    We are an independent, family owned and run business with years of experience as Residential Estate and Lettings agents.

    At Griffith & Partners we offer a choice of letting services to suit individual landlords needs and requirements. A member of our team will be able to recommend which service will be most suitable for you.

    We offer the following services:

    Bronze  

    This service is most suitable for landlords that wish to have complete control over their property including dealing with rental payments, general day to day management and disputes regarding deposits at the end of the tenancy. Griffith & Partners will market your property, find a suitable tenant and draw up the tenancy agreements for you.

    Silver

    This service is more suited to landlords that want to manage their property daily but want the security that rental payments are made on time monthly - Griffith & Partners will administer and communicate with you throughout the term of the tenancy and assist you in re-letting your property at the end of the tenancy.

    Gold

    We have many long-standing clients at Griffith & Partners who use the full management service with us. Perfect for landlords that want very little involvement in the renting of their property as it offers complete peace of mind that everything is taken care of and in good hands. This service is suitable for all types of landlords from one property to a portfolio of properties.

    Fees

    Please speak to a member of our team for our current competitive pricing structure - fees are not payable until your property is successfully let.

    Property Insurance

    Please speak to a member of our team about our range of insurance services to both landlords and tenants which are underwritten by an FSA approved insurance provider. These insurances serve to protect both the landlord or tenant in unforeseen circumstances during the course of a tenancy - these can range from building insurance to rent guarantee insurance - please ask us to arrange a quotation for you.

Let us find you a property

    We understand that finding you the right rental property will lead to a happy tenancy and our Letting Consultants are experienced in renting and managing properties in the local area.

    What are you looking for?

    We like to get to know our tenants so that we can find you the right property - the first step is to register your details on our system by telling us what you are looking for. You can do this by registering online and requesting a call-back by us or by calling our office and discussing your requirements with a member of our Lettings team on 01491 839939.

    The majority of all our property listings are taken by tenants already registered on our system. By registering your details you can have first pick on any new property coming onto the market, so you don't miss out on finding your perfect home. We will keep you informed of any new property that becomes available by email.

    References

    We will take up references on behalf of the Landlord. Usually this will include your employer, current or previous Landlord and a character reference. A credit check will also be undertaken. Referencing normally takes between 5 to 7 working days to complete.

    If you are claiming any form of benefit you will also need to supply details of someone who is willing to act as a Guarantor for you.

    Monies

    A deposit is required on all properties prior to occupation. This is normally equal to one months' rent, but this may vary depending on the property. Please check with a member of staff who can confirm the deposit required for the property you are interested in.

    The deposit is held to cover your obligations under the Tenancy Agreement including any breakages or damage. Please Note: Your deposit cannot be used as your final months' rent.

    Rents are normally quoted on a calendar monthly basis. In addition to your deposit you will also be required to pay the first months' rent before you move in as all rents are payable in advance.

    Rents are then paid by Standing Order and are due on the date you moved in to the property.

    Documents

    Once all the referencing is completed and the Landlord has accepted your application we will call you to let you know that it's all systems go! We will organise a time for you call into our office to sign the Tenancy Agreement and associated legal documents. We will also post you a draft copy of your Tenancy Agreement to read over as it contains important information you need to know before signing the your actual agreement.

    Dorian Griffith took over the business in 1985 and has taken Griffith & Partners into its 40th Year. Dorian has been involved in new build and renovation projects and has a valuable network of contacts.  He has an unrivaled knowledge of property in the area in which he has grown up and lives.  When not at work, Dorian's passion is powerboat racing and he is the Event Director of the famous Cowes-Torquay Powerboat race which takes place at the end of the summer season.     Gabriella joined the Lettings team in 2014 after graduating from Kingston University with a 2:1 in Business Management. Gabriella enjoys her role as Property Manager with Griffith and Partners developing her property knowledge and maintaining strong relationships with tenants and landlords. She works closely with April and Julia to ensure both landlords and tenants are happy with our service. Gabriella is now part of the local netball team and enjoys training and matches in the evening, She also enjoys visiting family and friends on the Isle of Wight at weekends
