property is in good, clean order and is in the same condition as when the tenant moved in - this will be compared to the original inventory and check-in report. They will also take back the keys, obtain a forwarding address for the tenant and take final meter readings. Assuming there are no issues and all paper work is completed and utility companies are notified as well as the council then we can return the deposit to the tenant.
Deposit Disputes- In the unlikely event that an agreement cannot be made between the Landlord and the Tenant with regards to any deductions at the end of the tenancy, we prepare the documentation to support the Landlords claim and submit this to the independent adjudicator for their decision.
Compliance certificates- We will ensure that any certificates which are a legal obligation of the landlord (e.g. Landlord Gas Safety Certificates, Electrical Certificates) are carried out by qualified tradesmen before the due date meaning that your property is legally compliant within UK Law.
Tenancy Renewals, Reviews & Notices- We will handle all tenancy renewals, including rental reviews on your behalf. If you decide to increase the rent we will issue the relevant notice informing your tenant. Should you wish to end the tenancy, we will serve notice to your tenant in line with all legal process and timing requirements and manage all the end of tenancy administration.
