Buyers Guide to Buying A New Home...

    Buying a new ouse can seem a daunting prospect and we hope this guide will provide a suitable structure to help you get the right property for you.

    Please find below a basic outline of the process but we always happy to elaborate - either call us or pop in for a cup of tea!

    Viewing
    Unless otherwise stated, viewing a Hollis Morgan New Home will be like any other property viewing.
    Call up and we can organise a specific time to meet you on site or at the developments show home.

    Making an offer
    Having identified a suitable property the next stage is to make an offer. Clearly, as agents for the seller our duty is to obtain the best possible price for our client. All offers will be submitted to our clients immediately and we will keep you advised whether or not they are acceptable. If we have an indication from the seller of a new figure which is acceptable you will be promptly informed.

    Reservation
    When a price has been agreed, the likelihood is the developer will request a small reservation fee to take the property off the market and to reserve it.
    This is normally paid to the developer direct and will enable the purchase to begin.

    Solicitors
    After agreeing a sale we will require the details of the legal firm acting for you, as quickly as possible, in order to minimise delays. We have excellent working relationships with many solicitors in the area and are happy to recommend a local firm.

    Typically, the developer will expect you to exchange contracts within 28 days from when the developers solicitor provide the initial paperwork to your solicitor.

    Building Survey
    One of the most popular reasons why buyers prefer to buy a new build property is that there shouldn't be any maintenance issues to worry about so a full building survey probably won't be necessary.
    However, if you require some added piece of mind, we would be happy to put you in touch with some local surveyors who will be able to run through the various options for you.

    Exchange & Completion
    Once everything is in place legally and financially, your solicitor will discuss with you what will be required to exchange.
    This a legally binding agreement where you and the developer are committed to buying and selling the property respectively.

    If the property build is finished, a specific date to complete would have been agreed on exchange.
    However, it is possible that your property hasn't yet been quite finished. If this is the case, then you will complete 'on notice' meaning you will be able to move in as soon as the property is ready.

    Completion Day
    Our client's solicitor will ring us to allow keys to be released as soon as he is in receipt of the total funds and you are free to collect them from our Clifton office.

    1625 Independent People (1625ip) is a charity that works with young people who are homeless, leaving care or at risk of homelessness in Bristol and the South West. As well as providing safe, stable accommodation, we provide practical and emotional support to ensure vulnerable young people can build healthy relationships, develop independent living skills and can access jobs and training, in order to thrive as an independent adult.

    Our mission is to prevent homelessness, keep young people safe and support them to be the best they can be.

    Our vision is a world where all young people have a safe place and trusted adults to turn to and can access the opportunities they need.

    2020 - Charity Review

    Andrew Morgan MBE reports on a memorable year... for all the wrong reasons.

    When I attended a drinks party for "All Aboard" on an idyllic sunny evening in late 2019 and saw people enjoying sailing in Bristol Docks and learned more of the work of this relatively unknown Charity none of us could have foreseen what a devastating year 2020 would turn out to be for us all and especially for the charity sector which relies so heavily on fund raising and donations. "All Aboard" aim is to provide water-based activities to everyone, especially those facing challenging circumstances, those with access needs or disabilities, people on low incomes and people with dementia. It is so rewarding to see the pleasure and sense of achievement on the faces of those people using these facilities, consequently, we were delighted to adopt them as the Hollis Morgan Charity for the year. For obvious reasons we were unable to organise any fundraising events but dedicated ourselves during this difficult time, not only to keep our firm prosperous and our own staff fully employed, but also to be able to make an end of year donation of £5,000 to "All Aboard" from our Buyer's Premiums. I am pleased to say we successfully achieved this.

    All my normal fixed charitable events were postponed until 2021 which was a great disappointment as I always look forward to these regular events in the annual calendar such as the feverishly exciting RWA secret postcard auction, the glamorous Ladies Long Table Lunch held at Penny Brohn, The festive Bristol Zoo's Gala evening as well as many others. 2021 is already promising to be a very busy year as we all work to help to re-build the charitable sector.

    It always leaves me humbled when I see the dedication of so many people working with charities and it is a great pleasure to be able support them by offering our free service as charity auctioneers at their fund raising events.

    Calum Melhuish - Director
    Calum has worked in agency since 2009 joining Hollis Morgan as a sales negotiator in 2012 he quickly progressed to head up the Residential Sales Team and was fundamental in the launch of our New Homes department and became Director of Residential Sales & New Homes in May 2021.

    George joined the Hollis Morgan team as a Sales Negotiator in the Summer of 2016 after graduating from university and hit the ground running!     Danielle joined Hollis Morgan in 2022 seeking a career change and has quickly become a popular and integral part of the residential sales team. Danielle is responsible for viewings and client feedback in both the sales team and the new homes department. 
     
    We say: New to the game but a natural! 

    She says: Agency is completely different to my initial preconceptions - I'm loving it!

      Education: St Kathrines School, Sport and exercise science diploma at Filton College Home: Maisonette in Avonmouth next door to my best friend.

    Karine Cadoret - Reception and Sales
    Originally from France, Karine was brought up on the edge of Brittany, in her beloved city of Nantes. Further to completing a degree in Foreign Languages and Education, Karine moved to Bristol to teach French. She then worked in the airline industry until succumbing to her love for properties. She worked as Senior Letting Negotiator for a couple of Letting Agencies in Clifton until joining Hollis Morgan in September 2017.

    We say - Cool, calm and collected under any circumstances.

    Andrew Morgan MBE
    Andrew is one of the most respected and well known estate agents and auctioneers in Bristol having spent a lifetime in residential agency and on the auction rostrum and is recognised as one of the most experienced provincial auctioneers in the country. His knowledge of property is second to none which is invaluable to one of the fastest growing agencies in the region.

    His love of Bristol and his obvious concern for others has led him to be involved in a huge number of charitable events throughout his career raising thousands of pounds by his entertaining charitable auctions. For this work he was awarded The MBE in The Queen's Birthday Honours in 2013. He is chairman of several charities and is advisor to many others regarding property matters. He is currently actively involved in projects with St Mary Redcliffe church, All Saints Clifton and Clifton Village BID and other organisations in Bristol.

    Oliver Hollis BA Hons
    Olly has worked in Estate Agency since 2003, beginning his career as Andrew's junior negotiator at a local independent firm before moving on to auction assistant and eventually running the sales department. Olly then founded Hollis Morgan with Andrew in 2010. Having been brought up in Clevedon his family moved to Bristol in the early 90's where with his two brothers he attended Clifton College. As a gap year after school he worked as a swimming pool salesman in Oxford before moving to Cardiff to complete a Marketing Degree before moving back to Bristol to start his career in property. 

    We say - Able to cut through the waffle and quickly identify what needs to be done. 

    He Says - I'm listening...you tell me what you want and we will make it happen! Education - Clifton College, University of Life ( briefly! ) University of Cardiff

    Home - Having lived in Clifton for the previous 15 years Olly and his wife Jodie have moved out to Backwell to take on a "wreck" with their daughter Tilly and two Basset Hounds - Bo and Badger!
