    TENANTS

    We understand that our reputation is only as strong as the tenants we provide, that's why we ensure that we will only provide you with the very best of tenants. We do not entertain tenant on Housing benefit, sharers or students. We only rent to tenants who are in full time employment who have sufficient affordability. On our first contact with perspective tenants we qualify their suitability to rent your property via a rigorous registration process ensuring we are not wasting your time with the wrong people.

    REFERENCING

    Each tenant aged 18 or above that will be residing in your property will be referenced and placed on the tenancy agreement, this is good practice and unfortunately not an attitude adopted by every agent. Our referencing process is extensive and thorough, tenants MUST pass each aspect of referencing in order to proceed with the successful rental of a property. We provide credit referencing, employment referencing and previous landlords referencing (where applicable ) on each and every tenant.

    RENT GUARANTEE POLICY

    Once a tenant has successfully passed referencing on our managed services we include and provide a rent guarantee policy for the first fixed term of the agreement. This policy covers you for a maximum of 5 month's rent payment should the tenant still be living in the property and not paying rent. This policy will also cover all legal costs should your tenant need to be evicted for non-payment of rent.

    INVENTORY, CHECK IN & CHECK OUT

    Provided on our managed services and included in your fees, an independent photographic inventory or schedule of condition is provided, this is essential to protect the condition of your property from any aspects or instances of unfair wear and tear during the tenancy. A check in is provided by the independent body on the day the tenants move in which they sign to accept the condition they receive the property in. Our check out service is provided by the same inventory clerk and check in clerk which promotes consistency throughout the tenancy and gives us the best chance of securing any deductions from tenants deposit if necessary.

    DEPOSIT REGISTRATION

    We insist on a minimum deposit of one and a half months rent on every tenancy this security bond is larger than most other agents request from tenants, we do this for the protection of your property. On our managed services we register this deposit for you and mediate the release of the deposit at the end of the tenancy.

    REGULAR INSPECTIONS

    We provide regular property inspections on our fully managed service level, the first inspection takes place in the first four weeks of the tenancy and inspections follow every 12 weeks throughout the life of the tenancy. The most regular inspections that we are aware of. You receive a detailed report every time we visit your property. Keeping you in the loop and giving you peace of mind regarding the condition of your home.

    RENT COLLECTION AND RENT PAYMENT

    Rent collection and rent payment to you is our responsibility our accounts are done regularly so you never have to wait long for the rent to hit your account once we have collected it.

    MAINTENANCE

    Dependant on which service level you choose, we can offer to administer the maintenance of the property throughout the tenancy offering you the chance to relax knowing that every aspect of your rental is being taken care of. We identify if the cost is landlord cost before giving our reputable and local contractors authority to resolve the issue. We only have authority to have work carried out up to a prearranged value giving you confidence that we won't be spending unnecessarily.

    NOTICES

    When the time is right and you wish for the tenants to move on for whatever reason we serve the relevant legal notices on your behalf.

    No doubt your search for rental property has been a frustrating one, contacting agent after agent and being told a property you have just seen online is no longer available or receiving a phone call 10 minutes before you are due to view a property only to be told the appointment is cancelled as the property has been rented to someone else!

    We appreciate that this all can be very discouraging and the situation all feels very unfair.

    At Household we try to keep the property finding process as fair as possible for all tenants who are viewing through us.

    We do not take reservation fees on viewings or operate on a first comes first serve basis.

    Who the property is rented too is totally the landlords decision and if you have viewed a property via HOUSEHOLD you will have the chance to have your interest considered by the landlord.

    The fast paced nature of the market does mean that you cannot hesitate but we are on hand to guide you through the viewing and offer process.

    Our referencing fees are very competitive £125 plus vat per person aged 18 or above

    £50 Plus vat for a guarantor

    You will be required to pay one and a half months rent as a deposit and one month's rent in advance on or before the day that you move in.

    The only additional cost that you will have to pay is a £50 plus vat inventory and check in fee.

    Peter Norman
    Founder Director Peter set up the lettings and property management department in 2002 and to this day still has an active involvement. Peter currently looks after the accounting side of the department and overlooks the day to day running of the property management arm of the business, alongside the new homes and acquisitions for the Company. A keen golfer and supporter of Luton Town FC Peter is married with two grown up children.

    Adam has worked for Household since 2003 and has worked his way through the ranks to now be a senior member of the team. Adams role is varied from day to day and currently overlooks all departments assisting Simon in the running of all sales departments. Adam also has extensive experience within the Lettings department. Adam was born and still lives locally. A keen football supporter of Tottenham Hotspur.

    Jackie started her employment with Household in 1993. Therefore Jackie's experience of the company is second to none. Jackie initially worked as a secretary within the company and joined Peter Norman in setting up the Letting and Property management department in 2002.       Adam James - Area Manager - Adam joined the team in 2003 as a trainee sales negotiator. Over the years Adams understanding and interests in the industry drove him to overseeing the rental side of the business as Letting Manager. In 2016 Adam took the opportunity to further progress his career and look after the marketing aspects across all three of our branches.

He then came to the Luton team looking to progress as a Senior Sales Negotiator in 2015 adding valuations to his bow.
