    Inspections

    Most importantly, we actually inspect the properties. One of the biggest complaints we hear about other agents is that they don't visit the properties every 3/4 months. This is imperative to keep a track, not necessarily on the living and cleanliness standards of the tenants, but to make sure that your property is in good condition. For example, a simple leak from a boiler overflow pipe can, if left for a long time, cause penetrating damp to the ground floor. We pick up on things like this and get things nipped in the bud before the problems start.

    You will receive PDF reports with photos and details of every inspection carried out, within a few hours of the inspection.

    We also ensure that you are complying with the Licensing Conditions as set out within the Liverpool Landlord Licensing regulations, as well as the Nationwide legislative requirements (smoke alarms, fire escape windows, etc.).

    We are quite a 'techy' company, and run everything through cloud-based systems. Our clients therefore have access to key property details (statements, rent accounts, contact details, inspection details, etc.) via our My Property File which is, for what of a better phrase - really cool.

    We also have a 24/7 maintenance & repairs reporting system for your/our tenants so that no repairs go ignored and also, for your protection as a landlord, for auditing and reporting can be achieved.

    You, as the landlord, can then login to your own profile and see all new, ongoing, and completed repairs, along with photos, descriptions, quotes, & invoices and give your instructions direct to contractors (if you wish - or you can just call us).
