    Who Are We?
    image cannot be displayed

At Hearnes Estate Agents, we pride ourselves on providing a unique and tailored property service in the Dorset and Hampshire area. As a family run business since 1996, we have a track record of delivering outstanding service, covering all aspects of property sales.

With expert knowledge of the local and surrounding areas, we provide our customers with a specialist service that is professional, honest and efficient, ensuring our clients receive the best possible advice and assistance when buying or selling their home.

Starting out as a small Dorset Estate Agent, Hearnes has blossomed into a thriving local business, with branches covering the whole of the BH postcode area and surrounding region. Leaders in our field, we have a fresh, enthusiastic approach, and are fully committed to helping our clients find and secure the perfect property, whether they are first-time buyers, landlords, tenants, or seasoned sellers, as a leading Dorset and Hampshire Estate Agent, we can guarantee every aspect of the property process runs seamlessly and effortlessly.

Lyndon Le Boutillier and Lynda Hearne have been at the forefront of the business since in 1996. With a wealth of knowledge and customer service expertise, they set up their first Hearnes office in Bournemouth Town Centre, swiftly followed by the opening of their second branch in Ferndown in 1998 and followed by Ringwood in 2000.

In 2009, Sally Gravener and Anthony Holtom bought into the company as Shareholders and Directors, who together, with years of industry experience and extensive knowledge of the local area, took over the running of the Ringwood office.

The four Directors took the business from strength to strength. Sally re-opened the Bournemouth office in 2013 and Hearnes acquired Alan Cosgrove Estate Agent in Wimborne. This subsequently rebranded in 2014, with Mark Stylianou joining as Shareholder and Director.

Hearnes opened a new office in Poole to incorporate Residential Sales and Land and New Homes. The new branch was headed up by Lynda and Lyndon, with Gareth Davies joining as Director and Shareholder of New Homes.

All our directors work closely together, with a shared ethos of providing the best customer service and offering the highest standards in business. We support our local communities and as a business, buy from and use local companies in almost every instance. Hearnes proudly sponsor various charities, business' and schools in the area, including: Poole Town Football Club, Ringwood and Ferndown Schools, Ringwood and Ferndown Carnivals, The New Forest Show, Ellingham Show, The West Hants Club, David Lloyd Sports and Leisure, The Rotary Club of Ringwood, Broadstone and Wimborne Cricket clubs, Junior football teams, British Legion, Poulner Scouts, Bournemouth Hockey Club and Julia's House - to name a few.

As long-time residents with a wealth of experience and knowledge of the local Dorset and Hampshire areas, Hearnes has built up a solid reputation as one of the leading estate agents in the area, providing an exceptional, friendly service that delivers successful, timely results. All our Hampshire and Dorset estate agents have a vast amount of experience valuing thousands of properties in Bournemouth, Ringwood, Poole, Ferndown and Wimborne. Promoting your property - Advertising

For advertising to be effective, it has to convey the right message in the right medium to the right people at the right time - and from practical experience, we know exactly how that can be achieved.

We maintain a constant presence in local papers and property supplements, in regional and specialist magazines - and in every case, we ensure our adverts, both large and small, are both distinctive and noticeable in a particularly crowded and competitive environment.

Through such advertising, your property could be seen by more than 200,000 people - generating serious enquiries week in and week out, and helping to give you the best possible chance of attracting a buyer and securing a sale.

  • paragraph

    Literature
Take a look at any of the printed material we produce and you'll immediately see how it reflects the standards we've made our own.

Our property particulars are clear and concise, with colour photos showing each property at its best, additional views of interiors to add interest and appeal where appropriate, and all the necessary information presented in a format that's coherent and easy to digest.

For substantial properties, we'll put together a full-colour brochure, with a cover commissioned from a professional photographer, extensive coverage of both interiors and exteriors, room by room specification and an overall look and feel that exudes quality on every page.

In other words, literature that does full justice to your property - and acts as a silent salesman in the most positive and productive way.

    Web promotion

With more and more people having access to the internet, we have an unprecedented opportunity to put your property in front of an ever increasing audience.

To that end, we've made sure our own website is as hardworking and effective as any of our staff. Making it simple to use, easy to find what you're looking for and full of the crystal-clear information that's needed to make a decision.

We also put your property on rightmove.co.uk and various other websites - while our own website attracts hundreds of people in a typical month, many of whom go on to visit a property in person and then put in an offer which leads to a sale.

    Seller's guide

When you decide to sell your home, it's worthwhile asking friends, neighbours and colleagues for their experience of local estate agents. From this, you can put together a short list of three or four - asking each for a valuation of your home.

Don't simply opt for the agent who gives you the highest valuation or quotes the lowest fee, but make a rounded judgement on the impression they create and the services they offer. And adopt a similar approach when choosing a solicitor to handle your sale.

If you ask us to sell your property, everything we do will be focused on attracting the maximum number of potential buyers and obtaining the best possible price in the optimum time.

To do this, we make use of a wide range of resources, including

    • accurate valuations, based on our intimate knowledge of the local market
    • detailed, full-colour property particulars and brochures
    • eye-catching sale boards
    • prime position advertising in local and regional media
    • your property featured on our own website, rightmove.co.uk and other relevant sites
    • accompanied viewings
    • continually updated database of people already looking to buy

The result? Your property marketed to maximum effect - and your prospects of selling inevitably enhanced.

    Buyer's guide

When you're thinking of buying a house, the first thing to do is find out how much you'll be able to borrow for your mortgage. You can talk to independent advisers or approach a bank or building society, but whichever mortgage you choose, you should be sure the repayments and running costs of your new home are affordable. Some lenders now provide certificates of mortgage approval and these can be very useful to demonstrate you're a serious and credible buyer to sellers and agents.

There are a number of other costs you'll incur when buying - with stamp duty and solicitor's fees likely to account for several thousand pounds. You'll also need sufficient funds to cover any deposit and fees for surveys, valuations, land registry, mortgage arrangements and removal expenses.

When you find a property you like, you can make an offer to the selling agent and if it is accepted, you should ask for the property to be taken off the market. At this stage, you should instruct a solicitor to act for you, and together with the seller's solicitor, they will draw up the contracts for the sale. Your solicitor will make any enquiries that are needed and resolve any questions or queries you may have.

While this is being done, you should arrange for a survey on the property and if this is unsatisfactory, you will still be entitled to pull out of the sale without penalty. Prior to contracts being exchanged, you will be asked for a deposit, and once you've paid that, your sale should proceed to completion on the date you and the seller have agreed.

      Mrs R, Ringwood

"Often people are quick to write in criticism of business services and are slow to praise when praise is warranted. On this occasion we are very pleased to be writing in the latter vein. Both Jackie and I wanted to express our congratulations and thanks for the way that Hearnes's and, in particular, your branch have managed the recent sale of our property. The process was handled professionally and efficiently from valuation to sale and nothing appeared too much trouble for all your staff. In concluding, I will certainly thoroughly recommend the services of Hearns's to friends, relatives and colleagues when and where opportunity presents itself.

Thank you so much for all you r efforts and hard work. Your business is truly the best in Ringwood."

      Mr & Mrs P

      Mr & Mrs C, Ringwood

"We would like to express a very sincere thank you for the flowers that we received today, it really was an extremely nice surprise. I suppose that we should not have been surprised, because from the day that we walked into your office to enquire about the properties that you were marketing, we have received attention far higher than we could have expected. You kept us informed constantly how the chain was progressing and answering any queries that we had in a very professional manner, and we received the same help and courtesy from all the office members"

Mr G.T & Mrs a Davies, Ashley Heath

"Finally you did it. And with completion of the sale of The Gatehouse, Hearnes have finally made me (John) have to eat a lifetime's cynical views about Estate Agents!

As Elaine and I have said to you before, this is the first time we have used an estate agent and genuinely felt the fees were really earned. In your case, however, we feel the energy, determination and commitment made the fee worth every penny. We have been delighted with your service, standards and quality throughout. And that goes for communications with calls answered or returned promptly, courteously and effectively.

Very impressive all round. We wouldn't hesitate to recommend you - in fact we already have!"

      Mr & Mrs Frazer-Robinson

Thank you very much for being so friendly and helpful and making buying a home not such an ordeal"
