What makes a good Estate Agent?
  • paragraph

    Experience, Experience, Experience!

Your house is likely to be your most valuable asset.

It's certainly far too valuable to trust to an automated valuation tool or a newcomer still learning their trade.

Our Directors and Valuers have all been selling houses just like yours for many years. They live locally and many hold professional qualifications which not always the case nowadays with most estate agents.

  • paragraph

Hobbs Parker was established in 1850
We care about our reputation for doing the job properly for our customers. We are regulated by The Royal Institution of Chartered Surveyors and we work in accordance with their best practice guidelines.

We do not work on personal monthly commissions and nor do we sell mortgages or conveyancing services. We concentrate on selling your house and doing that well.

We do not tie you into unnecessary long agency agreements. There is no small print - just a fair fee for selling your house.

We will stay in touch with you every step of the way. You will have our direct lines and our mobile numbers.

  • paragraph

Presenting your home in the best light

You will expect us to know all about the right presentation of your property in readiness for marketing, to create the very best first impressions and which features might take precedent in your brochure.

When we first visit your home we encourage you to consider with us:

    • How your property fits into the marketplace?
    • How many buyers might be looking for a house like yours?
    • How quickly a sale can be secured, is this a month, 3 months or a year or more?
    • Does newspaper advertising still make a difference?
    • Is your property likely to capture the imagination of local and national journalists.
    • And why an agent with a local office is still best placed to sell your house.
  • paragraph

    Finding you a buyer

All good estate agents list their properties on the property portals - we do too.

Our website is visited by around 40,000 people each week compared to just 3,000 for most estate agents. People view nearly 3 million pages on our website each year.

The best way to sell houses is to build a direct relationship with people looking for property.

When we market new properties we list them first on our own website and send out email alerts at 3:30 pm to just over 1,500 hot buyers you have registered for our Early Bird email alerts.

This generates a surge of activity, phone calls and viewings.

It's a critical part of our marketing mix and one that other agents cannot offer.

We are very lucky to be asked to sell some fabulous properties and we make the very most of this for our clients. We spend £10,000's each year advertising our Facebook page which helps promote the properties we are marketing to tens of thousands of people every week.

Half our team work on 'sales progression'

Our sales progression team are the unsung heroes of our estate agency - you will probably only fully appreciate their hard work, understanding and wise council when your sale has been concluded.

Once a buyer has been found, you can confidently rely upon us to progress, coordinate and report to you on a regular basis, help with advice and trust us to assist with your onward plans. Many clients worry about a buyer's survey, chains, mortgage borrowing and proof of funding.

We can also provide assistance with your onward property search even if it is for sale with another agency

Sarah Holgate - Tenterden Office Manager
After qualifying as a bilingual and legal secretary, I started my work life as an insurance broker for the construction industry. I guess this is where my love of architecture and buildings stems from. When my son was 2 years old, we decided to move from Maidstone to Ashford and I had my daughter a couple of years later. Shortly afterwards, in 2005, I started working at Hobbs Parker in the Estate Agents department and was very fortunate to be trained by some of the best valuers, negotiators and surveyors in the industry. I have gained a huge amount of knowledge and experience over many years working here in every department even including a short spell in car auctions! I am now fortunate enough to do the job I most coveted being Head of The Villages - I don't know of many people who can say they love their job but I honestly do, it's a real privilege to help people move and find them their dream home.

    Greg Wood - Director
My career in estate agency began in 2006 landing a job with a large corporate estate agency on their graduate training scheme. Despite the esteem of being a graduate trainee, my daily duties consisted of making tea and coffee (badly), photocopying, envelope stuffing and general admin. In spite of this, I thoroughly enjoyed the challenges that estate agency presented and quickly began to develop my career. After four years I became a Branch Manager, propelling my office to become one of the most successful in the national network. My final few years were as an Area Sales Director, overseeing 8 offices in south east Kent.Following this, In 2014, I joined a national franchise agency network with 90 offices. Working with a fantastic group of business owners, I helped them develop and diversify their businesses and in a number of cases, launch new sales departments. I also dealt with numerous cold start launches as well as various business acquisitions and mergers.Being a local lad, Hobbs Parker was always on my radar and I was delighted to join them in 2018. Working with an outstanding team of people, I spend most of my time bring new property to market, always safe in the knowledge that every client will have an excellent experience. In 2022 I became a Director in Hobbs Parker Estate Agents LLP.

I trained in Estate Agency in Folkestone in the late 1980's and made a move to the lettings side of the business. Whilst training as a Property Manager I attained my ARLA 1 and 2 qualifications and became Residential Lettings Branch Manager for a large lettings agency in Canterbury. I am now a fellow of the Association of Residential Letting Agents and I was delighted to join Hobbs Parker in 2008 to lead the new Residential Lettings business. In the years since then, we have grown to become one of the leading letting agents in the area. I lead a dedicated lettings team and we all take pride in the personal and specialised service we offer.

Bill Lightfoot - Director, Development Consultancy
My grandfather, Robert Guy Hobbs, introduced me to Hobbs Parker when I was two years old, when he sat me next to him on the auctioneer's rostrum, while he sold the cattle at a rattling pace. I was a regular visitor to the auction market and the Hobbs Parker offices from then onwards. I was often put to work helping Polly the tea lady on her rounds, chasing sheep around the market and stuffing envelopes in the post room. Eventually, aged 19, I escaped this cruel world of child labour and with my A levels in my back pocket, went away to study Rural Estate Management at the Royal Agricultural College. Remarkably I graduated and then moved on to live and work in the Yorkshire dales. Too young and foolish to appreciate the stunning beauty of the national park, I did, however, learn from some very straight talking and seasoned professionals and managed, under the strict eye of the RICS, to qualify as a Chartered Surveyor in 1995. Travelling back South again in 1996, I set about designing and building a new house in Brook. I still live there today with the mistakes of my naive architecture, my lovely wife Keeley, my three naughty daughters, three dogs, two cats, pigs, chickens and our old horse Jack. At the same time, I joined Hobbs Parker, although this time I was paid a wage. Not a living wage, nor in fact a minimum wage but a wage none the less! I worked in every conceivable part of the business before finding my natural place in the business of property.Invited into the partnership in 2001, I set about, with the help of some very bright and determined colleagues, building a remarkably successful local estate agency business. Mindful of the great history and reputation of the firm, I have insisted that we treat all of our customers with respect and provide them with sound honest advice. The result is our enviable reputation for professionalism which I am very proud of. Whilst managing the estate agency I have, along the way, with an interest in architecture and planning, specialised in the competitive world of property development. I provide detailed advice to land owners and property developers in all areas of the business including valuation, promotion, sales and purchase, legal agreements and viability assessments. It is a very interesting specialism, not least of all because of the financial sums involved, but also because it is not something that can easily be learnt from books and lectures but really only through gritty experience. All in all my work at Hobbs Parker manages to keep me out of mischief. However, when I am not at work you will find me mostly ferrying the kids here and there, walking the dogs in the hills and woods around Brook, huffing and puffing around the squash courts of Kent and merrily eating and drinking with my friends and family.

    Testimonials from Sellers

    • Seller Testimonial

The team at Hobbs Parker, James Hickman and Sue Savva, marketed a house for me with the inhibition of updating and modernisation which would not encourage a lot of buyers. Over 40 vewings were conducted, culminating with a cash buyer all due to the audience and reach of Hobbs Parker.
    • Seller Testimonial

I must thank all of you at Hobbs Parker for your interest and work in making this happen. I couldn't be more pleased with what you have done.
    • Seller Testimonial

I have bought and sold 3 houses in Wye for myself and my mother, all via Sarah, very ably assisted by Lesley in the office. As I have moved around a lot, I have probably bought and sold more than 12 houses in my life, and Sarah is the only professional estate agent I would recommend. Her knowledge of Wye and the surrounding villages cannot be surpassed.
    • Seller Testimonial

From the first meeting to the sale of the home everything was done efficiently to complete the sale including viewings and assistance from internal staff members. It was also good to be advised and updated of all developments from beginning to end. I was impressed by the efforts of all members of staff involved in the sale.
    • Seller Testimonial

Selling a house is not something you do every day so it is difficult to compare. The agent maintained good contact about developments in the sale and was enthusiastic and friendly The price achieved was about 25% higher than I initially anticipated despite the condition of the property making it difficult to sell. The agent seems to have good contact with serious purchasers. Yes I would use them again.
    • Seller Testimonial

We sold a property through Hobbs Parker that I thought would be quite difficult to value owing to various outbuildings etc. Well I needn't have worried. Being local estate agents I found their knowledge of the market to be very impressive. We decided to sell through them purely on the friendliness and professionalism of the staff that we dealt with. The property was marketed and successfully sold by them. Any issues that were raised during the purchasing process was always dealt with very promptly and professionally. I wouldn't hesitate using them again.
