    Here at Hardimans Estate Agents we want to make selling your home as stress-free as possible as well as getting the best price. If you are planning to sell your property we've put together our best tips to help you on your way:

    · The first thing to do is find out exactly how much your property is worth and set a realistic asking price. It is worth getting round at least two estate agents for a market appraisal to get an idea of price, but just as importantly to learn more about the estate agent, their approach and services offered.

    · Think about whether this is the best time to be selling. Particularly popular times include the New Year and early summer but property in Lowestoft tends not to be affected by season. A good estate agent will advise you as they will have a thorough understanding of the current market.

    · Look at your home through the eyes of a potential buyer. Your estate agent should give you honest advice on how you can increase the value of your home and make it more appealing. Get done any of those DIY jobs you've been putting off! Kitchens and bathrooms are particularly important so it is worth considering updating them if they really have seen better days. If you're thinking of doing any major work before you sell, we're always happy to come round and advise you on what's going to make a difference to the sale price for minimal cost. Getting us in first could save you money and hassle.

    · Choose an agent. It's really important to choose one that will give you the best service and get the best price for your property. Don't make a decision solely on who has the cheapest commission fee or gives the highest valuation - this can be a false economy in the long run.

    · It sounds obvious but the more people that see your property the quicker you'll get that sale. Make sure you work with an agent that will regularly advertise your property in local press and on the Internet .We feature our properties regularly in the Waveney Advertiser, they also feature prominently in our Town centre office as well as various web portals including our own website and Rightmove.

    · When considering an offer your agent should give you as much information as possible about the potential buyer, and their ability to proceed, to help you make a decision. As well as considering the minimum price you'd accept, the position of the buyer makes a big difference to achieving a successful sale. Your agent should also be able to get the offer qualified by an Independent Financial Advisor (IFA).

    · To make sure you get the best possible deal leave all negotiations to your estate agent. Hardimans staff are very experienced and will do everything possible to get you the best price for your property.

    · Once a sale has been agreed you will need a conveyancing solicitor to handle the legal side. It is essential that you get someone you can trust who will work with you and your estate agent to make the process as easy and stress-free as possible, so get recommendations.

    · Once your property is sold you get to move, which for most people is the fun part! Moving into a new home is brilliant but not without its challenges so good organisation is key. Please do not hesitate to ask us for advice.

    Buying property can be an exciting but daunting process. Here are our top tips to help you find your perfect home.

    Set yourself a budget
    Work out how much you can realistically afford. You need to consider what your monthly mortgage payments will be and if there will be any additional costs. It's a very good idea to talk to an independent mortgage advisor who will help you work out a true picture of your finances. Call or email us if you'd like to discuss your mortgage options.

    Your budget needs to include all the additional costs involved in buying a home. Mortgage fees, stamp duty, legal fees, surveyors fees and removal costs may be a one-off payment, but need to be considered in your financial planning.

    If the property you're interested in needs work doing to it, make sure you consider that in your budgeting, to decide whether you can afford it.

    · Location
    Property prices can vary greatly depending on where they are. It's worth considering how important location is to you and whether you'll consider a smaller property just because of its location. Think about what your priorities are and what an area can offer you in terms of schools, amenities, transport etc. If an area is new to you, have a drive or walk around it at different times of the day to get a feel for it and a realistic idea of what it would be like to live there.

    · Checklist
    It's advisable, especially if there's more than one of you buying, to agree what your priorities are and make a checklist. That way, when viewing a property you can ask your key questions, keep a clear idea of what you've decided is important and what you can be a bit flexible on. A checklist helps you focus and is a good memory aid if you're looking at lots of properties and want to compare them.

    · Details, details
    Before you go and view a property make sure you've read the particulars to make sure it fits your requirements and avoid wasting time. Also consider how long you intend to live in the property and whether it could 'grow' with you. Look at loft space and any outside space and consider how that could best be utilised. If you like the property, go and view it again and at a different time of day. Try to imagine living in it with your things around you and making it your home.

    · Use your estate agent
    Get the most out of your estate agent. It's our job to find a property for you. Help us to do that by keeping in regular contact and being open and honest with us about what you want. That way we can understand what your priorities are and will avoid time-wasting trips around properties that are just not right for you.

    · Don't be afraid to act!
    If you see something you like, snap it up! Take advice from us and make a serious offer. If your offer is accepted, be ready with your identification, solicitor and finance details so that the seller knows you are serious and you can get things moving quickly.

    Dawn joined Hardimans in 2011 to further expand and develop our Lettings Department. She has been a Member of ARLA since 1998 and has gained a wealth of expertise in the rental industry. Dawn has an in depth knowledge of all aspects of letting property, including your legal responsibilities as a Landlord. She is happy to advise you when looking for a buy to let investment, including what to buy and where. In short, she gives our Landlords the highest level of customer service and advice and since she has worked at Hardimans, our Lettings Department has gone from strength to strength. Dawn enjoys going to the Gym and dancing and also loves spending time with her family.

    Jane has been an integral part of the Team since 1996. She runs the engine room! She is in charge of all of our marketing material. Jane has a wacky sense of humour and can be relied upon to lift our spirits when needed.

    As our jack of all trades, Hazel can be found mainly hidden away in our Accounts Department. She has, however, dipped her toe into everything from residential sales to accompanied viewings over her 18 years with the Company. Recently she has settled in the Accounts office but can still be relied upon to fill in front of shop when required. Away from the office, Hazel grows her own produce, bakes cakes and enjoys spending time with her grandchildren.

    Chris moved to Lowestoft in 2004 from London. All of his working life had been spent working for The Daily Mail Newspaper in their Photography Department. After settling into life on the East Coast, he wanted a fresh challenge and was thrilled to learn that we had a vacancy for a Key Accompany person and his career in property began. He really does have a "nothing is too much trouble" mentality and thrives on client interaction giving him all the right attributes for his role here. When he is not showing you around your dream home, he will most certainly be spotted in one of Lowestoft's many coffee shops!
