When we decided to sell our timber-frame cottage we initially went with a "chain" agent because we thought that they would have a bigger reach. This was a mistake. Although we had plenty of viewings, we received almost no feedback, they didn't understand the type of house or the peculiarities of a heritage home and, when an offer was made and we made a counter-offer, it wasn't chased up. On one occasion we came home and the alarm hadn't been set and, on another, the door wasn't locked. So, disheartened, we gave up. After a break we decided to try again and this time asked Heritage to help. What a difference! Everything was so much more polished. The photos were done by a professional photographer, they understood all about older properties, we received feedback after every viewing, the alarm was always set and the door was always locked. When an offer was received it was negotiated promptly and a mutually agreeable figure was reached. Even though it was a small chain of just 2 houses, the conveyancing process was a mine-field with lots of complex issues at the bottom of the chain and, to be quite honest, there were times that we almost gave up. If it hadn't been for Tracy who was eternally calm and persistent, even when we got a bit tetchy, we probably would have walked away. Tracy made endless phone calls chasing solicitors and the other agent even though it shouldn't have been down to her. She built excellent relationships with the buyers, agents and solicitors in the chain and did everything she could to ensure that the sales were brought to a successful conclusion. We finally completed today and, if you are looking for an agent in mid-Essex, particularly if you have an older property, then I can highly recommend Heritage.
