    Finding the right estate agent is personal.  You are essentially inviting them into your home, allowing them access to it and letting them bring strangers round.  It all comes down to trust.  Can I trust this person and firm to look after my home and respect my belongings?  Can I trust them to sell my largest asset?  Can I approach them at any time of day and they be themselves and remember who I am and be able to pick up where we left off?  

    You are right to do your homework, to take the time to research each company. So who are we?

    JP Harll was opened in October 2013 by Carol and Charlotte.  A mother and daughter duo, who are both in the office, running the show. JP Harll is Granny's name (Carol's mum).   It would have been too egotistical to go by our surnames and it wouldn't have felt personal enough to go by anything else.  

    JP Harll is a stand alone business and we are proud to have won some awards along the way, but for us the most important thing for us personal recommendations.  We have worked with many families selling lots of different types of properties and moving them locally and much further afield.

    A successful sale of your property is when you achieve the best possible price, in a time-frame that suits you.  

    The selling journey starts right at the beginning of our business relationship, when James comes to meet you and has a look around your home.

    He will share with you his 'homework' and why he has placed your home's marketing price where he has on the property price ladder. James also takes into account other properties currently on the market, ones that have recently completed their sales and others more historically within the same area, their varying sizes, condition and attributes, current market conditions and the speed in which you need to secure your sale.

    Over pricing is a recipe that leads ultimately to disappointment, a delayed sales agreement and even down valuation by the Mortgage Lender's Chartered Surveyor. Therefore an honest assessment of your home is required with reliable marketing advice. 

    If James feels that your home would benefit from staging, de-cluttering, or even small works that would then enable you to raise your asking price, he will advise you in a sensitive and tactful manner. After all, if a few tweaks here and there help you sell your property quicker and for a higher price, then you would want to know, wouldn't you?

    Your journey starts here.

    Fail to prepare, prepare to fail!

    See your local independent, mortgage advisor.  A meeting with them will ensure that you know exactly how much you can borrow and how much it is going to cost you per month. They can often suggest local solicitors that they work with too and get you a quote for them too.

    If you need to sell your own home, now is the time to have a valuation done by an estate agent.  Do any works that your agent advises you to, in order to achieve the best price possible.  You also want to discuss timescales with them at this appointment.  When can you physically move out/in and when you can't?  

    You may at this stage want to start looking at new homes, but without having your property on the market, nobody will take you seriously.  Would you want to show someone round your home who is just 'thinking about it'?  Absolutely not!  

    Prepare your home for photos and the virtual tour!  The more you are able to make your home look like a show-house the better!  Nobody really lives like this, but your agent wants to be able to show off your home and really make it look its best, in order to sell your property quickly and for the most money. 

    If your home doesn't sell in the first few weeks, you're probably not going to get your asking price, so please keep that in mind.

    The Directors of JP Harll Ltd are also shareholders in IFO Financial Options (Selby) Ltd.  

    Being a family business, the ladies work in the estate agency and the guys work in financial services and we all share the 'business' home at 24 Finkle Street, Selby. 

    Having said this, the two businesses are run and operate completely separately. 

    You can use the estate agency services without the financial services and vice versa. Though they do complement each other perfectly and the financial advisers support the estate agency staff in qualifying offers when necessary. 

    They offer 'independent' (meaning they are not tied to one company), 'whole of market' (meaning they are not tied to a select panel of lenders i.e. they offer mortgages from the 'whole of the market') and, they do not charge broker fees - so don't throw away £400+ for no good reason!

      f I could rate the team higher I really would. After trying to sell my home through another local estate agent for 8 months in total despair I went on the search for another estate agent.... Thank goodness for JP Harll and the amazing staff. 

      From the moment I spoke with Carol I knew I should have done my research 8 months earlier and spoken to them initially. However, I had taken the 'easy' option and used the agent who had been managing the rental of my property for the last 4 years while I was working away. 

      Speaking to Carol and the team was like dealing with people I had known for years, they are all lovely. Approachable, professional, knowledgeable and experienced. 

      The team had viewed my property and researched the area within 24 hours of my initial call. The advice on a reasonable sale price (with rationale to how they had arrived at this) and how we could market the property was spot on, I sold my home in less than 3 weeks. 

      From moving estate agents to completion took just over 2 months (over Christmas), amazing. Throughout this time I was kept up to date with progress and as commented within other reviews below they did all the chasing of my solicitors, the buyers and their solicitors which was great....Especially as I work full time and sometimes taking time out to do the chasing is not possible. 

      JP Harll really do go above and beyond. When doing the detailed research in preparation for sale, they advised me I was in the wrong Council Tax Band. I had owned the property for 9 years and was not aware. I had rented out my home and tried to sell my property through another local estate agent and was none the wiser until Carol did the initial assessment for the introduction for sale through JP Harll. 

      The refund I received for the years of over payments helped to cover costs incurred in selling / buying a home. But also helped my buyer by ensuring they did not overpay like I did! 

      I have and will continue to recommend JP Harll,
