    Survey Department

    RICS Homebuyer Report and Valuation Reports

    The RICS Homebuyer Report identifies what the surveyor considers as the most important issues that you should be aware of. By applying condition ratings of red, amber and green to the elements of the building, services, garages and outbuildings, etc, our surveyor will tell you whether the defects are serious or urgent. It also includes the surveyor's opinion of market value and reinstatement cost for your insurance purposes.

    You may only require an independent assessment of the property's value and this report includes a limited inspection, similar to a mortgage valuation.

    We also carry out valuation surveys for a variety of other purposes such as commercial valuation, landlord and tenant, marriage value, energy performance certificates, planning advice, feasibility studies etc.

    Educated at Sandown High School, George worked as a kitchen/bedroom designer for 16 years on the Island, followed by 4 years in the financial services sector. This was followed by a time out when he and his wife ran a ski chalet in the French Alps and travelled the world in the summers. He has been with Hose Rhodes Dickson for 15 years in the Newport Office.

    Louise is an experienced sales negotiator and her role includes carrying out viewings, market appraisals, negotiating sales, taking particulars and updating vendors and purchasers on a regular basis.

    Matthew White (Associate Partner)
    Born in Epsom, Surrey Matthew moved to the Island with his family in 1979. Educated at Sandown High School and the IW College subsequently, Matthew joined the estate agency industry in 1988. Cutting his teeth in residential lettings on the Island, Matthew relocated to the mainland, working in Horsham, Southsea and Southampton before returning to the Island to work in 1994 for a corporate letting agent. In 1999 Matthew joined Hose Rhodes Dickson to establish a dedicated lettings department, which now includes the self-catering holidays division Island Holiday Homes. Matthew continues to oversee residential and holiday lettings together with the firm's residential sales office at Ryde.

    Leon Betchley (Branch Lettings Manager)
    Leon advises landlords on the lettings process, including pre-tenancy negotiations, vetting/referencing of potential applicants, arrears monitoring and drafting of legal documentation. He arranges inventory check-in and check-out formalities and negotiates any deposit disputes/claims between landlords and tenants.

    Sam Newnham (Lettings Negotiator)
    Sam's role at Hose Rhodes Dickson Lettings includes market appraisals, taking instructions, advising landlords on the letting process, pre-tenancy negotiations and the vetting and referencing of potential applicants. In addition he advises on the legal aspects of letting, preparing properties for letting, drafting of legal documentation and arranging inventory/check-in formalities.

    Kat has over 12 years estate agency experience on the Island, the last 7 in our Lettings Department in Newport. She has a wealth of property experience and an in-depth knowledge of the associated legal administration.     Terri has recently joined Hose Rhodes Dickson as an Administration Assistant in our Newport Lettings Department. Her daily roles include assisting with the referencing process for new applications, credit checks and preparing contracts for landlords and tenants.

    Marcus Waldron (Partner)
    Marcus has been the forefront of estate agency for over 30 years, and is one of the most experienced agents on the Island, having dealt with all types of property from apartments through to manor houses. He has extensive knowledge of the Island, having operated in the majority of towns and villages before opening his own business in the village of Bembridge in 1990, and subsequently expanding into Ryde. After running his business for five years, Marcus became a partner with Hose Rhodes Dickson, and is now based in Newport from where he heads Country Homes and covers the whole Island in conjunction with the other offices.

    Jasmin has always had a keen interest in property having previously trained in interior design in Jersey where she grew up. She has worked in estate agency since moving to the Island and prides herself on delivering excellent customer service.

    Mark Rhodes (Partner)
    Mark was born in Sheffield, and moved to the Isle of Wight with his parents in 1962 when they bought a hotel. Mark was educated on the Island in the main, but also studied in Southampton. He qualified as a Chartered Surveyor and is now a Fellow of the RICS. Along with Jeff Hose, he founded what has now become Hose Rhodes Dickson in 1990. His current role within the firm is mainly in the commercial field, with a strong interest in energy conservation and construction matters. Mark's interests include classic boats and good food. He has been chairman of the Ventnor Regeneration Forum, Secretary of the County Club in Newport, and is currently a school governor.

    Stephen Savage (Chartered Surveyor)
    Stephen qualified for the Royal Institution of Chartered Surveyors (RICS) professional membership programme after 10 years in a related property industry. He sat the professional board of the Royal Institution of Chartered Surveyors (RICS) in London, in 2009, to become a fully Chartered member. Stephen specialises in Environmental Law, Applied/Statutory Valuations and Building Pathology and further qualifications include: Licenced energy assessor for residential/commercial buildings and RICS Registered Valuer. He is also a 'panel surveyor' for large commercial/residential lenders
