    Company Profile

Hearnes Estate Agents was set up in 1996 by Lyndon Le Boutillier and Lynda Hearne. Lyndon had been working in Estate Agency since 1982 and Lynda had been working in a customer service industry. They decided to open their own office in Bournemouth Town Centre after researching the local market. As committed Christians they believe their clients deserve a standard of service which was both ethical and effective. "We always endeavour to understand our clients' real needs and fulfil them in a way they have every right to expect. We expect them to judge us on how well we achieve these aims."

The business grew quickly and they married in 1998 and opened their second office in Ferndown shortly after. This was followed by an office in Ringwood. In 2006, just before the birth of their fourth child, Lyndon had a skiing accident which meant an 18 months' recovery. The Bournemouth Office was sold to a leading international estate agent during this time.

Sally Gravener and Anthony Holtom then bought into the company in 2010 as Shareholders and Directors, running the Ringwood Branch. They brought with them a huge wealth of experience and local knowledge. In 2013 we moved back into Bournemouth town centre and the original Hearnes site was re-opened by Sally.

Alan Gosgrove in Wimborne was then incorporated by Hearnes, who rebranded it in 2014 with Mark Stylianou joining as a Shareholder and Director.

Hearnes Lettings was formed in 2009 and again has gone from strength to strength. Andrew Webb joined in 2011 as the Lettings Director and has grown the business to cover a large area in Dorset and Hampshire. James Hadley-Clift was appointed Director of the Ferndown Branch in 2015 after 5 years of extremely successful service. In 2016 a new office in Poole opened incorporating; Sales, Lettings, Land and New Homes with Gareth Davies joining as Director and Shareholders.

All the directors of Hearnes believe in giving excellent customer service and being the best they can be. From the start, they set out to change people's perceptions of estate agency; to prove that friendliness and professionalism can go hand in hand; to be open and straightforward and always be ready to help; to be responsive and accountable and live up to every promise they make.

They all try to support their local communities and offer the highest of standards in business. They all try to buy from and support local companies and sponsor many charities, community projects, schools and sports clubs. These include; Poole Town Football Club, Ringwood and Ferndown Schools, Ringwood and Ferndown Carnivals, The New Forest Show, Ellingham Show, The West Hants Club, David Lloyd Sports and Leisure, The Rotary Club of Ringwood, Dorset, Broadstone and Wimborne Cricket club, Junior football teams, Salterns Alliss Merlo, British Legion, Poulner Scouts, to name a few. Our most recent charity is Julia's House whom we are trying to raise £25,000 with each sale from our new Poole Office. The first 50 homes we sell, Hearnes will donate £500 from our fee to this charity. Hearnes are looking forward to celebrating their 20th anniversary in October and hope to help many more households move home over the next 20 years whilst continuing to be involved in supporting their communities.

    • Promoting your property - Advertising

For advertising to be effective, it has to convey the right message in the right medium to the right people at the right time - and from practical experience, we know exactly how that can be achieved.

We maintain a constant presence in local papers and property supplements, in regional and specialist magazines - and in every case, we ensure our adverts, both large and small, are both distinctive and noticeable in a particularly crowded and competitive environment.

Through such advertising, your property could be seen by more than 200,000 people - generating serious enquiries week in and week out, and helping to give you the best possible chance of attracting a buyer and securing a sale.

    • Literature
Take a look at any of the printed material we produce and you'll immediately see how it reflects the standards we've made our own.

Our property particulars are clear and concise, with colour photos showing each property at its best, additional views of interiors to add interest and appeal where appropriate, and all the necessary information presented in a format that's coherent and easy to digest.

For substantial properties, we'll put together a full-colour brochure, with a cover commissioned from a professional photographer, extensive coverage of both interiors and exteriors, room by room specification and an overall look and feel that exudes quality on every page.

In other words, literature that does full justice to your property - and acts as a silent salesman in the most positive and productive way.

    • Web promotion

With more and more people having access to the internet, we have an unprecedented opportunity to put your property in front of an ever increasing audience.

To that end, we've made sure our own website is as hardworking and effective as any of our staff. Making it simple to use, easy to find what you're looking for and full of the crystal-clear information that's needed to make a decision.

We also put your property on rightmove.co.uk and various other websites - while our own website attracts hundreds of people in a typical month, many of whom go on to visit a property in person and then put in an offer which leads to a sale.

    • Seller's guide

When you decide to sell your home, it's worthwhile asking friends, neighbours and colleagues for their experience of local estate agents. From this, you can put together a short list of three or four - asking each for a valuation of your home.

Don't simply opt for the agent who gives you the highest valuation or quotes the lowest fee, but make a rounded judgement on the impression they create and the services they offer. And adopt a similar approach when choosing a solicitor to handle your sale.

If you ask us to sell your property, everything we do will be focused on attracting the maximum number of potential buyers and obtaining the best possible price in the optimum time.

To do this, we make use of a wide range of resources, including

      • accurate valuations, based on our intimate knowledge of the local market
      • detailed, full-colour property particulars and brochures
      • eye-catching sale boards
      • prime position advertising in local and regional media
      • your property featured on our own website, rightmove.co.uk and other relevant sites
      • accompanied viewings
      • continually updated database of people already looking to buy

The result? Your property marketed to maximum effect - and your prospects of selling inevitably enhanced.

    Buyer's Guide

When you're thinking of buying a house, the first thing to do is find out how much you'll be able to borrow for your mortgage. You can talk to independent advisers or approach a bank or building society, but whichever mortgage you choose, you should be sure the repayments and running costs of your new home are affordable. Some lenders now provide certificates of mortgage approval and these can be very useful to demonstrate you're a serious and credible buyer to sellers and agents.

There are a number of other costs you'll incur when buying - with stamp duty and solicitor's fees likely to account for several thousand pounds. You'll also need sufficient funds to cover any deposit and fees for surveys, valuations, land registry, mortgage arrangements and removal expenses.

When you find a property you like, you can make an offer to the selling agent and if it is accepted, you should ask for the property to be taken off the market. At this stage, you should instruct a solicitor to act for you, and together with the seller's solicitor, they will draw up the contracts for the sale. Your solicitor will make any enquiries that are needed and resolve any questions or queries you may have.

While this is being done, you should arrange for a survey on the property and if this is unsatisfactory, you will still be entitled to pull out of the sale without penalty. Prior to contracts being exchanged, you will be asked for a deposit, and once you've paid that, your sale should proceed to completion on the date you and the seller have agreed.

Pleasure to deal with & highly recommend
Mr Cox - As many others have said, Hearnes (Poole) have been fantastic right from the very first phone call. We knew we were in safe hands straight away. They swiftly took amazing photos and created a great written summary of our property - both perfectly highlighting the key features. The marketing was in depth and top class, much more than just plonking it on Rightmove. The sales team were highly professional and motivated, whilst always very friendly and eager to help. The office team dealt with all incoming/outgoing information and messages smoothly and efficiently, once again whilst being friendly and helpful. Great stuff, pleasure to deal with and highly recommend.

Even through the tough period we have been going through the team remained professional and committed to helping us secure our forever home. Special mention must go to Emma who has been amazing for us, she was also at the end of the phone to help us and give us advise and no matter what time of the day she would come back to us with details updates on our enquires. She was an absolute star. We appreciate all the hard work that was put in by the team, they were professional, committed and super super friendly and removed the stress and worry involved in the process of buying a home stress free. Thank You Thank You Thank You!!!
    • Buyer Testimonial

Kept me informed throughout the sale
Mr Williams - Finally got there! I found a property already under offer and asked to be contacted if the purchase fell through. Thankfully Lyn remembered me and called two weeks later as unfortunately the buyer was not able to progress. A challenging purchase as it was an executor sale on a property requiring significant work. Emma really helped with the negotiation and brokered meetings with the sellers solicitors which helped. It seemed slow progress but Emma kept me informed and worked with my mortgage broker. She worked with my solicitor to complete the purchase. Thank you. Now the work really begins on a property I hope to turn into a lovely home..... eventually.
    • Buyer Testimonial

We acknowledged your hard work, and so privileged for the gift we received. Big big thank you to all and may God bless you all
