    Based in the heart of South Dorset we cover an area which runs from Dorchester in the west to Wareham in the east and from the Jurassic Coast to just north of Bere Regis. We are proud of the diverse and beautiful area we operate in with its jagged coastline and rolling valleys and can't imagine living anywhere else!

    We offer a wide range of property related services for our customers and clients which includes Residential Sales and Lettings, Auctions, the sale of Farms and Land together with Property Search and Aquisition.

    • We completely understand how stressful buying a new property can be. We also recognise that it is probably the most important and expensive transaction you're ever likely to undergo.

      We're here to help you every step of the way, making sure your journey to buying your property is as stress-free as possible. So, to enable you to unravel the complexities of this process, we've set out below a brief overview of the various procedures involved.

      Registration: The first requirement is for you to register your details and property specifications with us. Our database features a wide selection of properties and we're sure that with our local knowledge and expertise, we'll be able to find you a property to suit your needs, be it a straightforward move or a 'Buy to Let' investment.

      Viewing: Our offices are open Monday - Friday 9am until 5.30pm and on Saturday from 9am until 1pm and often later to arrange those all-important viewings of your selected properties.

      Making your offer: Once you have located your ideal property, your offer will be submitted by us to the vendor for their consideration.

      Instructing solicitors: Whether you already have a solicitor in mind, or need a good local recommendation, we can help steer you in the right direction.

      Survey: The next step is to obtain the mortgage valuation. This will be conducted by a Chartered Surveyor acting for your lender. The report is to provide a valuation to determine whether the amount to be loaned is secure and also deals with the basic condition of the property.

      Searches: These are conducted by the buyer's solicitor who submits a local authority search to the local borough council. Its purpose is to ascertain if there is any planning consent previously granted on the property or if there are any other local issues which may have an impact on the purchase.

      Draft contracts: The draft contract is drawn up by the seller's solicitor and is forwarded to the buyer's solicitor for consideration.

      Mortgage offer: The lender is now in possession of the mortgage valuation survey and, subject to the findings of this report, receipt/approval of the mortgage application and provided all references and checks have been conducted satisfactorily, the lender will send a formal mortgage offer to the buyer and their solicitor. The document is then signed and returned and funds requested by the buyer's solicitor.

      Exchange of contracts: Once the contract has been signed by both parties, a deposit (normally a small percentage of the purchase price) is paid by either bank transfer or banker's draft. At this stage, the parties agree on a date for completion.

      Completion: Completion usually follows a few days or weeks after exchange of contracts. The balance of the purchase price is transferred by the buyer's solicitor to the seller's solicitor and the keys released.

      And that's it. But don't worry, we are there every step of the way. We help liaise with the solicitors, brokers and the buyer and seller to ensure everyone knows exactly what's going on, and when you're likely to move.

    David Chalstrey, Managing Director
    David studied surveying at The College of Estate Management and has a diverse property career spanning 20 years. David's experience covers not only South Dorset but also the central London market and the Home Counties together with a period selling property in The Caribbean and Southern Spain. Experienced in both sales and lettings, David believes that the key to a good outcome is persistence but more importantly the experience to deal with any eventuality. When not looking after his clients David's passion is endurance sport having recently attempted to cross the English Channel (the long way!) in a sea kayak.

    Nicki Chalstrey, Director
    Prior to working in the family business Nicki was a police officer in Dorset but has previous sales experience in London and the Home Counties and is using this experience on the sales side within Hardy Estate Agents. Nicki prides herself on her awareness of the local area, gained from being a local mother, homeowner and active in the local community. Nicki is normally the first point of contact in the office for sales enquiries and is always willing to help. Her enthusiasm and positive attitude is a real asset to the business and there is no doubt that this has had a positive contribution with plenty of houses sold and happy customers already. Working Monday to Friday Nicki spends the rest of her time with her family and enjoys cooking and playing tennis.

    Joy Marriott Cross, Property Manager

    Joy has worked for Hardy's since the company was started in 2009 and manages the lettings property portfolio. Joy is the first port of call for all the lettings enquiries. Originally from Leicestershire Joy has lived and worked in Dorset for 20 years and prior to working in estate agency worked for a Building Society handling mortgage default and repossessions. Joys enthusiasm and no nonsense approach combined with her local knowledge is invaluable.

    Out of office hours Joy looks after three children and enjoys sailing and horse riding.

    David works as a consultant for Hardy Estate Agents and is a founding member of the business. Working part time these days but with over forty years of experience in estate agency he provides an invaluable perspective  on any challenging or difficult transaction.     A keen race goer, David can often be found studying the form at Wincanton when not at Hardys!
