    Why Should A Landlord Seek Out An ARLA Member?

    Probity and Protection - ARLA leads the industry in setting and regulating the highest standards in the industry and demands certain levels of professionalism and commitment to customer service from its membership.

    ARLA members are required to work within a robust Code of Practice, which covers the key stages in letting and managing a property. There are comprehensive membership Byelaws which include compliance with such issues as handling and accounting for Clients' money; the mandatory ARLA Client Money Protection Scheme; Professional Indemnity Insurance; Dealing with Complaints and Disciplinary Procedures.

    ARLA members are required to employ a minimum of at least one member of staff, in any office, who holds a suitable industry qualification, recognised by the Association. At Jigsaw Letting out of our nine members of staff - four are ARLA qualified with two additional staff members studying towards the exams later in 2013.

    Key Tenant Information

    Our friendly and helpful staff are available to guide you through the renting process and help to take the pressure off finding your new home.

    During your let if you have any questions at all please contact one of our team who will be very happy to help and advise you.

    Viewing

    Having identified prospective properties, Jigsaw Letting will arrange for you to view the properties. These will be arranged at a time to suit you, which could be in evenings or week-ends, subject of course, to the Landlords/tenants permission. Viewings can be accompanied by a team member from Jigsaw Letting, who will be able to provide immediate advice and answer any questions you may have.

    Application

    Having selected a property, we need you to complete a written application form to apply to rent the property. In addition to this a fee of £100.00 which is a holding fee to secure the property subject to contract is taken whilst carrying out full referencing. Please note, the £100.00 holding fee is deductible from the first month's rent. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.

    Referencing Fee

    On application Jigsaw Letting charge a referencing fee to cover referencing costs and credit checks. This may vary in certain circumstances as if you are a current tenant of Jigsaw Letting we do offer this at a very competitive rate - please contact staff for details. If you are a new applicant to Jigsaw Letting the referencing fees are as follows; £100 plus VAT at 20% =£120 for the first adult, each additional adult to pay £50 plus VAT at 20% = £60 referencing fee, which is a one off, non-refundable payment. On referencing requirements being satisfied by you as an applicant we will then prepare the Assured Shorthold Tenancy Agreement and legal notices, carry out the inventory check-in, and all other administration to start the tenancy. As we are ARLA licensed and are fully transparent as long as the details of the tenancy remain the same for the duration of the tenancy agreement these costs are a one off payment and we will not charge any renewal fees.

    We will require the following references (per applicant):

    • Bank statements - 2 recent months will be required, ensuring that the statements show clearly your name, banks name and overdraft facility, if applicable
    • Payslips (if applicable) - 2 recent months will be required. Please note, if you are paid weekly, we will require 8 recent payslips
    • Photo ID - This can be any form of identification with your photo and your name (ie. your passport or driving license)
    • Character reference - Please ask a friend/neighbour/ person with good standing within the community to write you a character reference. They need to have known you for at least 3 years and they cannot be related to you. They should write a short letter, saying how long they have known you, in what capacity and that you are of good character. They should also include their full name, address and contact number. They can send the letter by fax, email or post

    Any other information we will require: (E.g. Guarantor)

    While we wait for your references to be received, we will carry out the following:

    • Work reference - Please ensure you have provided us with the relevant contact information for your work on your application form
    • Previous landlord reference (if applicable) - Please ensure you have provided us with the relevant contact information for your current/previous landlord on your application form
    • Credit check - Please ensure you have provided us with your address history for the last 3 years (including postcodes) on your application form

    References

    Jigsaw Letting will take references in house on behalf of the landlord. This will include your employer, any former landlords, character reference, current banks statement and pay slips, copy of ID, passport or driving licence. In addition a credit check will be undertaken. This is all completed in-house by the Jigsaw Letting team.

    Where a tenant is unable to meet the required references or credit checks, or is under 25 years of age the tenant in certain circumstances may be able to have a Guarantor agreement to underwrite any rent liabilities.

    Once you are fully referenced, we will contact you to arrange a provisional moving in date. Please be aware that this date is Subject To Contract and may change. For this reason we advise you to take this into account when booking time off work, deliveries, removal vans etc.

    We will arrange to meet you at the property, where you will sign your tenancy agreements, schedule of condition and inventory, pay the remaining monies (this will be your first month's rent, less the £100 holding fee and your bond) and receive the keys. Jigsaw Letting will then deposit your bond with the DPS, as in line with current regulations. Please note, if you have a guarantor, they will need to attend the appointment at the property with you to sign their guarantor agreement.

    Please note, a member of staff will discuss all of the above information with you in full at the time of application.

    Deposit/Bond

    A deposit/bond is required prior to occupation. In line with legislation introduced in April 2007 all deposits being paid by a tenant for an Assured Shorthold Tenancy must be registered with a recognised deposit protection scheme within 30 days. Where appropriate, Jigsaw Letting will register the deposit on your behalf. This is normally equal to one month's rent plus £50.00, but may vary.

    The deposit is held to cover your obligations under the tenancy agreement including any breakages, damage, or other tenant liabilities. At the end of the tenancy Jigsaw Letting will check the property and assess any damages and deductions due, (if any). Once the check-out has been conducted, the money will be returned to your account, less any agreed deductions (if any). This typically takes 14 working days and generally no more than 28 days.

    Keys

    Unless specific instructions are given by your landlord, keys should be taken to your local Jigsaw Letting office in Selby. Please ensure all sets of keys are returned as failure to do so could incur extra costs. Please note that you will be liable for rent on a daily basis until the keys are returned.

    Rent

    Rents are normally quoted on a per calendar month basis. In addition, you as the tenant are normally responsible for all utility bills and council tax.

    Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the Jigsaw Letting Client Account, monthly in advance, with the first month's rent due before taking occupation of the premises. Generally rent is paid by a standing order mandate and should leave your account three days prior to the rental due date in order to be in the recipients account on the due date (the due date is typically, although not always, the date on which you moved in). Any problems with late rental payments should be conveyed to Jigsaw Letting immediately. Arrears letters will be issued if rent remains outstanding beyond seven days after it was due.

    Upon vacating the property you must remember to contact your bank directly to cancel your standing order once the last rental payment has left your account.
