    Founded by brothers James & Dean Honeycutt in 2005 with a mission to create an agent with a difference, JamesDean have developed a new breed of estate agency. Prior to our visit our valuers will prepare a variety of  information to clearly demonstrate where you should be pitching your asking price.  In arriving at this figure we will consider recent sales in  your area, current competition, market conditions and demand.

    RECEIVING OFFERS

    Over the years JamesDean have successfully negotiated on hundreds of  property sales. We will check chains, time frames and financial positions (using  our local IFA's) to ensure that any potential buyers are ready, willing and able to  complete on the sale.

    ACCEPTING AN OFFER & INSTRUCTING A SOLICITOR

    Once you are happy to accept an offer we will need your solicitor details. It is always more beneficial to instruct a solicitor that we recommend  and have a good relationship with. If needed we can arrange a competitive quotation for you. After your solicitor has been instructed we will  issue all the relevant sales letters and memorandum of sale to all parties involved detailing the price agreed and any other special conditions.
    Your solicitor will then send out draft documents to your buyers solicitor who will then carry out all necessary enquiries.

    SALES PROGRESSION
    We will liaise with the solicitors involved and keep you informed every step of the way. This is the stage where a well experienced agent is  important to iron out any issues that may arise and take any stress away from you.
    We will also liaise with organising any necessary surveys.

    EXCHANGE OF CONTRACTS

    Exchange of contracts can occur once the solicitors have received all the documents, searches and signed contracts required. At this stage the  buyer will pay the solicitor a deposit normally 10%.  
    A completion date that suits all parties will be agreed at this stage.
    Once contracts are exchanged the buyer is then legally bound to buy your property.

    COMPLETION DAY

    On the day of completion once funds have been received by the solicitor the agent will be  given authority to release keys.
    Prior to this you should make arrangements with your  agent for the handover of keys.
    Remember to re-direct your post and take meter readings before you leave.  Some helpful  notes to the new owner may also be beneficial to help them settle in.
