As we've dealt with and overseen the sales of many properties we have itemised a brief list of top tips for you to consider when selling or preparing to sell your property...

First impressions count

The presentation of your home both inside and out is vital. Tidy up your garden(s) and perhaps add a fresh coat of paint to your front door and walls if required. We can arrange one of our local tradesmen to contact you should you wish.
Make the inside of your home as clutter free as possible. Kitchens are a major selling point so make sure it's clean and tidy. If you have a particularly sunny spot in your garden make it as attractive as possible with a table and chairs or a couple of potted plants.

Access matters

People like to view a property at a time that is convenient to them. Give us a set of keys and we would be happy to organise accompanied viewings if you are not available to do so yourself.

Keep an open mind

You don't have to accept the first offer that comes along - discuss it with us to find out whether we think that a better offer can be received by holding off. On the other hand think about what criteria might prompt you to consider offers, such as cash buyers or chain-free buyers they may save you money in the long run.

Be prepared to negotiate

Your home may be perfect for a first time buyer so perhaps offer to leave some furniture, curtains or soft furnishings. A survey may reveal necessary repairs that may affect the price so we recommend having any repairs rectified in advance. We are happy to assist you and can recommend one of our local tradesmen.

Be prepared to move

Make sure that you have legal representation (see our conveyancing service for details if you don't have a conveyancing company in mind) so that you can move to the stage of exchanging contracts and setting a completion date as quickly as possible.

Be legal

An EPC (Energy Performance Certificate) is necessary before your property can be advertised for sale. We can arrange this for you.

Lettings

We have many years of experience in letting properties throughout Lancashire and surrounding areas. Our vast experience helps us to ensure that a suitable tenant is found as quickly as possible and you get the right price (pcm) for your property.
How do you find and select a tenant?

We have a database of potential tenants whose requirements are stored to ensure properties are suitable for them. When a property becomes available to let, we contact the relevant potential tenants and inform them of the availability. We constantly gather the information of potential tenants via enquiries and registrations from channels such as our website, Rightmove, social media platforms and those who visit the office.
The time taken to arrange a tenant varies depending on market conditions but in our experience it is usually approximately 4 weeks. The applicants may then have to give notice at their current property for 1 month.

The selection of the tenant is one of the most important parts of letting a property. We will make all reasonable enquiries including credit and reference checks on prospective tenants so that you have a reliable tenant. We will also ensure that we carry out relevant immigration searches in line with the recent law changes (February 2016).
