Guide To Renting

    What You Need To Know
    • Decide in advance how much you can comfortably afford each month
    • Remember, in all probability you will also be responsible for the bills such as council tax, gas, electricity & water rates.
    • Rent is calculated on a calendar monthly basis i.e. 12 equal payments throughout the year.
    • Before commencement of a tenancy, Hobarts use an independent credit check agency to carry out background checks on all prospective tenant(s) A good track record, proof of income & ability to pay the rent is required. An administration fee of £95.00 plus VAT is payable to Hobarts for each and every person over the age of 18 who will be residing at the property.
    • You will be required to pay a deposit normally equivalent of one months' rent weeks and the first months rent itself in advance in cleared funds prior to the commencement of the tenancy.
    • Upon acceptance of an offer you will be required to pay a *non refundable deposit of £500 within 24 hours. Once the transaction commences this amount becomes part of the advance rent & deposit monies required as above.
    • (* Unless the landlord is unable to keep to the terms of the initial written deposit agreement)
    • Only the persons named on the tenancy agreement may reside at the property, You must tell us in advance if you have children, pets and whether or not you smoke otherwise you will be in breach of your tenancy agreement if you fail to disclose beforehand.

    Type & Size Of Property? - Properties come in all shapes and sizes, but your choice will be either a flat or house. When choosing think of your lifestyle i.e. if you enjoy late evening entertaining it's probably not a good idea to have a first floor flat with neighbours underneath.

    • House (semi-detached, terraced etc)?
    • Type of road ? (busy, quiet etc.)
    • Older style property or new-build? (older style properties can have features and bigger rooms etc.)

    Offers

    Agreeing a rental or making an offer

    You will know what the right price is to offer by comparing other properties that you have viewed. Good rental property go fast! Most landlords are prepared to negotiate within reason; however, negotiation if any, will be dependent on your status, requirements and earliest 'move date'.

    Offer Accepted in principle

    This is the point where you will be required to pay a *non-refundable deposit and administration fees to and complete the appropriate application forms and provide us with evidence of formal identification to enable us to process your application. Please make sure your employer/accountant/former landlord returns these completed forms ASAP.

    Once the background checks have been completed (normally 5 working days) you will be notified. The appropriate tenancy agreement will be drafted and an inventory prepared for your approval and signature. Once this has been prepared you will be advised to transfer the balance of monies owed and invited in to sign and complete the contractual formalities.

    Tenancy

    Move In Day

    On the agreed day & time of commencement we will arrange for you to either collect the keys from our office or by meeting the landlord at the property.

    During the Tenancy

    As tenants, you are responsible for the upkeep of the property, in the event of any damage of maintenance issues the landlord must be contacted at the earliest opportunity.(CONTACT DETAILS ARE ON THE FRONT PAGE OF YOUR TENANCY AGREEMENT) It is your responsibility to check & replace light bulbs & blown fuses, please check that gas & electricity are being provided and that appliances are switched on before requesting maintenance visit otherwise you will be financially responsible for unnecessary all out charges etc.

    IMPORTANT NOTE - FOR ALL MAINTENANCE ISSUES, YOU MUST AT THE EARLIEST OPPORTUNITY CONTACT THE LANDLORD DIRECT UNLESS THAT YOU HAVE BEEN FORMALLY ADVISED THAT HOBARTS ARE APPOINTED AS MANAGING AGENTS.

    Should the property of furnishings & fittings be damaged or repair or maintenance be required then the landlord (or Managing agent if appointed) must be given reasonable opportunity to respond. Should you contract a trades person direct you will be responsible for payment which may not be recoverable from the landlord. Under no circumstances are you allowed to withhold rent otherwise you will be in serious breach of your contractual obligations and may be evicted.

    Ending the Tenancy

    Should you not wish to extend the tenancy you must serve the appropriate notice in writing the relevant office at the earliest opportunity of your intentions. As per the terms of your contract Hobarts are to be allowed reasonable access in the last 4 weeks of the tenancy for the purpose of accompanied viewings of other prospective tenants.

    Don't forget to set up mail redirect for each and every tenant to their new forwarding address at least two weeks beforehand. You can do this online at postoffice.com of at your local post office.

    On the final day you will be required to surrender possession of the property in a clean undamaged condition as per the terms of contract along with the inventory. Failure to do so may jeopardise the return of your deposit monies.

    Extending the Tenancy

    Should you wish to extend the tenancy contact Hobarts at the earliest opportunity, terms will be reassessed by all parties, any new party joining the tenancy will have to be vetted and an administration fee payable for each additional new person.

      Stage 4: Making an offer

Most vendors are prepared to negotiate (within reason!) however, negotiation will probably be dependent on the sellers position, other competitor buyers and on your own 'ready to go' buying position i.e. whether you are 'chain free' or are needing to sell a property in order to buy.

      Stage 5: Sale Agreed

      This is the point where your solicitors details are given to the agent to be passed on to the owners' solicitor, enabling a draft contract of sale and all supporting documentation to be given to your own solicitor for approval. In addition, you would now complete your mortgage application forms if needed (if you haven't done so already). The legal (conveyancing) & financial processes of buying a property have now started. It is important that you maintain close telephone/email contact with both your solicitor and your mortgage lender/broker until the matter is successfully concluded.

      N.B. It usually takes about seven working days of the mortgage application being submitted before your lender commissions the mortgage survey/valuation to ensure that it is adequate security for them. Depending on the type of property you are buying, it is sometimes advisable to have an independent survey by a reputable firm to make sure that you are aware of any defects from the outset.

      Once the solicitors involved have approved the property paperwork and the actual contract of sale has been signed and the necessary (a) deposit and (b) mortgage funds (if needed) are in place, contracts can now be 'exchanged'. N.B. If your property transaction is dependant on another related sale or purchase of a property, you would need to wait until the other solicitors have also completed their own paperwork and are holding cleared funds.

      Stage 6: Contracts Exchanged

      This is the actual point in the transaction where both seller and buyer become legally committed to the transaction and deposit monies are paid, a date is then set for the actual transfer of possession of the property. If you haven't done so already this is the time to organise transfer of utilities such as gas, electricity, and perhaps organise a removal company etc.

      Stage 7: Completion!

      This is the final process whereby the solicitors organise the necessary electronic transfer of the balance of monies due (one solicitors bank account to another). Once this has been confirmed as being received, authority is telephoned through to the agent by the seller's solicitor to release the keys to the new owner!

      Area Guides
      A large part of North London's skyline is dominated by the impressive Alexandra Palace and Park. The 196 acres of parkland surrounding the Palace is open all year round and has been granted a Green Flag Award for 2008-09 - the national standard for parks and green spaces in England and Wales.       Muswell Hill is set to the east and is one of London's most recognisable names. This popular suburb has a very vibrant broadway offering a great mixture of shops, bars and restaurants. Muswell Hill is surrounded by ancient woods. No less than four of them: Coldfield, Highgate, Queens, and Bluebell Woods are all near Muswell Hill. Between them they contain a vast number of plants and animals.

      At the foot of Muswell Hill is Crouch End with its famous Clock Tower. This centrally located landmark was built in 1895 as a memorial to local politician Henry Reader Williams and sits at the centre of the large parade of good bars, cafes, restaurants, small boutique shops and more larger retail outlets. This central gathering point surrounded by dense housing and green spaces gives Crouch End a strong community and village feel making it a very pleasant place to live. Comprehensive bus services offer routes all over London, with Hornsey, Harringay, Crouch Hill, Highgate and Finsbury Park rail and underground stations ensuring that any part of London and the wider country in easy to reach. Additionally the A1 and A406 (North Circular) run nearby for convenient vehicular transport.

      To Crouch End's south lies Stroud Green and while many think parts of the leafy area are in fact Crouch End, the quiet residential streets give this area a distinct feel. Although the comprehensive shopping, recreational and transportation amenities of Crouch End and Finsbury Park are nearby, Stroud Green offers a quiet, almost lazy feel with its lovely tree lined streets filled with grand period houses and flats. The popular Parkland Walk offers a relaxing and colourful four and a half mile route starting at Finsbury Park and running through Stroud Green, Crouch End and on to Highgate/Muswell Hill.

      Finsbury Park provides further green spaces as well as major transport infrastructure including the Victoria and Piccadilly underground lines and main-line and suburban rail links all providing quick access to The City and Kings Cross / St Pancras as well as fast routes away from the Capital.
