    Part of our service is to provide a free property evaluation service for intending vendors, which includes advice on marketing and providing up to date information on potential legal and removal costs.

    The report and valuation will be provided by a valuer with over 25 years Estate Agency experience in your area practicing in both the corporate and independent environment. Professionally trained in marketing, property construction and property law (PMA & Estate Agents Act 1979) our valuer is also a registered DEA (Domestic Energy Assessor) and will be able to provide you with a valid EPC & detailed floor plan.

    The valuation itself will also be backed up by way of a "Best Price Guide" sourced By Rightmove.co.uk. Which will provide detailed information both past and present on value and how long similar properties in your area are taking to sell in the current economic climate. We will consider most carefully the price which we feel can be reasonably achieved for your property in the prevailing market conditions and in formulating our advice we will look at the property as we feel it would be viewed by a prospective purchaser.

    Next, give us a ring or drop into our conveniently located offices to talk to one of the team, who will be able to answer all your questions about property types in the area, the facilities each locality has to offer and all you need to know about the purchase process.

    3. SEE FOR YOURSELF

    Once you have identified some possible properties, a team member will arrange fo you to view the properties at a time suitable for you. We believe in giving clients the freedom to look around every property without too much 'tour guiding' but with all the necessary information and advice available.

    4. MAKE AN OFFER

    Found somewhere you like? Make an offer! All offers from qualified buyers will be presented to the vendor promptly and their answer relayed without delay. Our company ethos is to do our very best to get a price that is fair to both the buyer and the seller.

    When you have agreed a price with the seller, you can start the purchase process. This is the time to let your mortgage lender know, so they can send a valuer to check everything meets their requirements.     ENERGY PERFORMANCE CERTIFICATES (EPC'S)

    What is an Energy Performance Certificate (EPC) The energy survey needed to produce an EPC is performed by an assessor who visits the property, examines key items such as loft insulation, domestic boiler, hot water tank, radiators, windows for double glazing, and so on. He or she then inputs the observations into a software program which performs the calculation of energy efficiency. The program gives a single number for the rating of energy efficiency, and a recommended value of the potential for improvement. The exercise is entirely non-invasive, so assessors make assumptions on the insulation properties of various elements of the property based on age and construction type. The assessor has the ability to over-ride these assumptions if visual or written evidence is provided to support the presence of insulation which may have been subsequently installed.

    The A to G Scale

    Energy Performance Certificates present the energy efficiency of dwellings on a scale of A to G. The most efficient homes - which should have the lowest fuel bills - are in band A. Better-rated homes should have less impact through carbon dioxide (CO2) emissions. The average property in the UK is in band D or E for both ratings.

    Joanne is the heart and soul of George Grundy Estates, leading by example and ever striving to improve our customer experience.

    She joined the firm from school, acquired the business in 1993 from its founder George and followed in his footsteps seeking to employ the best available staff and deliver an exceptional service.

    At that time the agency only dealt with properties in the Great Lever, Farnworth and Bolton areas however she has since expanded its horizons and properties are now marketed from any part of the region.

    In 2011 Joanne launched the firm's prestige brand Elegant Homes through which a bespoke concierge service is delivered to the discerning client. Her knowledge of the property market in the area and her wealth of experience place George Grundy Estate Agents at the forefront of the market.
