    Survey Department

    RICS Homebuyer Reports and Valuations Reports

    The RICS Homebuyer Report identifies what the surveyor considers as the most important issues that you should be aware of. By applying condition ratings of red, amber and green to the elements of the building, services, garages and outbuildings, etc, our surveyor will tell you whether the defects are serious or urgent. It also includes the surveyor's opinion of market value and reinstatement cost for your insurance purposes.

    You may only require an independent assessment of the property's value and this report includes a limited inspection, similar to a mortgage valuation.

    We also carry out valuation surveys for a variety of other purposes such as commercial valuation, landlord and tenant, marriage value, energy performance certificates, planning advice, feasibility studies etc.

    Olivia (also known as Olive) was born and raised in the beautiful village of Bembridge so has a vast knowledge of Island life. Having successfully worked in different sectors of the Island building up good connections along the way, she fell in love with Estate Agency in 2013. Having taken a couple of years out to raise a family she has now returned to Hose Rhodes Dickson on a part time basis. Olivia has worked in our Ryde, Cowes, Shanklin and now resides back where it all began in Bembridge, although you might see her helping out in any of our East coast based offices! Olivia's passion as a Sales Negotiator is helping to see clients through all stages of buying/ selling property and prides herself on maintaining a healthy relationship with all clients. In her spare time she enjoys spending time down at her beach hut with all the family, paddle boarding or walking along the Islands extensive beaches.

    Katie Foss may be the youngest member of the Bembridge team but brings a wealth of Island knowledge to the village. Growing up on the Island Katie joined the company as a trainee in 2020 and is now an integral part of the sales team. Planning to further her career in the property industry Katie is now in training to become a lister and learning how to value property. She is enthusiastic in all areas of the business and has a specific interest in renovation, she particularly enjoys the transformation of older property and often revisits those projects undertaken by our clients further down the line.
