PROSPECTIVE TENANTS FEES
HOLDING DEPOSIT A refundable holding deposit to reserve the property, capped at one weeks rent (Condition's as per Tenants Fee Ban Act 2019)
COMPANY APPLICATIONS A non-returnable fee of £250.00 + VAT is payable in respect of company applications.
DEPOSIT We require 5 weeks rent to be held as a deposit. This is returnable at the end of the tenancy provided the terms of the Tenancy Agreement have been complied with.
CHANGES TO TENANCY During the tenancy, should a tenant request a change (for example change of name, tenant, etc) then this will be charged at £50 (inc VAT) per change.
TENANT REFERENCE REQUEST Should a tenant require IPS to provide a landlord's reference, then this will be charged at £50 + VAT per tenant.
EARLY RELEASE FEE Should a tenant request to terminate their tenancy (outside of the allowed tenancy period) and with the landlord's agreement then IPS will charge £150 + VAT per property.
REFERENCES We use a professional referencing agency. Each applicant, including any guarantor or company will be required to complete a reference/application form.The reference and application will not proceed until pay ment of the reference and administration fee has been received.A series of enquiries will be made about each applicant by the referencing agency and these will include confirmation of status from the following: Current Landlord,employers, bank/building society, Accountant if self employed, electoral roll, credit reference database including county court judgments, tenant's database. If you have any doubts about the result of any reference enquiry being satisfactory, we advise you to disclose this at the application stage.

INITIAL PAYMENT The reference and administration fee must be paid prior to referencing forms being submitted.The first months rent, and the deposit must be received by IPS in full in cleared funds before we can check you into the property. If you pay by cheque, this must be received seven working days before the commencement of the tenancy.
FUTURE PAYMENTS OF RENT All rental payments are required monthly in advance of the due date.A bank standing order form will be provided for payments by this method. Please ensure that your bank details are completed correctly and that the form is signed and returned to IPS. Unless otherwise stated, all payments are to be made payable to IPS.
INSURANCE The landlord is responsible for the insurance of the buildings and any contents they own.We recommened that you have your own contents insurance for your belongings. IPS can provide you with information about tenants contents insurance under which various levels of cover are available, including the landlord's items against accidental damage by the tenant. Please ask for details.
INVENTORY A detailed inventory, which will also include a Note of Condition as applicable, will be prepared for your signature at the time the tenancy commences.This will be agreed with you when you are checked into the property and checked again when you vacate it.This is important in connection with regard to the return of your deposit.The landlord will also sign an identical copy of this document.
KEYS One set of keys to the main entrance door will be provided for each adult tenant.You are not permitted to cut new keys or change locks to the property without the permission of IPS or the Landlord. Please advise us immediately if the keys are lost or you believe that some unauthorized person has come into possession of them. Alll Keys must be surrendered when you leave the property.
UTILITIES Meter readings will be taken when we check you into or out of a property. IPS will write to the local authority in respect of Council Tax, the relevant water authorities and gas and electricity suppliers.Tenants must not change any utility supplier without informing IPS. We will need the full contact details for the new supplier and your customer reference number.
DAMAGES Accidents and repairs, damage to the property or repairs required, must be reported immediately to IPS who will take the appropriate action.We endeavor to undertake repairs quickly with the least inconvenience to you as possible. Please understand the difficulties that we sometimes experience with contractors particularly certain times of the year, for example holiday time or during adverse weather conditions.
PROPERTY VISITS If the property is to be under the management of IPS, we will visit subject to prior arrangement with you approximately every three months and report back to the landlord.
