    When renting a property a tenant has many obligations, from making sure that their rent is always paid on time and in full, to notifying the landlord or agent of any maintenance issues that arise as soon as possible to minimise the damage it could potential cause. We expect all of our tenants to make sure that our properties are kept to a good standard, well ventilated and that basic maintenance i.e. replacing light bulbs, keeping waste pipes un-blocked and checking fuses are all kept on top of. In return we are always on hand to assist our tenants personally & have an excellent team of experienced tradesmen on call for the unfortunate times when someone more qualified is required.

Clearing kitchen work surfaces and cooking utensils can give a spacious feel and provides a great excuse for you to eat out! Try and make rooms look as bright and light as possible. The right temperature is also important a cold room can be uninviting and a prospective buyer may feel an unbearably hot conservatory uninhabitable. Smells of pets or stale cooking can also be off putting. Open fires in winter, windows open in summer, fresh flowers and coffee can all help to achieve an early sale. Baked bread or hiding the kids in the car boot could be construed as taking things a little too far!

What seems to be a cheap fix can often cost you more! In some cases it has resulted in the loss of the sale! From experience if you pay a little more you will usually get a good solicitor who is helpful and contactable when you really need them.

      If you are getting a mortgage on the property as most tend to do, before your mortgage provider lends on the property they will need to carry out a mortgage valuation in order to protect their investment by ensuring that you are not paying over the odds. As purchasing a property is often the biggest thing you will ever spend your hard-earned cash on, you may wish to instruct a Home Buyer Report or Buildings Survey in addition to the mortgage valuation. These are often not a necessity but do provide you with a more in-depth report.

      Exchange & Completion
      Once both the buyers and sellers solicitors are satisfied, having collated all the necessary information and completed all the searches, you will exchange contracts. This makes the contracts legally binding on both sides. Before you can exchange you will need to have your deposit with you solicitor. At exchange of contracts your solicitor will have agreed a suitable completion date. Completion is the final stage and once funds are cleared on that day you are ready to move. The seller's solicitor will contact us once this is done and we will phone you to let you know you can collect your keys.
